Demolition permits filed to level the former Rite Aid and 2 other empty storefronts on Avenue D

On Monday, we reported that the Rite Aid on Avenue D has relocated one block to the north.

DNAinfo pointed out yesterday that there are now permits on file with the city to demolish the one-story storefronts at 79-89 Avenue D between East Sixth Street and East Seventh Street.

As previously noted, a 12-story building with a total of 96,038 square feet (7,868 of them for the retail component) will rise here. There are 108 dwelling units in the works. A spokesperson for L+M Development Partners confirmed to DNAinfo that the building will also feature some inclusionary housing.

Rite Aid relocates ahead of new development on Avenue D



The Rite Aid on Avenue D between East Sixth Street and East Seventh Street relocated late last week...



...just one block north to the vacant retail space in the Arabella 101 building...





The move is to make way for a 12-story mixed-use building ... three one-level storefronts will need to be demolished: the Rite Aid and the long-vacant laundromat and Shady's pizza...



The approved permits on file with the city show a building with a total of 96,038 square feet (7,868 of them for the retail component). There are 108 dwelling units listed. The Real Deal reported in May 2014 that L&M Development Partners could build to 96,400 square feet with an inclusionary housing bonus.

L&M Development Partners, one of the groups involved in the Essex Crossing development at the former Seward Park urban renewal site, bought the three parcels of 79-89 Avenue D in 2014 for $12.5 million.

We have not seen any renderings for the new building just yet. GF55 Partners, whose area work includes Jupiter 21 and 48 Bond, are the architects of record.

[UPDATED] 7-Eleven in talks to open store in retail space at Arabella 101 on Avenue D



The retail space at Arabella 101, the rental building that sits atop the new Lower Eastside Girls Club on Avenue D between Seventh Street and Eighth Street, remains empty.

However, word is that The Dermot Company, developer and manager of the 12-story residential building, is in discussions to bring 7-Eleven to one of the available spaces.

According to a retail listing at Newmark Grubb Knight Frank, there is 5,000 square feet available.



The listing shows that "ideal uses" include "quick-serve restaurants, discount retailers, medical, pharmacy, laundromats and salons."

We hear that the Girls Club and some members of the Avenue D community are concerned — they thought that they had a solid agreement with the Dermot Company not to bring fast-food and chain stores into the building.

Meanwhile, at East 11th Street and Avenue A, members of the community and the No 7-Eleven group continue to hold weekly "No 7-Eleven" rallies outside the store that opened last October.

Arabella 101 began leasing in July 2012.

Updated 12:10 p.m.
A representative for The Dermot Company contacted us, stating "the deal is not moving forward with 7-Eleven."

Also, according to the Dermont spokesperson, the condo documents prevent them from leasing to national fast-food chains ... (other types of chain retain are apparently OK) ... The spokesperson also acknowledged the restriction that they are not permitted to seek stores/retailers who sell alcohol for off-site consumption.

From the inbox: Developer says Arabella 101 85% leased on Avenue D

The Dermot Company, developer and manager of the 12-story residential building, Arabella 101 [at 101 Avenue D], is pleased to announce that the building is now 85% leased. This marks another milestone for the Alphabet City residence, which just launched less than two months ago, and recently unveiled its landscaped roof deck.

Arabella 101 includes a mix of studio and one-bedroom apartments on the building’s upper nine floors, containing expansive windows, designer bathrooms, bamboo flooring, tenant-controlled air conditioning and heat, video intercoms and generous closet space.

A virtual doorman, game room, fully-equipped gym, laundry facilities, and bike storage are part of the amenity package offered to all residents. Residents also have access to the landscaped roof deck which offers picturesque views of lower Manhattan and the East River, and contains a grill, plentiful seating and a plethora of year-round plantings.

Remaining rents start at $2,400 per month for studios and $2,950 per month for one-bedrooms.

In less than two months since The Dermot Company announced the launch of leasing at Arabella 101, the 12-story building is 50% leased. The Alphabet City residence has also introduced its landscaped roof deck complete with a working grill, plentiful seating and year-round plantings. Designed by Cutsogeourge Tooman & Allen Architects, Arabella 101 is on track to receive LEED Gold certification by the U.S. Green Building Council.

Here's Arabella 101 on Avenue D


The Post yesterday noted the arrival of Arabella 101, the rental building that sits atop the new Lower Eastside Girls Club on Avenue D between Seventh Street and Eighth Street.

And the leasing office opens next week. Arabella 101 has 78 apartments (half of which are market-rate, the other half affordable).

Per the Post:

"Starting prices [for market-rate units] are about $2,500 for a studio, $2,900 for one-bedrooms," says Drew Spitler, director of development for the Dermot Company, Arabella 101’s developer. "And they're going up from there."

And the Arabella website has more details on the units... as well as the amenities like gym and roof deck...

As we understand it, the Girls Club space is 30,000 square feet... while the residential portion of the building is 50,000 square feet. The main entrance into the Club will be on East Eighth Street while their cafe-bakery will have an entrance on Seventh Street, per Girls Club executive director Lyn Pentecost.

And the Girls Club is not developing or managing the residential component of the project, according to their website.
