Rentals underway at the Hub on Avenue B



The all-new 185 Avenue B, the 7-floor, 40-unit building between 11th Street and 12th Street, is now ready for tenants.

The building is called The Hub. Here are details via their website:

This 7 story building was designed to offer residents the most amount of space, light, high ceilings and views. It offers a large amount of amenities, such as a laundry room, residents bike storage, 2 elevators, a sun roof and a roof terrace with spectacular open views. Some units have private outdoor spaces. There are spacious and well lit common areas on each floor, that compliment the spacious apartments and create a good sense of openness and spacial consistency. This 40 unit boutique rental building truly stands out from anything else in the neighborhood.

There are four units posted on the site. There isn't any pricing on the apartments.

There are also flyers posted along Avenue B noting that the Elim House of Worship is moving into the building, on the 12th Street side...





As previously reported, the Elim Pentecostal Church was in the former building on the site. The Rev. Carlos Torres reportedly worked out a deal to sell the property to a developer to ensure that the church had a future home. (A fire nearly destroyed the building in October 2006. That two-level structure was KO'd in 2012 after a few attempts to renovate it.)

The demolition-construction dragged on here for nearly four years. Nearby residents endured months of relentless pile driving and other building-rattling noise. There were complaints about cracks next door at No. 183.

The space here at 193 Avenue B opened in 1926 as the Bijou, a 600-seat theater with a balcony. It eventually became the Charles Theatre, with some programming curated by Jonas Mekas.

As Cinema Treasures points out: "In later years it was one of the early New York theatres to program off-beat and independent films. It showed early Warhol and had open film nights where young filmmakers could get an audience."

A 95% full reveal at 185 Avenue B



Workers yesterday removed just about the rest of the scaffolding and wrapping from 185-193 Avenue B, the new mixed-used residential building at East 12th Street…



DOB permits show 40 units, with an "outdoor recreation space" on the roof. The ground floor will also house the previous tenant at the address — the Elim Pentecostal Church.

Partial reveal of the new residential complex coming to 185 Avenue B

After three-plus long years of demolition and construction at 185 Avenue B, we have our first glimpse of the new 7-story building here between East 11th Street and East 12th Street…



… and the rendering for the mixed-used residential building that will also house the Elim Pentecostal Church...



The northeast corner remains wrapped ...



The site has been a source of aggravation for neighbors since demolition started in July 2012... and even before, dating back to the fire that nearly destroyed the building in October 2006.

Bendy thing action at a suddenly taller 185-193 Avenue B

Work has really picked up in recent weeks over at 185-193 Avenue B ... where it looks as if the crew is near the top of the 7-story mixed-used residential building going up at the corner here at East 12th Street.

In total, the building will have 41 dwelling units ... as well as house the Elim Pentecostal Church.

Bendy thing and the workers were still at it last night around 6...

Never-ending construction at 185-193 Avenue B continues to never end



While discussing the other day how quickly 10 Bond was racing toward completion, we mentioned the scant progress at 185-193 Avenue B, 20-some months in the making.

As previously noted, there's a 7-story mixed-used residential building with 41 dwelling units in the works for the corner here at East 12th Street. The building will include the new home of the Elim Pentecostal Church.

We took a look late last week to see how it was progressing. Looks like the crew is up to three floors now...





Nearby residents and school children endured months of relentless pile driving and other building-rattling noise. There were complaints about cracks next door at No. 183, which we heard put a temporary halt to the construction.

The rendering notes a completion date of October 2014.



Nine floors in 19 days? Let's do it!

Exit flagger



The flag man directing traffic at the construction site along 185-193 Avenue B waved the black SUV through the red light, according to witnesses, where it was promptly hit by another car at East 12th Street …



Meanwhile, the construction crew is pouring concrete at night without lights for the 7-story mixed-used residential building.

Construction watch: 185-193 Avenue B



Time to check in again on 185-193 Avenue B, where a 7-story mixed-used residential building with 41 "dwelling units" is in the works for the corner here at East 12th Street. The building will include the new home of the Elim Pentecostal Church.



Workers have been pouring the foundation of late …





As we've pointed out in previous posts on this seemingly never-ending project, it hasn't always been easy. Nearby residents endured months of relentless pile driving and other building-rattling noise. There were complaints about cracks next door at No. 183.



Meanwhile, we finally got a glimpse of the boxy rendering. It remains in the construction office next door. (The renderings can usually be found on the plywood along the actual construction site.)



The rendering notes a completion date of October 2014.

Construction watch: 185-193 Avenue B



Here's a spot check on 185-193 Avenue B... where a 7-story mixed-used residential building is in the works for the corner here at East 12th Street. The building will include the new home of the Elim Pentecostal Church.



Nearby residents had to endure months of relentless pile driving and other building-rattling noise late last fall and into the winter months...



Some residents said that they are concerned for the adjacent building... the one with all the supports ... which may explain the Stop Work Order that the city issued last Friday. There's now just a Partial Stop Work Order...



The address was a movie theater for many years, first the Bijou in 1926, then the Charles. (The theater closed in 1975, and a church took over the space.) A fire broke out in the building in October 2006.

New 7-story residential complex makes 1st appearance above ground on Avenue B



Work continues on Avenue B at East 12th Street, where a 7-story mixed used residential building is going up that will house the new home of the Elim Pentecostal Church, among other things.

The construction is now visible above the plywood that lines the site. Perhaps this phase is better for nearby residents, who had to endure months of relentless pile driving and other building-rattling noise.

Digging in at 185 Avenue B

Well, the shock and relentless pile-driving phase of construction is now over here on Avenue B at East 12th Street, where a 7-story mixed used residential building is in the works. (The building will include the new home of the Elim Pentecostal Church.)

And do nearby residents notice the difference? Said one: "Now they have a parade of noisy dumptrucks, but it isn't unbearable. The worst is the continuous loud beeps early in the morning whenever [the trucks] back up.

One parent told us that she worries about so much construction equipment on the move here on Avenue B with the East Village Community School right next door on East 12th Street.

[Updated] The 'insane' noise and pounding are back at 185 Avenue B

On Friday, the incessant pounding from a pile-driver returned to the construction site on Avenue B at East 12th Street, where a seven-story apartment complex is in the works. (As previously reported, Rev. Carlos Torres of the the Elim Pentecostal Church, the previous occupant here, is the owner of the site. The ground-floor will house the church and a community center. The upper levels of the new building will be designated for some combination of housing.)

On Dec. 18, the DOB issued a Full Stop Order ... and the site remained inactive until Friday. A DOB inspector found a "vertical crack between buildings 181/183 Avenue B" directly next door to the site, per DOB paperwork.

Said one reader in the comments on our last post:

My son attends the school next to this site and the noise is insane. His entire classroom shakes when they are pile driving and the teachers have to shout to be heard. I complained to the construction manager, who told me even he didn't understand why the city was permitting them to build during school hours...

Apparently all is well in the eyes of the city, as the DOB rescinded the Stop Work Order.

Meanwhile, nearby residents and parents of the school next to the site remain understandably unhappy.

Said one in an email this morning:

Parents and teachers of the school next door are *very* upset about it, as the construction noise seems to coincide exactly with school hours and is incredibly disruptive — I'm a parent and honestly it sounds like the pile driving is *inside* the classroom.

There have been seven complaints filed with the city since the construction restarted, records show. One resident figures the city won't do anything else until the nearby buildings collapse.

Construction site at 185 Avenue B remains shut down for now

Back in November, we pointed out the pounding noise coming from the construction site at 185-193 Avenue B... where workers are putting in the foundation for the new apartment complex at East 12th Street.

Per a resident adjacent to the space:

That construction at Ave B and 12th has become the bane of the neighborhood. The vibrations and shaking from it are endangering the old buildings nearby. The noise is unbearable. Why isn't there an uproar in protest from the local residents and merchants? Has the EV become a neighborhood of sheep?



According to one complaint to the DOB:

"Pile driving is shaking old buildings nearby; this new construction is set up to do a lot more of this; it is unnecessary and inappropriate construction technique for this old neighborhood."

Apparently the DOB finally took notice, issuing a Full Stop Order on Dec. 18 ... the site remains shut down several weeks later. A DOB inspector found a "vertical crack between buildings 181/183 Avenue B" directly next door to the site, per DOB paperwork.

In addition, the inspector didn't notice "a flagman" when deliveries were being made at the site ... this is especially troublesome given its proximity to the school next door.

The Specific Violation Condition(s) and Remedy via the DOB website:
FAILURE TO SAFEGUARD ALL PERSONS AND PROPERTY AFFECTED BY CONSTRUCTION OPERATIONS.

There's a hearing on the matter scheduled for Feb. 7. Meanwhile, some neighbors are enjoying the construction-free days. "That was like Christmas coming early," said one resident of the Stop Work Order.

Where's the uproar over the construction noise at 185 Avenue B?



A few weeks ago, we pointed out the awful noise coming from the construction site at 185-193 Avenue B... where workers are putting in the foundation for the new apartment complex at East 12th Street.

And the assualt continues... per a resident adjacent to the space:

That construction at Ave B and 12th has become the bane of the neighborhood. The vibrations and shaking from it are endangering the old buildings nearby. The noise is unbearable. Why isn't there an uproar in protest from the local residents and merchants? Has the EV become a neighborhood of sheep?

Also per the resident..

I'm surprised the local owners aren't up in arms. The vibrations could wreck their buildings.

Because this is soothing our frazzled nerves

Several readers have been reporting incessant noise this morning somewhere around the Con Ed Substation on East 14th Street and Avenue C. One reader thought, at first, there was another explosion.

Turns out that a pile driver is putting in the foundation support for the new apartment complex on Avenue B and East 12th Street. There isn't much escape from the noise. Meanwhile, many nearby residents are still without electricity, water and heat. (And there is a school directly next door.)

Here's what 30 seconds of the construction noise sounds like. It has been going on the entire morning. The whole block seems to be vibrating. One resident said that he is worried about a building collapse.

185 Avenue B is nearly gone

Demolition crews arrived at 185-193 Avenue B on July 25 ... Bobby Williams stopped by yesterday for an update... and there doesn't appear to be much left of the building ...






There are plans pending city approval for a 7-story apartment building that will include community space and the new home for the Elim Pentecostal Church.

The address was a movie theater for many years, first the Bijou in 1926, then the Charles. (The theater closed in 1975, and a church took over the space.) A fire broke out in the building in October 2006.
