Report: Kushner Cos. sell 2 more East Village buildings

Kushner Cos. continues to pare down its East Village portfolio "as part of a sweeping exit from the neighborhood that launched the career of its former chief executive, Jared Kushner," as Crain's put it on Friday. 

The latest to go: 318 E. 11th St. between First Avenue and Second Avenue (above, left), and 99 E. Seventh St. between Avenue A and First Avenue. Public records show that Sky Management Corp. paid $11.2 million for the buildings with 33 residential units. 

How did Kushner fare on these investments? To Crain's:
The firm broke about even on 318 E. 11th, selling the 6-story, 18-unit mixed-use site near Second Avenue for $7.6 million this month after paying $7 million for it in 2012, the register shows. A two-bedroom there that leased in August was advertised for about $5,000 per month.

But Kushner Cos. incurred a significant loss with 99 E. Seventh, a 5-story, 17-unit multifamily building near First Avenue that went for $3.6 million after costing $5.1 million in 2012, according to deeds. A two-bedroom there was listed this month at $4,200.
Most recently, the real-estate development firm sold six EV buildings: the four contiguous properties at 329, 331, 333, and 335 E. Ninth St. between First Avenue and Second Avenue ($26.9 million), and 516 and 518 E. 13th St. between Avenue A and Avenue B ($11 million). 

At one point, Kushner Cos. was the second-largest owner of East Village residential buildings, trailing only convicted felon Steve Croman

With the deals, the firm has sold about 60% of its East Village portfolio, which at its peak about a decade ago totaled roughly 40 buildings between East Houston and East 14 streets, and Avenue B and Third Avenue, according to a Crain's analysis. Today, by contrast, Kushner Cos., which often invested alongside partners, appears to own just 15 sites, including 201 E. Second St., 500 E. 11th St. and 165 Ave. A., based on public records. 
The publication previously pointed out that the exit is due, in part, to the "rules passed as part of pro-tenant reform laws in 2019 have made it more difficult for landlords of rental sites to run the traditional playbook of converting regulated units into pricier market-rate versions. Some landlords have blamed those reforms for stifling the investment sales market."

Dimmed lights on 1st Avenue: Only 1 Indian restaurant remains at Instagram-friendly address

And then there was one. 

After decades of aggressive hosts trying to entice diners into their establishments with twinkling Christmas and chili pepper lights and promises of superior food, the upstairs-downstairs block of Indian and Bangladeshi restaurants at 93 First Ave. is down to one.

While Milon closed in December 2020 after nearly 40 years in business, next-door neighbor Panna II Garden took over the space in early 2021 (see below) without switching the previous tenant's sign.

It was business as usual, with groups coming in for various celebrations amid the lights and over-the-top decor (this with some pretty mediocre-to-average food and spotty service).
The Panna II maître d' on duty Friday evening told us they stopped using the adjacent dining room last month.

"No business," he said.

... and workers bagged up the lights that had lit up thousands of Instagram posts to throw away...
Royal Bangladesh, which opened on the lower level in 1978, closed in the late spring of 2022. An unlicensed smoke shop briefly occupied one of the storefronts on the lower level. 

While Milon and Panna II had been catering to the Instagram crowd in recent years, some locals still found the BYOB restaurants a familiar comfort on evenings away from the weekends.

The number of Indian and Bangladeshi restaurants along the so-called Curry Row or Little India here and around the corner on Sixth Street between First Avenue and Second Avenue has been dwindling in recent years. As many as 27 establishments were clustered on the block in the 1990s; today, there are two on Sixth Street.

Economics and competition certainly played a part ... and, in recent years, we've seen new buzzy options, such as from the Unapologetic Foods team (Rowdy Rooster and Dhamaka, with two more concepts on the way)... and higher-end experiences like Bungalow at 24 First Ave., which opened in March and recently received three stars from the Times, and Jazba on Second Avenue and 13th Street.

On Friday night at Panna II, the lone maître d' said business has been slow.

Explore neighborhood community gardens during the 13th annual LUNGS Harvest Arts Festival

The 13th annual LUNGS Harvest Arts Festival begins tomorrow night (Friday, Sept. 20). 

This year's festival, which runs through Sept. 29, includes 10 days of free activities at dozens of East Village/LES community gardens. Each garden features various performances, concerts, workshops, and other related events. Check the LUNGS website here for the day-by-day, garden-by-garden schedule. 

The opening night event at La Plaza Cultural on the SW corner of Avenue C and Ninth Street starts at 6 ... showcasing Avon Faire, performing traditional Celtic and English folk songs, and Source and Abdoulaye Diabate, providing "a vibrant and danceable mix of music of Guinea and Mali with a jazz inflection."

EV restaurant roundup: Four Four South Village, Don Chicken, De La Soul donuts and more

A few food-related items that we didn't get a chance to mention this past month...

Four Four South Village recently went dark at 11 E. Seventh St. near Cooper Square. Yelp lists the Taiwanese restaurant as closed (Google says it is temporarily closed). This address no longer appears on the brand's Instagram account. Four Four debuted here in March 2021.
Don Chicken has replaced Chick-In at 205 Allen St., just south of Houston. The Korean fried chicken specialists have over a dozen outposts in several states.
Murphy's New York closed earlier this summer on Ninth Street between Avenue A and First Avenue... the Instagram account for the shop selling Jamaican patties and coco bread says that they are relocating. Murphy's opened in July 2022. (Murphy's pic by Stacie Joy)

Gut renovations have picked up recently on the SE corner of Second Avenue and Seventh Street.

Last summer, coming-soon signage for Olde Brooklyn Bagel Shoppe arrived here... and it eventually disappeared. Updated: We hear that the bagel shop is still a go.

Mocha Red Steakhouse + Mixology Bar has given way to sibling restaurant Nōmé at 127 Fourth Ave. between 12th Street and 13th Street. 

Per the restaurant's website: "Nōmé's chic downtown vibe features a creative menu that celebrates Nikkei cuisine. From the Mocha Hospitality Group team, Nōmé is open for lunch, dinner and brunch. Chef Santiago Chiuz and Sushi Chef Hiroji Sawatari have curated a bold menu rich in Peruvian and Japanese flavors."

According to the Resy description, there's a "must-order burger that features beef sourced from two different countries and took nearly a year to perfect." This might explain the $55 price tag for the Le Cabernet Prime Burger.
With Mocha out, we don't know the status of the Mocha Dream Lounge around the corner at 100 E. 13th St. between Third Avenue and Fourth Avenue... where "your culinary dreams come true," per its Instagram account, last updated in February 2022...

Openings: The Onion Tree Pizza Co. on 1st Ave.

The Onion Tree Pizza Co. opened earlier this spring on the SE corner of First Avenue and 13th Street.

Chef Jay Jadeja and his wife Raquel have owned and operated several NYC restaurants in the past 20-plus years. They currently run The Onion Tree in Sea Cliff on Long Island's North Shore as well as its East Village sibling.
The interior includes an ode to The 27 Club — musicians who died at age 27, including Amy Winehouse, Kurt Cobain, Jimi Hendrix and Jim Morrison... (Chef Jay is a classic rock fan.)
While there's an extensive menu, the pizza, an Indian-Italian fusion focused on Napoletana and Romana styles, gets the most attention...
The Onion Tree Pizza Co., 214 First Ave., is open Wednesday through Thursday from 2 to 10 p.m., Friday from 2 to midnight, Saturday from noon to midnight, and Sunday from noon to 10 p.m.

The 'Kim's Video' documentary unreels today at the Quad; Alamo Drafthouse next

The "Kim's Video" documentary, from award-winning filmmakers David Redmon and Ashley Sabin, opens today (April 5) at the Quad Cinema, 34 W. 13th St. between Fifth Avenue and Sixth Avenue.

The plot!
...an elegiac tribute to the iconic video store in [the East Village!] that inspired a generation of cinephiles before it mysteriously closed its doors and sent its legendary film archive to a small and slightly dubious Sicilian village for "safekeeping." But what starts as an homage to cinema quickly becomes a rescue mission to ensure the eternal preservation of the beloved video collection.
The Quad will also host post-screening Q&As with Yongman Kim, the man, the myth, and the legend behind the business. (Details here.) The documentary is up next Friday (April 12!) at the Alamo Drafthouse in the Financial District. 

After Sundance last year, Deadline called the doc "a playful and intelligent film" ... while Variety said it's "a flaked-out, one-of-a-kind story of film obsession." On the other hand, IndieWire graded it a C+.

The video empire had a modest start in Kim's dry-cleaning business at 99 Avenue A between Sixth Street and Seventh Street in 1986 ... there were also two locations at different points on St. Mark's Place, including the Mondo Kim's at 6 St. Mark's Place. The last Kim's Video & Music (on First Avenue) closed in 2014.   

And ICYMI: Kim's massive collection of DVDs and videos is now available to rent from the Alamo Drafthouse downtown. (Background on all this here.) It's not the same, but rooting through the titles is still fun.

PLNT Burger closes its Union Square outpost

After two-plus years at 139 Fourth Ave. between 13th Street and 14th Street, PLNT Burger has shut this outpost... as of this past Friday along this corridor featuring other fast-casual brands like Cava and Dos Toros.

Meanwhile, PLNT Burger fans can get their fix at 1147 Broadway...

This decision follows the growth of our other Manhattan locations, leading us to consolidate our operations in New York. 

We are extremely thankful and proud of our team, journey, and accomplishments in Union Square. We are looking forward with optimism and excitement to the continued growth of our Nomad location and the continued expansion of our brand on the East Coast. 
This was the first NYC outpost for the Virginia-based chain via celebrity chef-Food Network star Spike Mendelsohn ... the brand also has locations in Maryland, Pennsylvania, and the District of Columbia, among other places.

Reports: Mount Sinai proposed July 2024 closing date for Beth Israel's 16th Street campus

According to published reports (including Crain's and Becker's Hospital Review), Mount Sinai Beth Israel's 16th Street campus now has a proposed July 12, 2024, closing date.

The date was revealed after the health system presented a plan last Wednesday to state authorities on the closure of the 799-bed teaching hospital on First Avenue.

Last month, Mount Sinai officials stated they would phase out operations here, though didn't provide a timeline.

Per Becker's on Friday:
 "We do not take this decision lightly, but due to the changing healthcare landscape and the unfortunate economic reality at MSBI, urgent action is required to preserve the health and vitality of the overall system," Mount Sinai said in a statement. 

The hospital is running at only 20% to 25% capacity and has incurred more than $1 billion in losses, with 2023 losses expected to be approximately $150 million, the hospital said. 
Mount Sinai officials have said that they remain committed to other facilities it operates downtown.

There's also speculation that Mount Sinai Beth Israel, the parent corporation of the New York Eye and Ear Infirmary, might try to sell the property it owns on 14th Street and Second Avenue, 13th Street and Second Avenue, and 13th Street between First Avenue and Second Avenue — which "could fetch up to $70 million if sold for apartment-building construction," per the Post back in February.
