Checking out the penthouse at THREE99 — 'unlike any apartment ever in the East Village'

At the beginning of June, we wrote about sales at the new 9-story residential building at 399 E. Eighth St. near Avenue D (awkwardly called THREE99OnEIGHTH).

As noted, a one-bedroom, one-bathroom unit starts at $685,000 ... a two-bedroom, one-bathroom unit asks $960,000... the top home here is the three-bedroom, three-bathroom penthouse at $4.9 million.

And that penthouse arrived on the market this week. Here is the description via Streeteasy:

New residential building on 8th and D called THREE99OnEIGHTH; condos start at $685k

You can close the book on the long-empty plot of land at 397-401 E. Eighth St. There have been plans for the space near Avenue D going back 10-plus years.

Now the 9-story residential building that has been rising here is ready to launch sales...(turns out this is a condo building, not rental as we had originally heard).

The building's address is 399, which is why it now has the rather awkward name of THREE99OnEIGHTH.

Now here are details about the units via Citi Habitats:

Developed by 399 E8 Development LLC, residences at THREE99 are designed to a high standard. All apartments include oak hardwood floors, floor-to-ceiling windows and in-unit washer/dryers. Most apartments also come complete with private balconies or gardens.

397-401 E. Eighth St. now with mini balconies, AC units



So 397-401 E. Eighth St. at Avenue D, where a nine-story building with 33 units, has been in the works for a long time, is starting to really look like a residential building...



We still haven't seen any information on what we're told is a rental building.

Before the start of the construction during the summer of 2014, the site sat stalled for years. There were plans for a six-story building on the property in 2006, but those plans never materialized.

Construction watch: 397-401 E. Eighth St.



Time to check in again at 397-401 E. Eighth St. at Avenue D, where a nine-story building with 33 units — and a penthouse! — is getting … larger.



A little early for any kind of pricing info on the apartments here.

Before the start of the construction last summer, the site sat stalled for years. There were plans for a six-story building on the property in 2006, but those plans never materialized.

And, as we've posted once before, this is how the address looked in 1923...

The new residential building at 397-401 E. Eighth St. at Avenue D is rising quickly...



A nine-story building with 33 units — and a penthouse! — is in the works.

Let's see what's going on behind the graffiti-free plywood at 397-401 E. Eighth St. at Avenue D… where a nine-story residential building with a penthouse is in the works…

Construction watch: 401 E. Eighth St., now with rendering



Some progress to report since we last checked in at 397-401 E. Eighth St., a stalled development for nearly nine years. Approved plans are in place for a nine-story residential building with a penthouse.

There has been activity at this lot at Avenue D.



And the plywood sports a rendering of the new building. Brace! And behold...

Also, in closing, they are asking nicely now, so... no graffiti!

Long-stalled East 8th Street lot coming back as 9-story residential building — with penthouse



Work has resumed on East Eighth Street at Avenue D... site of a long-stalled parcel. Various plans came and went, and the lot hit the market for $5.2 million in July 2011.



The DOB has partially approved plans for the following: NEW NINE STORY RESIDENTIAL BUILDING WITH PENTHOUSE.



Akeeb Shekoni of Queens-based Akson Architect is listed as the architect... and the building's owners are the vague 399 E8 Development LLC.

Meanwhile, there have been four complaints filed about the site since work began in recent weeks... including calls about a worker not wearing a safety helmet and a pile driver causing a crack in the adjacent building's wall. Inspectors didn't find any violations at the time of inspection.

Is an 11-story residential building coming to Avenue D and East Eighth Street?


Back in July, we pointed out that the empty lot aka 401 E. Eighth St. at Avenue D was on the market for $5.2 million.

According to the Home section in the Post today, the long-stalled site is about to close ... "22,000 square feet of buildable space could accommodate an 11-story residential building."

Eleven stories?

The DOB OK'd permits for a six-story building in 2006. But those plans never materialized.

Stalled development site on Eighth Street and Avenue D asking $5.2 million


Here at 401 E. Eighth St. at Avenue D, this empty lot has sat, uh, empty for years. The DOB OK'd permits for a six-story building in 2006. But those plans never materialized. We last checked in on the space in February 2010.

And now (and above)...


However, there's activity again at this address. Eastern Consolidated is now marketing 397-401 E. Eighth St. Here's the news release that they issued:

A 4,324-square-foot vacant residential development site in Manhattan’s East Village that could accommodate an 11-story, 25,955-square-foot building, is on the market for sale through Eastern Consolidated. Situated only 50 feet from Avenue D, the L-shaped irregular site is priced at $5.2 million.

Eastern Consolidated’s Senior Director and Principal Alan P. Miller with Senior Financial Analyst Paul Nigido are co-marketing 397-401 East 8th Street with Lee Odell Real Estate Inc., on behalf of seller Samtel East 8th Street LLC.

“The East Village is booming,” noted Mr. Miller. “The neighborhood has become a very trendy enclave, particularly for young people, offering a wide variety of ethnic restaurants, boutiques and specialty shops. This site offers 67 feet of frontage on East 8th Street, and new construction is taking place directly across the street and just south on Avenue D.”
