New developments in Alphabet City enticing more buyers, developers of the developments say

The Wall Street Journal checks in with an article titled "New Units Start to Spell Luxury in Manhattan’s Alphabet City," basically a free plug for the developers trying to move the condos at 277 E. Seventh St. near Avenue D.

More restaurants and boutiques, long common on First Avenue and Avenue A, are opening on Avenue C. Lower prices than can be found closer to First and Second avenues in the East Village are enticing more buyers farther east, developers say.

“You’ve certainly got all the elements there — the park, the restaurants, pretty blocks, a lot of stuff within walking distance — it’s also very bike-friendly,” says Steve Ferguson, co-founder of Saddle Rock Equities, who with his partner Joe Eisner developed 277 E. Seventh St., a six-unit condominium between Avenues C and D. “It feels a little slow-paced — it almost feels like Brooklyn in a way.”

Let's take a look at Seven East Village, the new luxury condos now for sale at 7th and D



Sales are now underway at 277 E. Seventh St., the luxury condos near Avenue D now going by Seven East Village ... complete with this for the branding — the shirtless, bearded guy riding a (Citi?) Bike on First Avenue at St. Mark's Place (inexplicably standing in for East Seventh Street)...



Curbed swung by the kick-off event (we were not invited!) the other night (where they raffled off a Vespa!). You can head over there for a lot of photos of the model units and people in suits and stuff.

So far, just two of the six units are on the market, including Penthouse B ($2.05 million).

Let's take a look at the OMG listing from the gang at Nest Seekers (the official building site is here):

Penthouse B spans its own private floor and encompasses more than 1,300 Square Feet. With direct and exclusive entry via your own private keyed elevator entrance, you are welcomed to a grand living room with 12 feet of southern facing, fully-collapsible, floor-to-ceiling windows that open onto a generous balcony. Wide-plank, Forest Stewardship Council white oak floors grace the home throughout.

The kitchen, a piece of art in its own right, boasts Italian crafted cabinetry, waterfall countertops, and appliances from Bertazonni and Fisher & Paykel. The master bedroom, with an en-suite bath and its own terrace, is its own paradise.

The second bedroom is equally as large with great closet space. Each feature one-inch thick windows made of sound-attenuating thermal high performance glass. The spacious baths includes custom Italian vanities, radiant heated floors, Porcelanosa tiles, a frameless shower and Zuma Collection soaking tub. The home is fit with built-in speakers, a 3-zone climate control system, and washer/dryer. The roof deck is complete with a state-of-the-art electric grill, a Caesarstone countertop, sink, and Ipe wood cabinets, along with spacious dining and entertaining space.

Of course, it seems like a lot of the neighbors already hate this building given the incessant noise from construction. Which may be why Curbed's correspondent overheard this at the event:

A woman on the street yelling, "Hey! Look! Assholes moving to the neighborhood!" at the people on the second floor Juliet balcony.

Random shirtless, bearded guy on a bike now helping market luxury condos at 277 E. 7th St.



On Tuesday, we noted that a new branding/marketing campaign is in the works for the luxury condos at 277 E. Seventh St. near Avenue D.

The place hit the market in early October, though, to date, none of the six units have sold.

So there's a new broker as well as a new name for the building — Seven East Village.

And now, as our friends at Curbed noted, there are new marketing materials to showcase these million-dollar homes.

Behold Mr. Seven East Village ...



Not even sure where to begin with this one. Well, let's start by asking why First Avenue at St. Mark's Place is subbing for East Seventh Street and Avenue C — and not even Avenue D where No. 277 is nearest.

277 E. 7th St. condos rebranded 'Seven East Village,' and will feature a bike-sharing program



Units at the new luxury condo at 277 E. Seventh St. near Avenue D hit the market in early October.

Hilarity ensued in the accompanying marketing materials:

This intimate new development presents a bold alliance of concepts and materials. The neutral concrete façade incorporates the pewter patina of weathered zinc panels arranged in a vertical “reveal” pattern with glass curtain walls and balconies facing north and south, framed in architectural stainless steel mesh. The result is a contextually and thoughtfully designed newcomer to the heart of the East Village’s vibrant and diverse neighborhood, best known as the birthplace of the Beat Generation poets, experimental theater and music and the post modern art movement.

Shockingly, not a single unit, which are in the $1 and $2 million range, is in contract after two-plus months. Which is why The Real Deal reports that broker Ryan Serhant, star of “Million Dollar Listing New York,” is taking over the sales.

His team will be rebranding the building the ominous sounding "Seven East Village" early in the New Year "with a high-profile launch party." (Can't wait to read about it on Page Six!)

What else?

Part of the rebrand will be creating a bike-sharing program for the building and auctioning off a Vespa at the launch party.

The new luxury building going up at 277 E. Seventh St. near Avenue D has been one of the noisier construction projects around, according to neighbors who have endured months of early morning and weekend work.

Meanwhile, a reader pointed us to a 277 website with some more interior shots and pricing for the six-unit building.

Construction gets loud at 277 E. 7th St., but for different reasons



During the seemingly never-ending construction of the six-floor, six-unit residence rising from a former parking lot at 277 E. Seventh St. near Avenue D, we've heard a fair share of grumbling from neighbors.

Such as!

This construction is unreal. They start LOUD at exactly 7 am every day. I'm not sure what exactly they're doing that takes so long with such little progress.

I think they might actually be building their own powertools to use.

And!

The worst of the noise (yelling, banging, throwing things off high floors) starts right at 7am and lasts until 8:30 or so. The rest of the day, the guys are mostly looking at their cell phones.



Construction achieved a new milestone yesterday. A neighbor reported that the workers were blasting music from inside the under-contruction building... when they weren't texting or talking on the phone.

Construction watch: 277 E. Seventh St.

On Tuesday, we checked in on the progress of the 9-story residential building going up on East Eighth Street at Avenue D... today we'll head a block south to see about 277 E. Seventh St., a six-floor, six-unit residence rising from a former parking lot near D.



As Curbed noted last summer, there are five 1,200-square-foot two-bedroom, two-bathroom homes — two of which have private rooftop decks. The sixth unit is a 900-square-foot ground-level apartment, which has a private garden.

The interiors will feature wide plank floors, white lacquered kitchen cabinetry, Caesarstone counters — that kind of thing.

Seems as if construction has taken awhile here. The original estimates called for a spring-time completion. But, you know.

Here's what an EVG commenter had to say about No. 277 the other day:

"[The work] has been excruciatingly slow and loud. It's been well over a year now of construction noise and workers shouting starting at 7 am Monday through Saturday, and they still have a long way to go. As neighbors who have to work late, it's been a huge disruption to our lives."

Construction watch: 277 E. Seventh St.



Work started last summer at the former parking lot at 277 E. Seventh St. near Avenue D, home one day to a six-floor, six-unit apartment building that will look like...



It appears as if they're up to about the fifth floor.

Curbed got the scoop in August about what to expect from inside...

There are five 1,200-square-foot two-bedroom, two-bathroom homes — two of which have private rooftop decks— and the sixth unit is a 900-square-foot ground level apartment, which has a private garden.

The interiors will feature wide plank floors, white lacquered kitchen cabinetry, Caesarstone counters, etc. Construction is estimated to wrap by the Spring.

Meanwhile, how has life been living behind this construction site? A reader shared some details...



"We've been woken up at 7 am every workday to incessant pounding, shouting and yet more noise for months now ... I've coped by keeping a very loud in-wall fan running every night in the bedroom and wearing ear plugs meant for a shooting range, but it's still hard to sleep."

A 6-story condo grows at former East 7th Street parking lot



We've been checking in on the the progress of several new luxury buildings going up ... at 227 E. Seventh St. near Avenue C ... and 401 E. Eighth St. at Avenue D ... work is also underway at the former parking lot at 277 E. Seventh St. near Avenue D, home one day to a six-floor, six-unit apartment building. Work is currently in the annoy-the-neighbors excavation phase.

Curbed got the scoop this week with a look at the building's rendering from Eisner Design.



And some building details per Curbed:

There are five 1,200-square-foot two-bedroom, two-bathroom homes — two of which have private rooftop decks— and the sixth unit is a 900-square-foot ground level apartment, which has a private garden.

City OK's 6-floor, 6-unit condo for former East Seventh Street parking lot

Massey Knakal issued the following news release this morning:

A development site at 277 East 7th Street, located between Avenues C and D ... was sold in an all-cash transaction valued at $1,850,000. The vacant 22.25’ x 97.5’ lot benefits from a curb cut. Currently, the lot is used for ten parking spaces. With a zoning of R8-B and FAR 4.00 residential, the site contains approximately 7,461 buildable square feet. The sale price equates to approximately $248 per buildable square foot.

We noted that this parcel was for sale (asking: $1.95 million) back in February 2011. As reported here in December, there are plans in place to build a six-floor, six-unit apartment building (with presumably a garage of some kind).

The city OK'd those plans from Eisner Design LLC back on Feb. 13, according to city records. South Fork Partners LLC is listed as the owner.

Seventh Street parking lot destined to become 6-floor apartment building

[September 2012]

There are plans in place to build a six-floor, six-unit apartment building here on East Seventh Street just west of Avenue D. We noted that this parcel was for sale (asking: $1.95 million) back in February 2011.

As the original Massey Knakal listing (PDF) noted: "The site is located on a desirable East Village block, where condominiums a few buildings down at the Flowerbox Building have sold as high as $9,200,000 or $1,380/SF."

The DOB hasn't approved the plans just yet. (The DOB disapproved the first round back on Nov. 7, per city documents.) Paperwork points to South Fork Partners LLC as the owners; Eisner Design as the architect of record.

This space is adjacent to the new Lower Eastside Girls Club HQ and Aramark 101 apartment complex. And it's one of the few small parcels of undeveloped land left in the East Village.
