1st residents moving into Steiner East Village



Here's part of a news release that arrived late last week about Steiner East Village, the block-engulfing condoplex on Avenue A between 11th Street and 12th Street...

Steiner East Village has welcomed its first residents, as closings have begun at the 82-unit, 7-story, full service luxury condominium developed by Steiner NYC. The project, which includes one- to four-bedroom condos and penthouses, is now 75% sold and has entered its final phase of sales.

The classic, loft-style interiors at Steiner East Village are designed by Paris Forino and offer ten-foot-plus ceiling heights, oversized windows, exquisite marble finishes, wide plank floors, top-of-the-line appliances, and an abundance of light and air.

The building’s amenity spaces, encompassing over 16,000 square-feet, are best-in-class for the East Village and include a transcendent 50’-indoor pool, lush garden, 2,000-square foot fitness center, sauna, steam room, parking, resident library with fireplace, bike storage, pet spa, children’s playroom, and a 4,000-square-foot common roofdeck with stunning, protected views.

The release includes a rendering of the pool ...



And no word yet about what might be coming to Stei Town's retail spaces along Avenue A.

Developer Douglas Steiner bought the former Mary Help of Christians property in 2012 from the Archdiocese of New York for $41 million. During the summer of 2013, workers demolished the church, school and rectory.

A 12th Street Steiner East Village reveal

Last month (Sept. 18 to be exact), workers began removing the scaffolding and sidewalk bridge from the 12th Street side of Steiner East Village, developer Douglas Steiner's block-long condoplex.

We thought that the remaining scaffolding and sidewalk bridge would then soon come down on Avenue A and 11th Street, though that hasn't been the case so far.

So we'll go with what we have — a view of Stei Town's main entrance and private garage...

The building, which features an indoor pool and 5,000-square-foot "rooftop park," also holds the distinction of having an East Village record-breaking sell-out of $225 million.

Last we saw, more than half of the 82 units were sold (that was a July report). The Steiner website currently shows eight available units.

An update on Steiner East Village, 'Usherer of Alphabet City Gentrification'

CityReality provides an update on developer Douglas Steiner's luxury condoplex, Steiner East Village, in a piece titled "Usherer of Alphabet City Gentrification More than 50% Sold."

As the headline suggests, 44 of the building's 82 units along Avenue A between 11th Street and 12th Street have been spoken for.

The building, which features an indoor pool and 5,000-square-foot "rooftop park," also holds the distinction of having an East Village record-breaking sell-out of $225 million.

A passage from the post:

As of mid-July, much of the building’s exterior is complete. Closings are expected to begin this fall with occupancy likely following soon after. A recent episode of Million Dollar Listing featured the building, where celebrity broker Fredrik Ecklund just so happens to be leading sales. Reflecting on the social impact Steiner East Village may have on the community, Ecklund and others commit thousands of dollars to fund a cooking program for kids at a local park.

The CityRealty piece doesn't mention anything about the 11,000 square feet of retail space that will apparently be available along Avenue A. (The last listing we saw is from 2014.) For people concerned about the increase in chain stores here (joining the incoming Trader Joe's and Target around the corner), you can likely count on one or two more in this space.

Full FULL reveal on 1st Street, Avenue A and the Bowery

Workers recently removed the remaining sidewalk bridges and construction netting to provide full Full reveals at three new developments...

64 E. First St.



There are six, full-floor residences here between First Avenue and Second Avenue ... at the site of the former horrible hookah hotspot LaVie.

The website for 64 East — located [heh] in the "Bowery District" — shows that only one unit (just under $3.3 million) remains for sale. David Schwimmer reportedly just checked out a unit here for a possible bachelor pad.

438 E. 12th St. (aka Steiner East Village)



There's a full FULL reveal on the 11th Street and Avenue A sides of developer Douglas Steiner's Steiner East Village... the 12th Street side still remains under wraps...



The 7-story, 82-unit building officially at 438 E. 12th St. features homes starting at $1.1 million. There are currently seven units listed as available at the Steiner East Village website. Amenities include a 24-hour lobby concierge, 50-foot-long pool, spa, gym, library, etc.

There is, at the moment, some address chaos on the sidewalk bridge...



Steiner bought the former Mary Help of Christians property in 2012 from the Archdiocese of New York for $41 million.

319 Bowery



The sidewalk bridge is gone from outside 319 Bowery, undergoing a condo conversion after 45 years as the Amato Opera here between First Street and Second Street. (This four-story brick building was a cigar factory from 1899 to 1926.)

We recently noted that the retail space here is asking $34,995.

The developer is Steven Croman, who's facing suits in both civil and criminal court.

Just a periodic update after our weekend walk through Steinertown on Avenue A between 11th Street and 12th Street ... more and more of the bricks of the 7-story, 82-unit building called Steiner East Village come into view...



...and from the 12th Street side (developer Douglas Steiner's condoplex is officially at 438 E. 12th St) ....



The building features homes starting at $1.1 million... with the 4-bedroom penthouse with 1,364 square feet of terraces that was asking $11.25 million. Amenities in Stei Town include a 24-hour lobby concierge, 50-foot long pool, spa, gym, library, playroom, parking and, in some cases, views of a 7-Eleven.

A year-end look at Steiner East Village



Somehow three-plus months have passed since we last looked at the progress of the quite large Steiner East Village on Avenue A between 11th Street and 12th Street... Update: It is still quite large...



The 7-story, 82-unit building officially at 438 E. 12th St. features homes starting at $1.1 million... with the 4-bedroom penthouse with 1,364 square feet of terraces that's asking $11.25 million. (This unit is in contract, per Streeteasy.) There are currently seven units listed as available at the Steiner East Village website.

Steiner East Village's place in the NYC condo market

The New York Times checked in yesterday with a piece on the NYC condo market... while the market for $100 million mansions in high rises along 57th Street may have vanished, "sales at the other end of the new development market have been brisk."

Prominently mentioned in the article is Steiner East Village, developer Douglas Steiner's condoplex rising on Avenue A at 12th Street. Not exactly giving it away here. The 7-story, 82-unit building officially at 438 E. 12th St. features homes starting at $1.1 million... with the 4-bedroom penthouse with 1,364 square feet of terraces that's asking $11.25 million.

[W]hile prices in the building, which average $2,100 a square foot, are hardly a bargain in the East Village, which has very little new development, they can seem inviting compared with other downtown neighborhoods. [Broker Fredrik] Eklund said the building has drawn a number of buyers from the West Village and TriBeCa, some of the most expensive areas in the city, where inventory under $5 million is hard to come by.

“I think we’re setting a new high market for condos in the East Village, but compared to the rest of downtown, people understand that they’re getting a value for Manhattan,” said Douglas C. Steiner, the chairman of Steiner NYC.

Amenities in Stei Town include a 24-hour lobby concierge, 50-foot long pool, spa, gym, library, playroom, parking and, in some cases, views of a 7-Eleven.

With a discussion of the new developments two blocks away at 500 and 524 E. 14th St. ... might as well look at the progress of developer Douglas Steiner's rather gargantuan condoplex at 438 E. 12th Street and along Avenue A to 11th Street... aka Steiner East Village...





... looks as if Stei Town might just swallow the corner buildings on 12th ...

Rapid progress at Stei town



And along Avenue A, construction continues at a brisk pace at Steiner East Village, the name of developer Douglas Steiner's incoming residential complex between East 11th Street and East 12th Street... the future 6-story (82 unit) building is now even with the neighboring buildings on the corner of 12th Street...



Prices for the condominiums at the site the former Mary Help of Christians property start at $1.1 million. Amenities include a 24-hour lobby concierge, 50-foot long pool, spa, gym, library, playroom, parking, and lush courtyard and rooftop gardens, a horse-drawn carriage and uniformed horseman for rides through Tompkins Square Park, and an underground shooting range.

Developer Douglas Steiner presents Steiner East Village

Here's a follow-up to yesterday's post about the new residential building at 438 E. 12th St., which was based on an article published over the weekend at the Times.

Reps for developer Douglas Steiner sent us more information yesterday.

So via the EVG inbox...

Developer Steiner NYC has begun sales at Steiner East Village, a seven-story, 82-unit, full-service residential condominium development, which will span the block from 11th to 12th Street along Avenue A. Douglas Elliman’s Fredrik Eklund and John Gomes of the Eklund Gomes Team are handling the exclusive sales and marketing for the project.

“It took us seven years to find the right site in what is our favorite neighborhood in Manhattan,” said Douglas C. Steiner, Chairman of Steiner NYC. “The East Village is authentic, bohemian, and diverse, with a rich history of groundbreaking art and music, a plethora of community gardens and quirky mom and pop stores, bustling nightlife, and an abundance of unpretentious, top-flight restaurants.”

Residents will enjoy an amenity package that will be best-in-class for the East Village: a highly-designed 50’ indoor pool; 2,000-square foot fitness center; sauna; steam room; parking; resident library with fireplace; bike storage; pet spa; children’s playroom; and 4,000 square foot common roofdeck with stunning, protected views.

Steiner East Village, designed by S9 Architects, compliments the historic East Village neighborhood in scale and style, with an aged brick façade and interwoven greenery. The building’s classic, loft-style interiors, designed by Paris Forino, offer ten-foot-plus ceiling heights, oversized windows, exquisite marble finishes and wide plank floors, top-of-the-line appliances, and plentiful light and air. The building’s main entrance will be located on tree-lined East 12th Street. Prices start at $1.1 million.

More details about the condos at 438 E. 12th St., now rising above grade along Avenue A



The rest of the new residential building has made its first appearance above the plywood along Avenue A between East 11th Street and East 12th Street.

The work on Douglas Steiner's luxury condo complex had been focused on East 12th Street...



And over the weekend, the Times provided a fairly fawning article on the six-story residential building with 82 units that took the place of the Mary Help of Christians complex.

About the outrage over the demolition of the church, Steiner, who lived in the East Village from 2005 to 2014 before moving to Williamsburg, simply said "I think there were a few loud voices."

Meantime, the article provided a few more details on the project (officially at 438 E. 12th St.)...

Such as!

In a neighborhood where condos are scarce and often small, the large L-shaped Steiner East Village takes its building amenities seriously. A 4,000-square-foot landscaped courtyard garden is overlooked by the swimming pool and library, which will be adorned with floor-to-ceiling bookshelves and a marble fireplace. Residents can also relax on a planted 4,000-square-foot roof deck with views of the Empire State and Chrysler buildings.

The building will have a 10,000-square-foot storefront along Avenue A, where a playground for the church’s school used to host a popular flea market.

A 10,000-square foot storefront? (Grocery store? Gym? Bank? Drug store?)

And what happened to the rentals with inclusionary housing that were pitched to the community?

The project was delayed in part because plans changed. A luxury rental building with 160 units was originally envisioned for the site, but banks were reluctant to back it since it was an untested product for the area, Mr. Steiner said.

At the $206 million development, one-bedrooms start at about $1.1 million and the pièce de résistance — a four-bedroom unit with 1,364 square feet of terraces, is $11.25 million. Overall, prices here average $2,100 a square foot.

Douglas Steiner's luxury condos growing up quickly on Avenue A and East 12th Street



Work is moving right along on Avenue A between East 11th Street and East 12th Street... site of Douglas Steiner's incoming luxury condos...



...looks as if the crew is just getting started on what will be the sixth floor ... in what is now expected to be a six-story residential building with 82 units, with the cheapies starting at $1.1 million. The amenities include a 50-foot-long pool, a spa, a gym, a library, parking and a landscaped courtyard and rooftop gardens.



The focus appears now to be on the East 12th Street side of the former Mary Help of Christians property...

Using graffiti to attract buyers for the million-dollar condos along Avenue A

Earlier this month, details emerged about developer Douglas Steiner's incoming residential building (rendering above) along Avenue A between East 11th Street and East 12th Street.

For instance, condos in the 82-unit building — officially 438 E. 12th St. — will start at $1.1 million for a 1-bedroom home. And the building amenities include a 50-foot-long pool, a spa, a gym, a library, a playroom, parking and a landscaped courtyard and rooftop gardens.

There's also a teaser site where potential buyers can learn more info about the project.

The development's marketing team also decided to go the graffiti route in advertising the official website along the plywood on Avenue A...



So...
