Rite Aid signage arrives at the Niko East Village on Avenue D



The Rite Aid signage arrived back on Friday in the retail space of Niko East Village, the 12-story retail-residential complex via L+M Development Partners on Avenue D between Sixth Street and Seventh Street...



To recap: The lots previously along here housed one-level storefronts that included a Rite Aid, which relocated one block north to the ground floor of Arabella 101. Rite Aid had signed a lease to return to the retail space in this building.

The former Rite Aid at the site of Niko had a pretty cool underwater theme painted on its walls, courtesy of The Royal Kingbee UW.

As for Niko, the rentals are underway. Rents start at $2,800 a month and go up to nearly $6,000.

Rentals underway at The Niko on Avenue D

The rental period (h/t Curbed!) has kicked off over at The Niko, the 12-story retail-residential building via L+M Development Partners on Avenue D between Sixth Street and Seventh Street. (The previous businesses here were part of the 79-89 Avenue D parcel, though the Niko is using 751 E. Sixth St.)

Life in a building undergoing a gut renovation

In February, we noted the sale of a residential building on Suffolk street...

Silverstone Property Group ... is pleased to announce the acquisition of 157 Suffolk Street ... The 6 story, 22,398 square foot residential apartment building consists of 33 apartments and 2 retail stores. Silverstone purchased the building for $8.8M, or approximately $392 per square foot, in an all-cash, off-market transaction with the private seller. Silverstone will be renovating the building to create a high-end boutique residential rental property, as well as leasing the retail space which has been vacant for many years.


Per a commenter:

"There are 7 apartments left here as of April 2011 and we are suffering through months of demolition and construction."

One of those remaining residents (we think!) sent along a video of what life is like here in the building during the months of construction...

The Lower East Side gets another 'high-end boutique residential rental property'

The 6 story, 22,398 square foot residential apartment building consists of 33 apartments and 2 retail stores. Silverstone purchased the building for $8.8M, or approximately $392 per square foot, in an all-cash, off-market transaction with the private seller. Silverstone will be renovating the building to create a high-end boutique residential rental property, as well as leasing the retail space which has been vacant for many years.


Sooo... dumb question, but what happened to all the former residents of this pre-high-end boutique residence? Buy outs?

532 East Fifth Street looking blue — and green

When we last looked in on the construction at 532 E. Fifth St. between Avenue A and Avenue B ... it went something like this:



And yesterday, we received a comment on our previous post from July titled The Greenpointing of East Fifth Street continues. The commenter, likely the real-estate agent for 532, wrote (slightly edited):

"We would of loved to save the brownstone that was there. The owners would of as well. As a matter of fact, they wanted to. The foundation had serious issues and wasn't economicly [sic] feasible. So we salvaged all we could. The cornice was restored and hung on a building in Staten Island that's built during the same period. It can be viewed on DOORtoDOORrealty website60-62 Vanduzer. Please update your photos from those stark images that are posted on this blog. I know its hard to keep all happy. But we do proceed with the enviroment [sic] in mind."



Fair enough... here our some new shots of the work in progress...





In the end, it will be a six-story, 10-unit building. In fact, there's even a website with more details, such as it's green ...

Meet Manhattan's fat-cat home buyers (all you need is $45 million!)


The Post has a feature today on the richies who have paid more than $45 million for their Manhattan digs. You know, the $45 Million Club. As the article notes, hedge-funder Daniel Loeb bought a 10,000-square-foot apartment in newly renovated 15 Central Park West for $45.8 million in February. "The place has five bedrooms and five baths - but, in what seems quite a scandal, his view of Central Park is obscured by an adjacent apartment." Perhaps Loeb can pay to have that adjacent apartment removed.
