Ben Shaoul's 100 Avenue A ready for tours



And over at 100 Avenue A between East Sixth Street and East Seventh Street, Ben Shaoul's incoming condoplex is starting to finally look like a residential building.

Which may by why the property is now open for tours (let's see who responded to the building's naked lady marketing motif!) with broker Ryan Serhant...

Send a salami to your boy next door in the condo



The branding is up on the plywood, as Curbed noted, on East Houston between Orchard and Ludlow ... where Ben Shaoul is dropping in an 11-story condoplex with an Equinox Fitness in the retail space.

In total here at 196 Orchard St., there will be 94 units — studios to three-bedroomers ... with pricing starting at just under $1 million and measuring from 555 square feet.

And as BoweryBoogie pointed out yesterday, the sales messaging relies upon next-door neighbor (and air rights seller) Katz's...

And BoweryBoogie brought this up: "How long before these future tenants start bitching about the smells emanating from the kitchen of Katz’s?" The air was resplendent (or whatever) with the delicious smell of pastrami last evening while taking these photos on Orchard. (Note to self: Pastrami-Proof© Windows?) One former resident of The Ludlow wrote some years back how much she won't miss the "smell of pickles from Katz [sic] Deli that I am forced to inhale when walking home every day."

$1 million will get you a studio at Ben Shaoul's new East Houston Street condoplex



The pricing for Ben Shaoul's incoming condoplex on East Houston and Orchard Street (the official address is 196 Orchard) is now available.

The Real Deal had the scoop yesterday:

Prices at Ben Shaoul’s new Katz Deli-adjacent condominium, designed by Ismael Levya Architects, will start at just under $1 million for studio apartments and $1.23 million for one-bedroom units, the developer tells The Real Deal.

With studio sizes starting at 555 square feet and one-bedroom homes starting at 655 square feet, that pegs the starting price per square foot above $1,800. The total blended price per square foot is likely to top $2,000 a foot, however.

And the latest rendering of the building, which will include an Equinox in the retail space, looks like...



The property on East Houston between Ludlow and Orchard previously housed a single row of storefronts, including Ray's Pizza, Bereket and Lobster Joint.

Meantime, no word yet if Ben will choose a naked-lady motif to sell the units like he is over at 100 Avenue A, where the residences will range in price from $1.3 million to $2.3 million.

While the units are more expensive here, you'll save money by joining Blink Fitness, the $25-amonth club that is taking the retail space in the building between East Sixth Street and East Seventh Street.

Someone threw black paint bombs at the naked women condo ad along 100 Avenue A



An EVG reader notes that last night, someone (vandal? folk hero?) tossed a few black paint bombs at the naked-women-clad plywood at 100 Avenue A between East Sixth Street and East Seventh Street...



... where developer Ben Shaoul is putting in a 6 8-floor condoplex where prices will range from the high $1,000s per square foot to north of $2,000 per square foot.

Perhaps these real paint bombs are fitting to the whole marketing concept. Broker Ryan Servant recently explained the campaign this way on Instagram:

This is a real model, with real paint. This is my team, my developers, my clients, my friends, my family, my fans. This is for everyone who sells something who does it differently. This is for the kids who wear clothes other kids won't or don't. This is for the the Dad who goes back to school to make his kids proud. Part of the former Alphabets storefront will serve as sales office for Ben Shaoul's 100 Avenue A



Workers have been renovating the storefront at 115 Avenue A near East Seventh Street.

According to a tipster (and confirmed with the contractor), the space will house the sales office for developer Ben Shaoul's condos going up nearby at 100 Avenue A.

The residences at the new 6-story 8-story building will start at $1.3 million.

The previous tenant at No. 115, the gift shop Alphabets, closed here in in February 2014, merging with their newly opened location at 64 Avenue A between East Fifth Street and East Fourth Street.

The retail space at Ben Shaoul's 100 Avenue A is available for $24.5 million; plus, naked model marketing clarification!

The retail space at developer Ben Shaoul's in-progress new building is now on the market.

Cushman & Wakefield has the listing:

A retail interest at the base of a newly developed eight-story, luxury condo building designed by Issac & Stern located on the east side of Avenue A between East 6th and East 7th Streets. The retail is long term leased to Blink Fitness for 15 years with two (2) five (5) year options. Blink Fitness has over 38 locations in the NYC Metro area and is an affiliate of Equinox Holdings, who’s long term debt is rated B2 by Moody’s. The retail unit will consist of 6,717 SF of ground floor space with 11’ 8” ceilings and a 5,177 SF lower level with 9’ 2” ceiling heights.

Additionally, the space will feature a glass facade and over 76’ of frontage on Avenue A. It is located just south of Tompkins Square Park and within walking distance to the F, 6, N, R and L train stops. This is a rare opportunity to acquire a long term leased, low maintenance asset in the heart of one of the fastest growing neighborhoods of Manhattan.

Price: $24.5 million.

The listing also includes some new renderings of the building, which looks even bigger than the recently disclosed 8 stories…

…that are at the center of the building's marketing campaign that we wrote about last Friday



Per Curbed, who noted the Instagram on Wednesday:

What does a naked, painted woman have to do with multimillion dollar condos? How does this, the image or the condo, speak for "everyone who has been bullied, talked about, made fun of, and pointed at," as Serhant's text suggests? Reminder: this is a development bringing expensive apartments to a neighborhood its developer has had a hand (an arm, really) in bringing into its current state.

Ben Shaoul's 100 Avenue A has now entered the next phase — sales!

The broker bunting arrived on the sidewalk bridge yesterday here between East Sixth Street and East Seventh Street … advertising the teaser site with contact info for broker Ryan Serhant, star of "Million Dollar Listing New York," and his team.

And how would you choose to sell these 33 (or 44!) condominium residences?

With naked women!







The design — naked women lying at rest with 100 Avenue A written all over her body — recalls the title sequences that Maurice Binder created for the first 14 James Bond films…





An homage? Or just some butt shots?





Anyway, we know who the target audience is now for these residences, which as reported, will range in price from $1.3 million to $2.3 million.

Here's what Ben Shaoul's 98-100 Avenue A will likely look like now

Now that we know Ben Shaoul's new condo building will be two floors taller at 98-100 Avenue A... what will the final product look like here between East Sixth Street and East Seventh Street?

According to Isaac & Stern, the mixed-use building is approximately 30,000 square feet with and 44 residences. In announcing sales of the condos last month, The Real Deal noted that there would be 33 residences. Per broker Ryan Serhant, prices will range from the high $1,000s per square foot to north of $2,000 per square foot.

As previously reported, Blink Fitness will be the commercial tenant.

Trying to figure out what is going on at 98-100 Avenue A



Ben Shaoul's new building going up at 98-100 Avenue A between East Sixth Street and East Seventh Street continues to intrigue and confuse local zoning enthusiasts.

We've gone through the various DOB permits and have come away generally confused.

EVG reader something structural shares our curiosity and confusion... so we took another step-by-step look here to see if we can figure out what is going on, mainly how many stories will this thing end up?

1. A new building permit was filed for and issued for a total floor area of 27,693 sf and a total FAR of 3.41. The description is "APPLICATION BEING FILED TO CONSTRUCT A NEW 6 STORY BUILDING." That suggests a pretty standard filing in R7A. Maximum FAR of 3.45 inclusive of commercial. OK!

2. A complaint was filed "NB UNDER CONSTRUCTION EXCEDS THE BULK AND HEIGHT OF THE PROPOSED 6 STY BLDG" on 9/28/15. A cursory look at the accepted ZD-1 confirms it looks nothing like what's out there. With us so far, right?

3. DOB (BEST Squad High Rise unit) stopped by 9/30/15 and issued a partial Stop Work Order. There's no indication if this was for zoning, or one of the other 8-10 violations they received for safety, protection of adjacent properties, etc.

4. Two weeks later, on 10/14/15 their Architect of Record filed a new PAA. The documents haven't been scanned yet, but:
- The PW1 now says "APPLICATION BEING FILED TO CONSTRUCT A NEW 8-STORY BUILDING."
- The residential floor area went to 30,399 sf with an additional 6,775 sf for commercial. Total FAR is 6.60, up from 3.41.
- The comments on the filing? "FILING PAA HEREWITH TO AMEND PW1: FLOOR RANGE, JOB DESCRIPTION, ZONING CHARACT ERISTICS, BUILDING CHARACTERISTICS, SCHEDULE A AND REVISE PLANS." AKA: filing for a different building. And the city approved this amended plan exam just yesterday, per DOB records.

Meanwhile, the structure was topped out before they even filed the amendment. So there you go. Plenty for zoning enthusiasts to mull over.

The new building's Schedule A shows 38 units ... and retail stores on the ground floor. Last month, it was announced that the building will house 33 condos, ranging in price from $1.3 million to $2.3 million. In addition, as previously noted, the retail space will house a 12,000-square foot Blink Fitness center.

Report: Ben Shaoul replacing luxury rentals with condos at Bloom 62



Word is that Stately Shaoul Manor — aka the rental Bloom 62 — is about to go condo.

The Real Deal has the scoop on developer Ben Shaoul's plans for the building on Avenue B at East Fifth Street:

Shaoul, president of Magnum Real Estate Group, filed plans for an 81-unit condominium that will have a total sellout of $95.2 million, according to a summary of the offering plan filed with the state Attorney General’s office ...

Back in March, we reported that Shaoul put Bloom 62 on the market … with an $80 million asking price for the former Cabrini Center for Nursing and Rehabilitation. However, after curtailing the building's rooftop ragers, Shaoul pulled Bloom off the market.

Units at Bloom currently range from a one-bedroom apartment for $3,300 all the way up to a four-bedroomer for $7,395, per Streeteasy. The listed building amenities mention the roof deck with outdoor shower (drat!), a fully equipped gym, yoga room and storage units.

Before becoming a luxury rental, the building was home to Cabrini, which closed for good on June 30, 2012. The 240-bed center — sponsored by the Missionary Sisters of the Sacred Heart of Jesus — provided health care for low-income elderly residents in the East Village. Cabrini opened in 1993 and served 240 patients and employed nearly 300 people. Shaoul reportedly paid $25 million for the property and closed down Cabrini.

Bloom 62 will join Shaoul's other East Village condos — the A Building on East 13th Street and the incoming 98-100 Avenue A.

Blink, and there will soon be a gym at 98-100 Avenue A

The gym rumor for 98-100 Avenue A is true: Blink Fitness is opening a 12,000-square-foot facility here between East Sixth Street and East Seventh Street later next year, DNAinfo first reported last week.

Here's part of Blink's news release (H/T BoweryBoogie) about what will be their 11th Manhattan location:

Blink saw an opportunity to provide the area with an affordable, premium-quality fitness option for local residents. At 12,000 sq. ft., guests can expect to find top-of-the-line cardio and strength equipment and full service locker rooms, along with a crew of knowledgeable and friendly staff and personal trainers.

The club’s primary goal is to create a unique member experience through its Feel Good Experience™. This includes respectful and friendly staff, a bright and open gym using colors that are scientifically proven to enhance mood, an everybody cleans philosophy that ensures a spotless facility, and music to motivate members! Memberships in NYC are only $25 per month.

Blink, the no-frills sibling in the Equinox family, opened its first location around here in 2012 on the second floor of the former Tower Records. (The Blink entrance is on East Fourth Street between Broadway and Lafayette.)

Equinox already reportedly inked a deal to lease two floors of 98-100 landlord Ben Shaoul's incoming development on East Houston and Orchard.

As for 98-100 Avenue A, the crew seems to be working double time of late. The condo residences (33 in total) are up to the seventh floor. There are DOB permits showing a 6-floor and 8-floor building while the rendering shows seven floors.



So maybe it will end up at 9 floors.

Minus a floor (mostly), BSA to weigh in on Ben Shaoul's zoning variance today for 515 E. 5th St.

Workers packed up their gear and sidewalk bridge a few weeks ago at 515 E. Fifth St., where they had been removing the illegal top-floor addition courtesy of landlord Ben Shaoul.

And the top level here between Avenue A and Avenue B has been hollowed out, with a couple of walls remaining ...

515 Penthouse Removal Watchers say this configuration is now similar to the Shaoul-owned 514-516 Sixth St., where the formerly illegal space is apparently making for a cool party gazebo for residents.

To quickly recap seven-plus years of illegal addition history: The Board of Standards and Appeals (BSA) ruled in 2008 that Shaoul needed to remove the 6th and 7th floors. However, his attorneys had requested that the city grant a zoning variance to "permit the constructed enlargement, minus the penthouse, to remain" here.

The BSA apparently gave Shaoul until the end of July to provide proof that the top floor had been taken down … then the BSA would reopen hearings on the variances that Shaoul and Co. are requesting.

According to a member of the 515 tenants association, the next hearing is today.

DNAinfo reported on Sept. 4 that four studio apartments on the sixth floor had been listed for rent even though the "floor does not have a certificate of occupancy and the building is technically noncompliant with local zoning regulations."

Shaoul told DNAinfo that he did not know how the listings came to appear on Streeteasy. (They are no longer on the site.)

Per DNAinfo:

“I’m not responsible,” he said before pinning the listings on brokers.

“Brokers are unauthorized. Brokers do that all the time. There’s nothing,” he said. “Brokers do whatever they want to do.”

A building source claims that one of the sixth-floor units has been occupied since late August.

Condos at Ben Shaoul's 98-100 Avenue A will start at $1.3 million; high-end gym eyed for retail space

Turns out that Ben Shaoul's incoming residential building on Avenue A will house condos and not rentals as previously thought.

According to The Real Deal, one-bedroom units will start at just under $1.3 million while penthouses will go for $2.3 million. Per broker Ryan Serhant, prices will range from the high $1,000s per square foot to north of $2,000 per square foot.

Amenities for the 33-unit (we originally heard 29 units) building will include a — ding! ding! — roof deck as well as some private outdoor spaces for several of the residences here between East Seventh Street and East Sixth Street.

Meanwhile, The Real Deal also hears that the ground-floor retail space will house a high-end gym. Equinox already reportedly inked a deal to lease two floors of Shaoul's incoming development on East Houston and Orchard. So maybe look for a high-end gym other than Equinox for the space that last housed East Village Farms. (And this might just finally dash those hopes for a Trader Joe's.)

The residences here are expected to be ready by the late spring or early summer of 2074 2016.

Ben Shaoul's 98-100 Avenue A emerging from the dewatering hole



By late afternoon yesterday, Ben Shaoul's incoming retail-residential building between East Seventh Street and East Sixth Street made its first appearance above the plywood, as these photos by EVG contributor Steven show…





Last time we checked in on the address here on Avenue A, a report of smoke from the construction pit prompted a visit by the FDNY. Earlier in the summer a sign appeared on the plywood noting that — "We are currently performing dewatering on this construction site. This is condensation (water vapor) coming up through the pipes."

Not sure where workers are with the dewatering. We didn't notice any smoke water vapor when we walked by yesterday.

Anyway, you know the rest… the building will one day look something like this…

Corner of East Houston and Orchard now an empty lot



Just two more former storefronts — those of Lobster Joint and Tim Horton's — remain standing along East Houston between Orchard and Ludlow so that Ben Shaoul's 10-story retail-residential complex with an Equinox gym can rise.



However, as the Commercial Observer reported last week, there is a slight hitch here: The board of the six-story condo at 179 Ludlow Street (see the arrows below!) hasn't responded to Shaoul's request for "non-invasive pre-construction survey" at the building.

Shaoul has reportedly asked the Supreme Court of the State of New York to grant his reps a limited license to access the Ludlow Street condos.



Finally, as you know, Katz's, who sold their air rights, will remain in its longtime home.

Report: Ben Shaoul takes condo neighbor to court to build his new development on East Houston

Demolition continues along East Houston and Orchard, future home of Ben Shaoul's 10-story retail-residential complex with an Equinox gym.

Apparently there's a snag of sorts in moving forward.

To the Commercial Observer:

Mr. Shaoul wants the Supreme Court of the State of New York to grant him a limited license to get into the six-story condo at 179 Ludlow Street, which abuts the southeast corner of his project on Orchard Street between Houston and Stanton Streets and to be known as 194 Orchard Street.

“The access consists of a non-invasive pre-construction survey, installation of monitoring devices and access to maintain and then remove those devices, and any other code-required protections that serve to protect [179 Ludlow Street] occupants and property,” legal papers indicate.

Apparently the board at 179 Ludlow hasn't responded to any calls or emails made by Shaoul's reps in recent weeks, per the the Commercial Observer.

Continued dewatering at Ben Shaoul's 98-100 Avenue A prompts visit by the FDNY



The ongoing dewatering process at Ben Shaoul's incoming retail-residential complex between East Sixth Street and East Seventh Street continues to make people believe there is a fire in the construction pit.

A neighbor of the property at 98-100 Avenue A noted that the FDNY arrived en masse around 7 after a report of smoke at the site.

There was a hand-drawn sign on the plywood (like seen here earlier in the month) …



...but it has been painted over.

There's also a smaller sign that reads:

"We are currently performing dewatering on this construction site. This is condensation (water vapor) coming up through the pipes. There is no fire, no smoke, and no reason for alarm."

Ben Shaoul sells 31-33 2nd Ave. for $29 million

Ben Shaoul has sold his recently created East Luxe rental building at 31-33 Second Ave. between East First Street and East Second Street for $29 million, The Real Deal reports.

The new owner is real-estate investor Sunny Yung, who owns a handful of properties via his Central Management Corp.

As The Real Deal notes, Shaoul bought the property for $5.6 million in 2011. He then added three floors to the existing building to make it an unrecognizable, 1970s-student-housing-inspired rental with 20 units.

According to Streeteasy, the average price of a rental here is $5,142. As previously noted, a Petco Unleashed is taking the building's retail space.

Ben Shaoul curtails rooftop ragers at Bloom 62

Over on Avenue B and East Fifth Street, Ben Shaoul's Bloom 62's roof deck had been attracting attention for its parties.

However, effective immediately, the party's over for now atop the former Cabrini Center for Nursing and Rehabilitation, which Shaoul bought and converted into high-end rentals.

A tipster shared a 10-page memo dated yesterday to the building's residents.



As you are aware, we have made several attempts to enforce the roof rules for the safety of all residents and their guests.

The roof is intended to be used and enjoyed by all residents in this building; however that is no longer the case. As a result of excessive parties, most of which have gone on well after permitted hours, the amenity space has been destroyed – and regrettably this has occurred too many occasions.

The most recent incident left the amenity space looted: alcoholic beverages, beer bottles, graffiti on the ledge, items thrown from our roof over to neighboring rooftops and broken furniture. This is simply unacceptable and will no longer be tolerated.

We regret to inform you that due to the events that have transpired on the roof, the Landlord is CLOSING the roof effective immediately. Access will be limited to emergency use. Anyone found on the roof in a non-emergency related capacity will be considered trespassing and will be prosecuted to the fullest extent of the law.

Once repairs have been made a revised roof schedule will be circulated.

However, at this time we are not providing residents with a new opening date. We understand this might be upsetting to those of you who have not participated in the destruction of private property — however it is our responsibility as a Landlord to ensure the use and enjoyment of every resident in this building, the safety of all its residents and our desire to respect our neighbors and the community in which we live.

We hope that this pause will encourage those residents and their guest(s) to reconsider their actions and remember that they are living in a community of fellow residents. We are optimistic that once the roof reopens, residents will treat this very special amenity with respect and help promote common courtesy by following the guidelines set forth by the Landlord.

The building is currently on the market for $80 million.
