Former Pourt space for lease on Cooper Square



Pourt, the cafe-work space at 35 Cooper Square, closed at the end of November after 11 months in business.

The for lease sign is now up in the window here in the base of the Marymount Manhattan College dormitory at Sixth Street. ... though the listing isn't online just yet at the RKF website.

The eventual new tenant will have a dessert shop as a neighbor. Meet Fresh, a Taiwan-based chain, will be opening soon next door.

Former Wall 88 space for rent on 2nd Avenue



The for lease sign arrived late last week at 104 Second Ave. at Sixth Street, where Wall 88 last conducted bar-restaurant business.

This officially brings an end to Wall 88, whose gates closed for good in late October. However, there was never any official closing announcement ... and the agency Wall 88's owners hired to do their social media apparently never got the news... generic happy hour and brunch messages continue to populate Wall 88's Facebook...



The restaurant serving pub fare opened back in March. There was a quick turnaround here after Lions BeerStore closed following 16 months in operation.

The former Venus Body Arts space is for rent on Avenue A



Venus Body Arts recently cleared out of its 4-year-old home at 31 Avenue A between Second Street and Third Street.

And the listing for the storefront owned by the NYCHA arrived on the market yesterday. (The photo in the listing shows the wrong space.) Asking rent is $90 a square foot.

As for Venus Body Arts, owner Maria Tash, whose clients have included Scarlett Johansson, Beyoncé and FKA Twigs, first got her start in a Fourth Street studio in 1992. She moved the jewelry, tattoo and clothing boutique to this storefront in 2013. The locations on Broadway and in London remain open.

Corner space at 118 1st Ave. for rent



The owner of the building on the northeast corner of First Avenue and Seventh Street has put up a for rent sign in the corner space ... which has already drawn some commentary...



... to coincide with the commentary that has been on the front door since the previous tenant, Golden Food Market, closed at the end of July after 35 years in business...



The storefront listing isn't online. So there isn't any word of the asking rent.

An LLC with a West 11th Street address bought the building at 118 First Ave. back in the spring for $5.8 million, according to public records.

The Golden Food Market staff said that the lease was up for renewal and the new landlord wanted an increase that was more than they could manage.

Former 4th Street massage parlor for rent



The storefront at 125 E. Fourth St. between First Avenue and Second Avenue recently arrived on the market.

As DNAinfo first reported last month, Nie's Service Center was busted for alleged prostitution. In addition, workers were reportedly doing massages without the required license.

The space is in the process of being cleaned out...

A new storefront for 2nd Street



The sign on the door at 201 E. Second St. currently reads C & R Construction & Renovation Inc. However, the landlord here (an LLC c/o the Kushner Companies) is installing a new storefront in the building here at Avenue B.

The asking rent is $4,500 a month for 500 square feet.

7th Street awning action

Back in May, we noted that 113 First Ave. — current home of the 7th Street Village Farm at First Avenue — was on the rental market.

Given the recent modifications here, it appeared as if the space would remain a corner market, as it had been for years ... and this afternoon, workers put up new awnings ... for 7th Street Village Farm Inc., as these photos by Derek Berg show...







We have an unconfirmed report that this is now part of the East Village Farm & Grocery (Second Avenue and Fourth Street) family... Anyway, there are new awnings.

The current home of The Stone is for rent on Avenue C



Late last year, John Zorn announced that The Stone, his experimental performance space on Avenue C (No. 15) at Second Street, would close in its current location in February 2018.

That space is now on the rental market, with a March 2018 move-in, per the listing. Here are a few details about the rental:

1000 sq. feet + 400ft basement.
Currently used as music performance space The Stone
Suitable for retail, office, white box gallery, etc. NO BARS
Rent on demand.

As you can see, the listing says NO BARS.

The Stone will be taking up residence in the New School's Glass Box Theater on West 13th Street beginning in March 2018, as the Voice first reported.

The Stone opened in 2005, and has played hosted to an estimated 7,000 performances.

Former Eye Beauty Spa for rent on 4th Street



The Eye Beauty Spa closed a few weeks ago at 199 E. Fourth St between Avenue A and Avenue B following nearly 15 months in business.

The Eastern Consolidated listing says that all uses will be considered for the 500-square-foot space, which has an asking rent of $4,500 per month. (The storefront previously housed Salon Champu until December 2014.)

This building was one of six on Fourth Street that the Kushner Companies bought for $49 million from Ben Shaoul’s Magnum Real Estate Group and Meadow Partners back in 2013.

The former Shoolbred's space is for rent on 2nd Avenue

Shoolbred's, the upscale, Scottish-style pub, closed at 197 Second Ave. back in June after nine-plus years in business.

Robert Morgan, one of the bar's owners, blamed the closure on "egregious rents."

The storefront between 12th Street and 13th Street is now on the market.



Per the listing (PDF here):

The Family Dental Center at 15 Avenue A moved down to a new location on Essex Street...



And the space here between First Street and Second Street is on the rental market.

What do you think of a restaurant for this space? Someplace that served small bites? With the right word-of-mouth it could work, as long as there was a plaque out front about the former dental office.

Former San Loco space for rent on 2nd Avenue

The empty storefront is now on the rental market at 124 Second Ave. between Seventh Street and St. Mark's Place.

The listing (PDF here) doesn't offer too many specifics on the 800-square-foot space. There isn't any mention of the asking rent... (the first neighboring tenant mentioned is Caffe Bene, which closed in April on St. Mark's Place...)



San Loco closed last month "due to a rent increase that is unsustainable," according to owner Jill Hing. The business opened in this location in 1986.

Former S'MAC space for lease on 12th Street



Earlier this month, S'MAC (aka Sarita's Mac & Cheese) moved from their 11-year-old home on 12th Street several storefronts away to the northwest corner at First Avenue.

And now that former 12th Street storefront is on the rental market. The listing hasn't made its way online yet. Per the signage, the landlord is looking for a restaurant tenant.

The other restaurants right along here are Pata Negra, Motorino, Thai Terminal, Ducks Eatery and, soon, Saltwater NYC, an Australian coffee shop.

Looking at the new-look 29 Second Ave.

You may have noticed that 29 Second Ave. between First Street and Second Street has a new look... outside...



... and inside as well.

The three-bedroom residence above the (two-floor) retail space recently arrived on the market via CitiHabitat:

Former Kabin space on the market (again)



Kabin Bar & Lounge closed in March 2015 here at 92 Second Ave. between Fifth Street and Sixth Street after 10 years in business.

We recall a few people looking to open a new venture (bar) in the space. However, nothing ever materialized.

Last summer, the Sabet Group bought 92-94 Second Ave. from EMMES Property Group for $19 million. (The Sabet Group has made headlines for alleged tenant harassment in the past.)

A for rent sign recently appeared on the former Kabin. (A different broker this time.)

The former Caffe Bene space is actually for rent on St. Mark's Place

The Caffe Bene outpost at 24 St. Mark's Place between Second Avenue and Third Avenue closed back in April after 17 months in business.

A for rent sign arrived on May 4 ... however, there hasn't been a corresponding listing online at broker Eastern Consolidated ... meanwhile, the for rent sign has fallen down.



After lying in a heap for several weeks, someone put the sign back up yesterday...



Before Caffe B, the address was a Pinkberry. The space was on the market for nearly six months before Caffe Bene signed a 10-year lease in August 2015, with a reported asking rent in the $240 per-square-foot territory.

On the rental market: 432 E. 13th St.



Teshigotoya, the Japanese restaurant at 432 E. 13th St. between Avenue A and First Avenue, quietly closed earlier this year.

The space is on the market. The listing shows an asking rent of $10,500 a month for the 800-square-feet of space. (There's also a $30,000 fixture fee.)

This spot has been a tough sell in the past few years. Masak, the well-regard Singapore-influenced restaurant, closed in April 2013. Then came Sembrado’s Tacos al Pastor, the Mexican restaurant from Danny Mena, the chef and co-founder of Hecho en Dumbo. And, I'm told, Teshigotoya went through an ownership change at some point after its early 2015 opening.

In previous posts about openings and closings at this address, commenters have said this is a tough block for foot traffic. Will the arrival of condos at the Thirteen East + West development ... or the 8-story residential building going up across the street at the former post office help make something work here?

The 7th Street Village Farm is for rent



A tipster points us to a listing for 113 First Ave. — current home of the 7th Street Village Farm.

Per the listing at Douglas Elliman:

Calling all business owners and restauranteurs. Enjoy a dynamic space with maximum exposure, located at one of Manhattan's most bustling intersections. Foot traffic, a sizeable basement, and potential for outdoor space are all key factors to this listing. Just minutes away from all mass transit, this space is conveniently located near some of the East Village's hottest spots.

The listing has the price at $350,000. (Annually? Key money?) Public records show that the building changed hands in March 2015 for $5.5 million. The new owner is behind an LLC with a Jackson Heights address. (Back at the time of the sale, we heard that the deal was between family members.)

And as we understand it, the deli owners are the ones who have OK'd the art on the Seventh Street walls, which include the MCA tribute by @cramcept...



In any event, the corner has housed a market for as long as anyone we talked to can remember...

A few items to note from recent weeks...



Blue 9 Burger closed down on Third Avenue between 12th Street and 13th Street back in February after 14 years... the for rent sign only recently arrived. The rent is negotiable, per the listing, which notes "No Cheesesteaks, No Coffee, No Pizza."

Rustico closed at the beginning of March on First Avenue between St. Mark's Place and Ninth Street. The banner via broker CBRE has been up for a few weeks now, though there isn't any sign of the listing online.

The space that housed Guayoyo, the family-owned Venezuelan restaurant, has sat empty on the corner of First Avenue and Fourth Street for two-plus years now.

The space was cleaned up early last week... and the Icon Realty sign has been removed... perhaps a sign of a new tenant...

A lamp for Clay Pot has arrived outside 58 St. Mark's Place between First Avenue and Second Avenue. The restaurant will be serving "traditional Hong Kong style open-flame cooked clay pot rice" when it opens later this spring.

East Side Ink moved one storefront to the south at the end of December here on Avenue B between Seventh Street and Sixth Street.

Per the listing, "all uses considered." No word on the rent.

The custom frame shop that opened in March 2016 at 36 Third Ave. has closed here between Ninth Street and 10th Street... the sidewalk bridge that has been up the whole time likely didn't help business...

About the for rent sign outside Somtum Der on Avenue A



A for rent sign arrived outside 85 Avenue A between Fifth Street and Sixth Street this past week.

An EVG reader asked if this meant that Somtum Der, the Thai restaurant, was going to be closing.

The sign is for the subterranean space, not Somtum Der. As previously noted in January, the storefront below the restaurant that previously housed Elvis Guesthouse is on the rental market.

There's a new broker now... and a new price. (Was $11,500 in January; $9,000 now.)

Here's the latest listing:

An East Village iconic location which housed Arrow Bar and most recently Elvis Guesthouse is back on the market. Approximately 1000 square feet of unique space. Surrounded by DROM, a Thai Restaurant, Sushi Restaurant and several established small commercial rentals. The asking price is approximate $9,000/mo. The best use of this space is a restaurant/bar.

Space is offered as-is and any prospective tenants will have to do a walk-through. It is advisable you bring professionals (engineer/architect/plumber, etc) to determine build-out costs. Landlord will grant concessions relative to build-out work.

Please note: There shall be NO cabaret, NO live performances allowed and NO dancing. The landlord is VERY STRICT on this.

During its two-year run, Elvis Guesthouse drew some noise complaints about the bands and DJs who performed in the subterranean space from residents who live building.
