The Royal has closed on 4th Avenue



That's all for the Royal, a sports bar with 40-plus TVs, on Fourth Avenue between East 12th Street and East 13th Street.

The for rent sign arrived on the front window this past Friday, according to a neighbor.

The Royal opened in January 2013. Previously it was the like-minded Forum.

There isn't any announcement about the rather sudden closure on the Royal's website or social media properties.

Here's some rental info about 127 Fourth Ave. via the RKF listing:

• Located steps from the Union Square subway station, which has an annual subway ridership of 35.6 million, ranked the fourth busiest station
• The area services neighborhood residents, students and office workers
• The space is fully vented for cooking
• Lower Level can be used for seating and prep
• Previous tenant’s installation is in excellent condition including all kitchen equipment and HVAC
• Full liquor-license in place with 74 seats
• Tenant can apply for Public Assembly to achieve additional seats

There's no mention of the rent for the two-level space that totals more than 6,600 square feet.

There's finally a listing for the shuttered American Apparel space on East Houston and Orchard



Back in October, the 11-year-old American Apparel outpost on East Houston and Orchard closed.

We hadn't spotted any listings for the store. (There wasn't a for rent sign on the property — just a number to call in area code 516 "for store info.")

However, a more proper for rent sign arrived this past week. And there's a PDF online with rental details. Such as!

Beautiful store on the best corner of the Lower East Side. Large bright space with 11’ high ceilings and usable basement. Space can be divided. All uses will be considered.
Space can be vented.

The listing also notes the space is across from "Major New Condo Development," which is the ShaoulPlex with an Equinox at 196 Orchard St.

The rent is available upon request.

The former Nino's is for rent on Avenue A and St. Mark's Place



The for rent signs arrived Friday at the former pizzeria here on Avenue A and St. Mark's Place...



The listing isn't live just yet at the Jonis Realty site.

Perhaps then this means that the proposed cocktail bar-restaurant-grab-and-go-breakfast-place-co-working-freelance space The Honey Fitz is no longer in the works.

As you may recall, the proprietors, James Morrissey (The Late Late on East Houston) and Gerard McNamee (GM of Webster Hall), wanted to combine the empty Hop Devil Grill with Nino's for one large Honey Fitz. However, facing opposition from CB3 during the February SLA committee meeting, the proprietors withdrew their proposal. (BoweryBoogie covered the meeting here.)

The former Hop Devil space remains open... literally...



Maybe the Honey Fitz can work from just this space.

As for Nino's. The pizzeria had to close on Oct. 21 due to a gas leak in the building. On Nov. 17, Nino's received an eviction notice. Owner Nino Camaj had said that the gas was shut off in the building without any notice to him. In late November, Camaj's lawyers were reportedly in discussion with landlord Citi Urban Management to dispute the rent charged for the month during which they had to close due to the gas leak. Camaj still has 10 years left on his lease, and had been in court with the landlords.

But before the February CB3-SLA meeting, word came out that Camaj had accepted a low six-figure amount to walk away from his lease and surrender the space. The kitchen equipment was auctioned off on Feb. 22.

Nino's opened in 1989. (Nino sold the business in 2012, which produced a short-lived pizzeria. He returned and reopened Nino's in July 2013.)

Camaj told DNAinfo in February that he could no longer afford the $14,500 monthly rent. Camaj said that the rent for the corner space was $3,500 when he first opened.

The former Contrada space remains on the market, though now with less key money



The for rent sign arrived at the former Contrada, the Mediterranean-influenced restaurant on Second Avenue at East Fourth Street, last July.

At there time, the asking asking rent was $16,000 with $200,000 key money.

Now a tipster tells us that the space has a new broker... with a new, slightly higher rent ($16,500 a month) but less in key money ($85,000), according to a new listing.

The prime corner space has seen several concepts in recent years, including Calliope and Belcourt.

Vape shop casualty as East 2nd Street storefront arrives on rental market



Grand Vape, which opened early last fall, has closed on Second Street just east of Avenue A.

The 400-square-foot storefront at 150 E. Second St. is now for rent.

Per the listing:

Typical uses include grocery stores, dry cleaners, drug stores, restaurants and other businesses that cater to the daily needs of the immediate neighborhood.

Located one store off Avenue A, East Village. This block is convenient for those that walk to the 2nd Avenue subways and buses.

The rent is negotiable, per the listing.

Before Grand Vape's grand opening, the storefront housed both a Nicky's and a Vicky's Vietnamese sandwich shop.

The former Bago space is for rent on 1st Avenue



Bago, the quick-serve Filipino restaurant on First Avenue between East 13th Street and East 14th Street, went dark in mid-to-late January. (H/t Nick Solares.) There wasn't any notice about a closure, temporary or otherwise.

A for rent sign now adorns the front window...



The listing is not yet online at the ABS Partners website.

The restaurant opened last June in the former Hibachi Dumpling Express space (and a 2 Bros. before that). Three quick-serve restaurants have come and gone here since the summer of 2014.

A daughter of Elvira Cinco, the proprietor of Elvie's Turo-Turo across First Avenue, ran Bago.

The storefronts for rent on the Bowery



Environment Furniture, which "creates timeless contemporary collections for the home that respect the planet," has been holding a going-out-of-business sale at its showroom on the Bowery between Great Jones and East Fourth Street. Now the storefront is for rent. (The listing isn't online at Ozymandius Realty.)

Meanwhile, there are plenty of other storefronts available nearby (in the few blocks between East Fourth and East Houston) on the Bowery ... such as the former Subway sandwich shop...



... and the spaces where PYT and SRO Pizza were...



...and Patricia Field's storefront... (Field is retiring from the boutique business after 50 years... the store's last day is Feb. 28.)

The former Tatyana Boutique space is for rent on the Bowery



The Las Vegas-based fashion brand that sells upscale retro dresses, shoes and accessories recently closed in the Avalon Bowery Place complex at East First Street. That space is now for lease.

The listing at SCG Retails doesn't include the asking rent for the 2,207 square-foot storefront between Blue & Cream and DBGB.

Our educated guess on the monthly rent is — a lot.

The former Poppy's Gourmet Corner is for rent

On Sunday, Poppy's Gourmet Corner on Avenue A at East 12th Street closed for good, as we first reported. Owner Mike Attal told Poppy's regular Shawn Chittle that a rent increase made it too challenging to stay in business.

The 625-square-foot space is now on the market. The rent is negotiable.

Per the listing:

This is a great corner in the heart of the East Village. The space is vented for food use and hookups are in place along with some basement. Landlord is targeting a term of up to about 3.5 years (through Sept 2019), but for the right concept, credit and terms ownership will consider longer leases. Great opportunity to come in and get up and running quickly in a great neighborhood with a ton of retail, restaurants and residential including new development on 11th and Avenue A and 2 blocks from Peter Cooper Village / StuyTown. All uses will be considered and looking to do an as is deal.

Don't recall seeing many, if any, listings in which the landlord targets "a term of up to about 3.5 years."

The new tenant will be neighbors with Douglas Steiner's incoming luxury condominium building.

How much to rent the Long Bay (who?) space on East Sixth Street?

After just five weeks in business, Long Bay, the reasonably priced Vietnamese restaurant, shut its doors last spring at 503 E. Sixth St. just east of Avenue A. Homemade for rent signs arrived later in the summer... and the space remains on the market.

We just noticed the listing pop up at the real-estate firm of Voda Bauer. Here's the listing:

Nestled in the heart of the East Village off Avenue A, this space is near near restaurants, bars, retail stores and Residential buildings. New construction around the corner will provide a captive audience to any business! Full basement included with a second bathroom. Handicap Bathroom in place on the ground floor and outdoor space available upon request.

The asking rent: $7,000. (There's 1,600 square feet of space.)

Place looks as if it has been empty a longer than just seven months.

Former Gothic Cabinet Craft space for rent



Earlier this month, the longtime East Village location of Gothic Cabinet Craft packed up and left the corner of Third Avenue and East 13th Street, its home since 1969.

The two-level retail space — 1,500 square feet total on the main floor and basement — is now on the market.

There aren't many details on the listing, other than the annual rent is $350,000 per year... just a little more than $29k per month.

Icon wraps former Chase branch at St. Mark's Place with retail ribbon



It's now a little more obvious that the now-closed Chase branch on Second Avenue at St. Mark's Place is for rent.

The retail ribbon has arrived on the property via Icon Realty. The retail space has been on the market, with an asking price of $72,000 a month, per the listing, which notes the address is acceptable for "General Retail Use, Restaurants/Bar, Office Space, Gyms/Fitness Centers."

As the Commercial Observer first reported back in August, J.P. Morgan Chase sold the 2-level space to Stellar Management for $12 million. (Stellar and Icon teamed up to buy the gas-challenged No. 128 next door.)

The former Chase site allows for redevelopment of the 2,380-square-foot site into a mixed-use retail and residential project of 9,520 square feet, the Observer noted.

The branch here at 130 Second Ave. closed after Nov. 12 and consolidated with the location two blocks to the north at No. 156.

Former Organic Avenue space for rent on 3rd Avenue



The for rent sign is up now at the former Organic Avenue space on Third Avenue at East Ninth Street.

According to the listing (PDF!) at Walker Malloy, the asking monthly rent is $17,500 for the 1,020-square-foot space (no basement).

And what was Organic Avenue paying? A past-due notice on the door in late October showed the monthly rent to be $13,583.33.

As for OA, the entire juice-bar chain abruptly shut down on Oct. 15.

So the fact that this space is on the market shoots down any theories of the rumored-to-be-expanding Duane Reade on the East 10th Street corner taking over the entire west side of Third Avenue along here. Three storefronts remain empty next to that Duane Reade.

All uses considered for former coffee shop on East 5th Street



Been meaning to note the recent arrival of the for rent sign at 543 E. Fifth St. between Avenue A and Avenue B.

Per Winick Realty, all uses will be considered for the 300-square-foot space. The rent is available upon request.

Kamakura Coffee Shop, a place that I happened to really like, closed here in September 2014 after a year in business. As I understand it, Tom the owner had to return to his native Japan to attend to some family matters.

For a like-minded business... Matcha Cafe Wabi opened last December a block away at 233 E. Fourth St. near Avenue B.

[Updated] Former Sustainable NYC space for lease



The for rent sign has arrived at 139 Avenue A, previously home to Sustainable NYC the past seven years between St. Mark's Place and East Ninth Street.

The sign just arrived, and so the listing hasn't made its way to the Douglas Elliman website yet. Updated: The rent is $12k a month.

The eco-minded general store and café closed back at the beginning of August after waning sales and missed rent payments.

Former Avenue A Wine & Liquor space for rent

The shop at 196 Avenue A between East 12th Street and East 13th Street closed back in August. (We never did hear a reason for the closure.)

And now the space is for rent. Here's the listing via LoopNet:

A Great retail space located in the heart of the East Village just off the corner of 12th Street. The space offers fantastic frontage of about18' with two display windows, 10' ceilings and nice open space. There is about 400 sf of space in the basement. Space can be vented for food use through the rear. All uses are considered.

This is a very hot area of the East Village with great restaurants, nightlife, retail and residential at the intersection.

The monthly asking rent for the 900-square foot space is $10,500.

A rental with everything but the kitchen sink (no, really)



On Monday, Curbed pointed out a cute East Ninth Street one-bedroom rental with a kitchen shower. Going rate: $2k a month. The catch: There may not actually be a bathroom in the unit. (The listing didn't mention one.)

Which brings us to a one-bedroom unit at 328 E. Sixth St. between First Avenue and Second Avenue. Per the above photo, looks like there are new kitchen appliances in the space. No sign of a sink, though.

Let's look more closely at the listing (all sic):

This East Village 1 bedroom offers a gnerous space and lots of light on a charming tree lined east village block, on the 3rd floor of a well kept walkup building, this is the best deal for the dollar in this hood. The apartment has the shower and sink in the living space, they are new and well kept.

So there you go, there is a sink! Somewhere! (Funny that toilet wasn't mentioned...)

Asking price: $1,900.

Former Russian Souvenirs shop for rent on East 14th Street



The unique Russian Souvenirs shop closed last month on East 14th Street, a victim of a rent hike, according to the proprietor. The space is now for rent here between Second Avenue and Third Avenue.



The ACE Moving & Storage storefront is gone as well … with a mobile phone center on the way in…



We didn't spot the listing for the Russian Souvenirs space online just yet.

The former Le Jardin space is for rent on Avenue C



While there isn't a sign up yet, the former Le Jardin space at 115 Avenue C is now for rent.

According to the listing at Eastern Consolidated, the asking rent is $11,576 a month. However, there is also an undisclosed sum for key money for the 2,200-square-foot space between East Seventh Street and East Eighth Street. The location includes outdoor seating on the ground floor and a terrace upstairs.

The low-key French bistro lasted 10 months here, closing in June. The previous tenant, the restaurant Apartment 13, made it one year.

Chase space on 2nd Avenue and St. Mark's Place is for rent



The retail space that is currently home to a Chase branch at 130 Second Ave. is on the market, available starting in January, according to a listing at Icon Realty.

Here are a few details from the listing:

130 2nd ave resides on St. Mark Place [sic] which is defined by a perpetual eclecticism born from an ever-evolving New York City and its mixing of the pop- and counter-culture movements. Dominated by pedestrians and boasting a lively, approachable and socialable sensibility.

-Prime East Village Corner Commercial Space on Second Avenue and St. Marks Place Accepting Offers for: General Retail Use, Restaurants/Bar, Office Space, Gyms/Fitness Centers
-New elevators will be installed and space will be delivered as a white box with a new all glass store front

And the asking rent? "$875,000 Per Annum." (Good for a mere $72,000 a month.)

Perhaps Chase figures they can do without this location… especially since there's another Chase branch two blocks to the north at East 10th Street.

And it appears that Chase is downsizing. There's a for rent sign above the Chase branch on Avenue A and East Second Street, as we noted last month.



This space is also available starting in January, according to the listing.
