"Hi, I’d like to start–"

New York Press has its annual best of Manhattan issue this week. Always a good read. Which reminded me of my all-time favorite "best of" recipient. Nothing against the Times, just this particular ad campaign. This best of is from Sept. 26, 2000. I'm not sure what to excerpt. So here's the whole damn thing. (The individual recipients do not have bylines, so I can't give props to the writer...)

Best Aggravating Media Ad Campaign

If you watched five minutes of tv in the New York metropolitan area over the past year, you saw this commercial twice. The New York Times must have spent the annual budgets of several Third World nations on this media buy. There has to be a term ad agencies use for a campaign like this that achieves such market oversaturation that it begins to have the opposite of the intended effect and only makes people hate the product. Relentless, remorseless, ubiquitous, inescapable–you couldn’t channel-surf fast enough to get away from it; often it is running on multiple channels at once. "Hi, I’d like to start–" Click. "–ting home delivery of–" Click. "–our financial sec–" Aaaiiieee!

Not only ubiquitous, it’s repulsive. The characters, whom we correctly identified some weeks ago a "rainbow coalition of hideous yuppies," are so carefully chosen for a p.c. spread–young, old, Asian, WASP, brown, male, female–and yet all cut an unmistakable figure of complacent upper-middle-class suburban domesticity. Notice they all seem to have big houses and sun-filled rooms, not a dim little Upper West Side rent-stabilized apartment-dweller in the lot. Clearly this is an ad pitched at the suburban LI-NJ-CT-Westchester-Rockland market. So why must the rest of us suffer through it? Don’t they have a way to narrowcast it only to those markets and leave the rest of us alone?

But back to that rainbow coalition. We got to know these people this year as intimately as our most hated neighbors. The Filipino-looking pederast who simpers, "First thing? I think about my family here–and in my homeland." Nice kneejerk liberal save-the-world touch, the way he overarticulates that word home-land, like he’s auditioning for a community theater production of The King and I. ("King is king of all people–here and in my home-land! Et cetera, et cetera, et cetera.") The gender-stereotyping throughout the ad is also remarkably blatant: Man Breadwinner, interested in the business section; Woman Breeder, loves the crossword puzzle. Thus the presumably gay actor playing the empty suit droning about "our financial security" while his brainless Stepford wife literally leans on his elbow and gazes insipidly into middle distance, dreaming of Pillsbury cinnamon rolls and making babies. There’s the old WASP lady who cherishes "another day to learn something new..." ("...that I’ll forget in five minutes because I have Alzheimer’s. The paperboy has actually been delivering the same issue of the paper every day since 1996 and I haven’t noticed!") The positively scary woman with OCD who must finish the crossword puzzle. And the mocha hottie who just loves the arts and "nothing satisfies my passion like The New York Times." Nice subliminal messaging there. Very subtle.

Two or three times during the ad, one of these noids will look directly at you through the lens and repeat in their best, slow, hypnotist’s repeat-after-me voice, "I’d like...to start getting...home delivery...of...The...New York Times..." The ad ran so often, in so many places, that the message became Pavlovian through sheer, heartless repetition. Pretty soon you were shambling the streets of the city like a George Romero zombie, hollow-eyed, unkempt, muttering, "must...order...home delivery...of...The...New York Times...must...order..."

Condescending and yet browbeating, like the Times itself, this commercial was like an unwelcomed guest on our tv screen who just wouldn’t go away. People complained about the Taco Bell dog and the Pets.com sock puppet (the latter our favorite tv figure of the year, and when does he get to host his own talk show?), but both those campaigns combined didn’t add up to the sheer volume or aggravation of this single Times commercial.

Some buildings that should be torn down


Nicolai Ouroussoff has an interesting idea in the Times today:

So here’s what I propose. True, the city is close to broke. But even with Wall Street types contemplating the end and construction of new luxury towers grinding to a halt, why give in to despair? Instead of crying over what can’t be built, why not refocus our energies on knocking down the structures that not only fail to bring us joy, but actually bring us down?

Ugliness, of course, should not be the only criterion. There are countless dreadful buildings in New York; only a few (thankfully) have a traumatic effect on the city.


Among the buildings that he suggests tearing down: That ugly curved glass residential building at Astor Place designed by Gwathmey Siegel & Associates:

[T]he crude quality of its execution is an insult . . . Gwathmey’s tower is squat and clumsy. Clad in garish green glass, it rests on a banal glass box that houses — what else? — rows of A.T.M.’s inside a Chase bank.

But lack of taste is not the point here. Neighborhoods are fragile ecosystems. And while enlightened designs can challenge the past, that is not the same as being oblivious to it. Astor Place would seem more comfortable in a suburban office park.

The East Village is saturated with memories of youthful rebellion. In recent years it has emerged as a crossroads between the world of would-be punks, awkward students and rich Wall Street types. The Gwathmey building serves only the last camp: it’s a literal manifestation of money smoothing over the texture of everyday life.

The Times discovers Chinatown


Oh, boy. From today's Times. Titled: General Tso’s Shopping Spree.

In the film version of “Sex and the City,” Miranda, played by Cynthia Nixon, hunts for an apartment in Chinatown, eager to sink roots into this roiling neighborhood. Once a bit remote and gritty for Miranda and her acquisitive ilk, this Lower East Side enclave — home to Chinese, Burmese and Vietnamese, among others — is on the cusp of gentrification. Wine bars, art galleries, restaurants and boutiques have proliferated, turning the area into a magnet for real-life style seekers who can be seen on weekends casing out the string of shops scattered in the shadow of the Manhattan Bridge.
Intent on exploring this two-mile-square area loosely bounded by Kenmare and Delancey Streets on the north, and East and Worth Streets on the south, they thread their way past old tenements, knickknack shops and vendors selling windup toys. And they shop.
“It’s crazy how things are blossoming here,” said Zia Ziprin, the owner of Girls Love Shoes on Ludlow Street, just south of Canal. “It’s definitely becoming a little mecca.”
Merchants are lured by affordable rents; shoppers by the promise of forward-looking, and sometimes budget-friendly, wares at boutiques popping up along Orchard, Ludlow and Division Streets — and, more recently, on Canal, where closet-size outposts of chic rub shoulders with electronics and hardware stores.
For retailers, “Chinatown is a last frontier,” said Faith Hope Consolo, the chairman of retail leasing and sales for Prudential Douglas Elliman. Merchants leap at the chance to lease stores for $100 to $150 a square foot, roughly one third to one half the rent for comparable space farther uptown. “Here they can be big fish in a little pond.”

Going away this weekend...



...or are you having, in the words of the Times, a "staycation?" As the paper notes:

It is a ridiculous word, but that hasn’t stopped the sprouting of so many Web sites with perky “I ♥ N.Y.” staycation ideas — Circle Line, a museum visit, a tenement tour and bialy on the Lower East Side.

And, admittedly, it’s a very fun word to say. Staycation. How was your staycation? My parents went on staycation, and all I got was this lousy T-shirt. Our son-in-law threw his back out on staycation.

As is so often the case, this new thing is nothing new in many parts of New York City. It’s just that it was never named by those level-headed working men and women who do not need a tarted-up pseudoword to enjoy a nice week without work.

The Times revisits the wind farmers of East 11th Street


The Times had a piece yesterday on the "group of young architects who, in the 70s, took over a five-story tenement that didn’t rely on the city’s electrical grid. They lived at 519 East 11th Street, and they got their power from the wind."

Nearly 90 years of Lower East Side history in 5 minutes (or so)

I was just looking through the archives from 1851-1980 at the Times. (Bought a few articles for some research.) There's a handy free preview with each article that let's you see the headline, date published, author and first paragraph. (While looking at the first paragraph, I was reminded of my first day in a newswriting class, when my professor told us that, with a strong lead, someone doesn't need to read the rest of the article.)

In any event, here are some kind-of random headlines and first paragraphs of articles from the Times that span nearly 90 years. This isn't meant as an exhaustive LES history, just a snapshot that provides a slice-of-life of, uh, life in the neighborhood . . . as well as its subsequent cultural transformation.

• SPLIT ON THEOSOPHY'S ROCK; MORE TROUBLE IN THE WILSON INDUSTRIAL SCHOOL. Resignation of the Matron, Mrs. Armstrong, and of Miss Kirkwood, a Teacher, Requested at a Hurriedly-Called Meeting Lost Friday -- The School, Left Almost Without Teachers, Ordered Closed -- Managers Have Taken Sides, and Serious Dissension Is in Prospect.
June 26, 1893

The spread of Theosophy among the Faculty of the Wilson Industrial School for Girls, at St. Mark's Place and Avenue A. has culminated in the dismissal of two other teachers and the indefinite closing of the school.

• PARKHURST RAID SUCCEEDS; Evidence Against a Tammany Man Discovered in St. Mark's Place -- Inspector Thompson Finds Little.
March 9, 1900

Marked contrast was shown between two raids of alleged poolrooms in this city yesterday. When agents of the Society for the Prevention of Crime, of which the Rev. Dr. Charles H. Parkhurst is President, swooped down upon a place at 9 St. Mark's Place they surprised more than 300 men and boys, and caught two alleged principals with money in their hands, and also seized a wagonload of poolroom paraphernalia.

• GAMBLERS RESIST RAID.; Throw Furniture at Detectives Who Enter Resort in St. Mark's Place.
May 9, 1912

Lieut. Becker and nine members of the "Strong Arm" squad drove up to 6 St. Mark's Place yesterday afternoon in a moving van, sprang from it, and ran up to the second floor of the house, where they found themselves confronted by an icechest door. While they battered at this with axes several shots were fired from inside the room and the detectives fired back. No one was hit.

• CHIEF AND GANGMEN HELD FOR MURDER; 'Dopey' Benny's Crowd Rounded Up and Charged with Killing Court Clerk Straus. MITCHEL AND McKAY ACT Mayor Will Give Police More Power -- Capt. Sweeney Suspended for Neglect.
January 11, 1914

Edward Morris, better known as "Fat Bull," a former Special Deputy Sheriff and official "bouncer" of Arlington Hall at 19-23 St. Mark's Place, before which Frederick Straus, a clerk of the City Court, was shot and killed on Friday evening; broke down last night under questioning by Second Deputy Commissioner Dougherty and Inspector Faurot.

• OLD ESTATE SALE.; St. Mark's Place Holdings of Wealthy Goldbeater at Auction.
February 28, 1915

Three tenements on St. Mark's Place (East Eighth Street) will be sold in the Vesey Street Salesroom by Joseph P. Day on Tuesday. Over half a century ago St. Mark's Place and Second Avenue were as fashionable residential thoroughfares as could be found in the city. The property is to be sold for the Nicholas Schultz estate.

• 12-FOOT WALL HIDES ONCE DAZZLING SHOP; It Is Designed to Check an Exodus of Doctors from St. Mark's Place. CONCEALS A SODA OASIS Menchell's Methods of Attracting Trade Became Unpopular with Medical Neighbors.
August 26, 1915

When the shop of Isrial Menchell at 13 St. Mark's Place, which dispenses candy, soda water, cigarettes, and souvenir postal cards to the inhabitants of that particular section of Manhattan Island, began to thrive and prosper some eight months ago, Menchell's neighbors, instead of showing pleasure at this prosperity, were inclined to carp and criticise.

• BLACK HAND PANICS SPREAD IN SCHOOLS; Three More Scares in One Day -- Police and Teachers Hunt the Troublemakers. LOLLYPOPS PARTLY BLAMED Black Candy in Shape of Hand Sold to Children -- Excited Mothers Add to Disorder.
June 18, 1926, Friday

Stirred by three more Black Hand panics in schools on the lower east side of Manhattan yesterday, in one of which 2,300 children and almost as many mothers and friends milled about the building in excited mobs, Police Commissioner George V. Mclaughlin and Superintendent of Schools William J. O'Shea took active steps yesterday afternoon to bring the scare to an end.

• FOUND WITH DYNAMITE, HELD IN PALMIERI CASE; Subway Blaster's Helper Had Fashioned Bomb, but Says It Was for Fishing Expedition.
March 6, 1927

A man who identified himself as George Falley, 40 years old, of 414 East Ninth Street, a blaster's helper in the subway, was arrested in a furnished room at 63 St. Mark's Place yesterday afternoon on the charge of having dynamite in his possession illegally, which is a felony.

• SNOWFALL A BOON TO THE JOBLESS; 300 at The Tub Are Put to Work Clearing Streets and Ledoux Postpones Auction. HE OUTFITS HIS WARDS Bankers' Journal Says One Cause of Unemployment Is Strikes In Coat Fields.
March 10, 1928

Because the Street Cleaning Department needed snow shovelers, the scheduled auction of unemployed by Urbain (Zero) Ledoux, in his shelter, The Tub, 12 St. Mark's Place, did not take place yesterday afternoon.

• RECEIVER DEBATED FOR 'MR. ZERO'S' $37; Court Decrees It Must Act for "the Tub's" Rent if There Is a Bank Account. FUNDS NOT HIS, HE SAYS But Counsel for Landlord Seeking $7,345 Contends Contributions Were Pledged by Ledoux.
June 10, 1931

Urban J. Ledoux, who as Mr. Zero carries on relief work for Bowery derelicts, appeared before Supreme Court Justice Walsh yesterday to oppose an application by Mrs. Anna M. Brindell for the appointment of a receiver for his property in an effort to collect something on a judgment for $7,345 obtained against Ledoux a year ago for rent of The Tub at 12 St. Mark's Place.

• FINDS LOWER EAST SIDE SUITED ONLY TO RICH; Housing Expert Says Land Value Demands Costly Dwellings -- Doubtful of Present Plans.
March 18, 1932

Addressing the housing section of the Welfare Council last night, Carol Aronovici, housing and town-planning expert, decried the efforts to rehabilitate the lower east side as a residential area for the poor.

• CROWD AT WEDDING STAMPEDED BY FIRE; ONE KILLED, 40 HURT; 250 Rush for Exits of Hall as Flames Start in Canopy Over Head of Bride-to-Be.
June 16, 1935

Fire that started in the canopy beneath which the bride-to-be was sitting, just before the wedding ceremony was to have begun, drove 250 relatives and friends into a stampede for the exits of a first-floor hall of The Mansion, 57 St. Mark's Place, just before last midnight.

• Nine Persons Routed From Tenement Homes When Wall Cracks, Threatening Collapse
March 10, 1938

Nine persons, imperiled by a cracked wall that caused an inspector to declare the building in danger of collapse, were ordered from their homes in an old-law tenement at 82 St. Mark's Place last night, while the police roped off the sidewalk to keep passers-by from possible injury.

• Changes Are Noted in Lower East Side; Indoor Markets Eliminating Pushcarts

The lower East Side of Manhattan is in the public eye these days. This old neighborhood south of Fourteenth Street is undergoing many changes which realty men and property owners hope will help to bring about the long-awaited revival of interest in the district.

April 23, 1943

The Mecca Theatre and the adjoining stores occupying the west side of Avenue A from Fourteenth to Fifteenth Street, have been acquired by the Acropolis Holding Corporation, a subsidiary of the Metropolitan Life Insurance Company, as part of the site for the big post-war housing project which the insurance company will erect on the Lower East Side of Manhattan.

• COURT SANCTIONS STUYVESANT TOWN; High State Bench Approves Building of 'Walled City' on East Side After War

January 29, 1946

Balked by a patrolman breaking in through a side door, three armed hold-up men who were lining up eight victims in the rear of a candy store at 102 St. Marks Place, near First Avenue, were captured yesterday and one of them was shot when he made a dash for freedom.

A man was killed and seven other persons were injured yesterday when a station wagon mounted a sidewalk at St. Mark's Place and Avenue A on the East Side, struck pedestrians, smashed a fire hydrant and then hit a car that rammed a third car.

A group of East Village hippies who became annoyed with the increasing number of tourist buses visiting St. Mark's Place turned the tables with a vengeance yesterday.

If you're thinking of living in: The East Village/Lower East Side...in 1963,1985,1992, 2000 and 2008


As you may have heard, it's expensive to live here in New York City. Rents just keep going up! For a little perspective, I looked at five articles from The New York Times on living in the Lower East Side/East Village. (Three of the articles came with the headline, "If You're Thinking of Living in: The East Village.")

Renovations on Lower East Side Creating New Living Quarters
May 5, 1963 (and written by Bernard Weinraub! Only thought he did movies...) Article only available for a fee (charged by the Times, not me).

Apartments to be found in the vicinity are primarily renovated lofts and tenement flats. Rentals in the renovated houses vary. According to Harry J. Shapolsky and Harry Gruber, builders and owners of more than 25 buildings on the East Side, south of 14th Street, the monthy rental for a one-and-a-half-room air-conditioned apartment in a building with an elevator ranges from $85 to $100. The monthly rental for a three-room apartment in the same building ranges from $110 to $145.

In a renovated building with neither air-conditioning nor elevator, according to Mr. Shapolsky, the monthly rental for a one-and-a-half-room apartment varies from $65 to $85. A three-room apartment in the same building ranges from $75 to $95 a month.

The emergence of renovated apartments has occurred mainly in the area called the East Village – north of Houston Street, south of 14th Street and east of University Place.

Real-estate manager Richard] Paley places the most favored area on the Lower East Side around Tompkins Square Park…

"This is the last frontier in Manhattan for reasonable rents," he said. "You can live here for 'Bronx' or 'Brooklyn' prices."

Rehabilitation of scores of buildings is under way and to hear local developers tell it, the sale of condominiums is brisk. The developers of 65-69 Cooper Square, a new building with 37 studios and one-bedroom condominiums, said more than two-thirds had been sold since it opened several months ago. The apartments range in price from $175,000 to $208,000, with typical maintenance of $329 a month.

But prices are not rising uniformly: The owners of a 20-unit apartment house at 82 East Third Street recently lowered their asking price from $575,000 to $515,000.

Rents for apartments, when available, can be high. Studio apartments on East Ninth Street between First and Second Avenues are being advertised at $725 a month, and two-bedroom apartments at St. Mark's Place and First Avenue have been advertised for $1,500 a month.

Condominium and co-op prices vary widely. Sponsors of a new co-op in a building being rehabilitated at 613 East Sixth Street are asking $165,000 for a two-bedroom, two-bath apartment, with maintenance of about $500 a month.

In general, the trend of real-estate prices seems steadily upward, and that portends what many in the neighborhood fear, gentrification. It already has happened to many of the theaters, nightclubs and music clubs that used to abound in the area only a few years ago. Most are gone now, the victims of rising rents.

Yet the allure of bohemian decadence keeps housing prices up. The building stock includes "more five-story walk-ups than anything else," said Gary Brenner of City Estate Agency. Rents in these and in brownstones and renovated spaces, he said, are $600 to $1,000 a month for studios, $750 to $1,400 for one-bedrooms and $1,200 to $1,800 for two-bedrooms.

Luxury buildings went up during the 1980's. But more than half the owners in the Christodora House, an 85-unit condominium on Avenue B overlooking the park, have rented their spaces, waiting out the recession before selling, according to James Roman, sales manager for the Halstead Property Company, a brokerage, and Red Square, a high-rise rental at 250 East Houston built in the late 80's, "still has empty apartments and a steady turnover."

St. Mark's Real Estate, which handles rent-stabilized apartments, said studios fetch $600 to $700 and two-bedrooms, $1,000 to $1,100.

Prices for co-ops and condominiums have quadrupled since 1996, said Jordan Gitterman, an owner of Magnum Realty, which specializes in East Village properties. Though most buildings in the neighborhood remain rental, condominiums are going on the market with prices ranging from $250,000 for one bedroom to $450,000 for three bedrooms.

''Before this big swing in the 90's, this was a pretty rough area,'' Mr. Gitterman said. ''There are still some rough blocks, but it has changed from a low-income area to a trendy, hip area for young people.''

One recent condo conversion is a 20-unit building on East Fourth Street, between Avenues B and C. The building's history encapsulates much of the neighborhood's last hundred years. Built as a church rectory in the early 20th century, the building was later sold and used as a yeshiva for Eastern European boys. It was vacated sometime in the late 60's, reopened as an arena for amateur boxing matches 10 years later and then was boarded up until it was sold to Urbatech Designers and Builders in 1989, said one of the company's owners, Yoram Finkelstein.

Urbatech renovated the building and put the apartments on the market in the early 1990's, but found no buyers. ''We had an ad in the paper in the early 90's, and people would call and hear it was on Avenue C and they would just hang up,'' Mr. Finkelstein said.

After renting the apartments for a decade, the company put the apartments on the market again in September and sold more than half in two months. Prices run from $340,000 for two bedrooms, to $380,000 for a one-bedroom unit with a roof terrace to $425,000 for a three-bedroom unit, he said.

Even more surprising to many longtime residents is the steep rise in rents in the last five years. Apartments that rented 10 years ago for $500 or $600 now go for two or three times that. Studio apartments rent for $1,300 to $1,400, one-bedrooms go for $1,700 to $1,800 and two- and three-bedroom apartments run as high as $3,000, said Jack Bick, owner of Charaton Realty.

''If you want to live in the East Village, you better be prepared to pay a lot of money,'' he said. ''The only way to get anything for under $1,000 is to share a bedroom.''

He and other area brokers attribute the rapid rise in rents to New York University students who began flowing into the neighborhood in the mid-90's. Most of the neighborhood's apartments fall under the city's rent regulation laws, which generally permit landlords to raise rent by 20 percent for new tenants, and the rapid turnover in student tenants has propelled rents upward. Since students tend to stay in apartments for just a couple of years, landlords can raise the rent when the students graduate and move on.

''By their third and fourth year in college, all the students want to live in the East village,'' Mr. Bick said. ''And Mommy and Daddy say, 'O.K., we'll foot the bill.' ''

For Mackenzie Rosenthal, who will be a senior at New York University next year and who will be moving into a one-bedroom at 20 Exchange Place this summer, “the perks were just kind of too good to pass up.” She said she and her father had “pored over the lease, saying: ‘Where’s the catch?’ but as far as we can tell, there doesn’t seem to be one.”

When she and a roommate moved into her current two-bedroom walk-up in the East Village, they had to come up with $12,000 to cover the broker’s fee, security deposit and first and last month’s rent. “That was just ludicrous,” she said. “But when I move into my new apartment, all I need is the first month’s rent.”

Ms. Rosenthal said that after factoring in the free month’s rent, her $3,000 apartment will cost her $2,750 a month. She worries that she will not be able to afford to stay in the apartment when her one-year lease is up, but her broker, Jeffrey Carlson of Platinum Properties, said that as an original tenant, she might be able to negotiate the same rate at renewal time.

Breaking: Living in Manhattan can be expensive for young professionals


The Times has a piece today -- titled Starting Salaries but New York Tastes -- on how difficult it is being a young professional trying to live in Manhattan. What some people have to go through!

As the article notes:

Some tactics have long been chronicled: sharing tiny apartments with strangers. Sharing those apartments with eight strangers. Eating cheap lunches and skipping dinners — not just to save money, but so that drinks pack more of a punch and fewer need be consumed.

But there are smaller measures, no less ingenious, that round out the lifestyle. These young people sneak flasks of vodka into bars, flirt their way into clubs, sublet their walk-in closets, finagle their way into open-bar parties and put off haircuts until they visit their hometowns, even if those hometowns are thousands of miles away.

Ms. Werkheiser’s salary as a publicist, while well south of six figures, might be considered enviable elsewhere in the country, but in New York she has had to reprioritize. So the remote wardrobe was not her only money-saving tactic. She also gave up being a blonde.

Before moving from San Francisco last fall, Ms. Werkheiser realized that paying salon prices for platinum tresses in New York would require cutting back on needs like food and shelter. “So I went natural,” said Ms. Werkheiser. “I dyed it dark, a New York brunette.”

She and her friends have also located just about every B.Y.O.B. brunch spot in the city, plotting them out on Google maps. The cost-consciousness, Ms. Werkheiser says, is worth it: She adores New York and lives, with two roommates, in a $3,450-a-month three-bedroom apartment on the Lower East Side, verily the center of the universe for Manhattan’s young and hip.

Richard Price on the Lower East Side: "This place is like Byzantium"



There's a feature on Bronx-born Richard Price today in the Times. His new novel, Lush Life, is set in the Lower East Side, and concerns a seemingly random murder.


Excerpts from the article:

About the Lower East Side today, Mr. Price said, “This place is like Byzantium. It’s tomorrow, yesterday — anyplace but today.” He added that he sometimes thinks of the neighborhood as a very busy ghost town, where many of the ghosts milling around still speak Yiddish.

His grandparents got their start in the Lower East Side, he explained, and while Mr. Price was growing up his father worked here as a window dresser for the many small clothing shops that used to be an important part of the neighborhood economy.

“In a way the whole place has come full-circle in five generations,” Mr. Price said. “A hundred years ago there were Jews trying to claw their way out of here, and now the descendants of those people are paying $2,000 a month to live in what used to be their tenements.”
