Construction watch: 183 Avenue B

Three-plus years have passed since we checked in at 183 Avenue B between 11th Street and 12th Street. 

The rendering recently arrived on the plywood for the 8-floor, 12-unit residential building in the works... oh!
Here's more about the project via its website:
The Village Garden Condominium is a stylish bright building, standing out above its neighbors. All units are flooded by natural light. Lower floors provide views of the beautiful historic buildings of the Lower East Side; upper floors afford sweeping views of the neighborhood and Tomkins Square Park.
And...
The two full-floor penthouse units include two terraces, perfect for inviting friends or a romantic evening. The delight of your private outdoor space can be appreciated during the morning sunrise or in the evening with a glass of wine. 
In January 2017, Corcoran listed the property with a $4.75 million ask. The building — with air rights intact — sold for that exact amount in April 2017, per public records. The DOB permit lists Richard Pino via the Tompkins 183 LLC as the owner.

The existing four-story building was later demolished on this lot in early 2020.

Work on the new condoplex remains in the foundation phase. There's a December 2024 completion date listed on the plywood rendering.

Demolition watch: 183 Avenue B



It appears that the four-story building that was 183 Avenue B has been demolished...



As we reported back in June, there are plans for a new 8-floor residential building here between 11th Street and 12th Street.

According to the permit filed with the city, the building will have 12 residential units with ground-floor retail.

New York Yimby pointed out that the units will "most likely [be] rentals based on the average scope of 689 square feet."

In January 2017, Corcoran listed the property with a $4.75 million ask. The building — with air rights intact — sold for that exact amount in April 2017, per public records. The DOB permit lists Richard Pino via the Tompkins 183 LLC as the owner.

Units in the building had apparently been recently renovated, per the listing at the time ...



... and there was a nice outdoor space out back....

Prepping 183 Avenue B for demolition



Prepwork is underway to demolish 183 Avenue B, the four-story building between 11th Street and 12th Street.

The sidewalk bridge recently arrived ... as well as the warning notices about baiting for rats...



As we reported on June 13, reps for the owner of No. 183 have filed plans for a new 8-floor residential building here.

According to the permit filed with the city, the building will have 12 residential units with ground-floor retail. (The demo permits were filed with the city in April.)

183 Avenue B will be demolished for a new 8-story residential building



Reps for the owner of 183 Avenue B have filed plans for a new 8-floor residential building.

According to the permit filed with the city on Tuesday, the building will have 12 residential units with ground-floor retail.

New York Yimby, who first reported on the filing, note that the units will "most likely [be] rentals based on the average scope of 689 square feet."

First, however, the current four-story building must be demolished. Those demo permits were filed with the city in April.

In January 2017, we reported that Corcoran listed the property with a $4.75 million ask. The building — with air rights intact — sold for that exact amount in April 2017, per public records. The DOB permit lists Richard Pino via the Tompkins 183 LLC as the owner.

As previously reported, there were reports of damage to No. 183 in early 2013 during the never-ending construction next door at what became the luxury rentals known as The Hub.

183 Avenue B, with potential to double in size, is for sale



The building between 11th Street and 12th Street just arrived on the market.

Here's the listing via Corcoran:
