You may now book a room for October at the Moxy East Village



Reservations are now being accepted for dates this fall at the Moxy East Village, the 13-story, 286-room hotel from the Marriott brand here on 11th Street between Third Avenue and Fourth Avenue...



Oct. 6 is the first day for any availabilities ...



Here's hotel info from a recent news release:

Conceived by Rockwell Group as a vertical timeline, each floor of the hotel draws inspiration from a different era in East Village history, from the earliest settlers to the punk era to today. Moxy East Village offers 286 design-driven bedrooms, co-working spaces, tech-savvy amenities, and cultural programming that reflects the richly diverse fabric of the neighborhood.

The various rooms include walk-in rain showers, "retro" telephones and "personal screen casting technology" (aka Netflix, Pandora, etc.).

As for drinking and dining, as previously reported, Tao Group is the food and beverage operator and the Lightstone Group's partner at the Moxy East Village. Plans include a lobby bar and café, a 2,600-square-foot rooftop bar and a French-Mediterranean restaurant from chef Jason Hall.

The foundation work got underway here in August 2017. Workers demolished the five residential buildings that stood here in the fall of 2016.

More details about the Tao Group's eating-drinking options at the Moxy East Village



Back on Friday, I noted that reps for the incoming Moxy East Village will appear before CB3's SLA committee tonight to seek liquor licenses for the hotel's four eating-drinking establishments.

Tao Group is the food and beverage operator and the Lightstone Group's partner at the Moxy East Village, 112 E. 11th St. between Third Avenue and Fourth Avenue. In addition to operating the eating-drinking choices at the Moxy Times Square and Moxy Chelsea, Tao runs more than 20 venues throughout New York City (Beauty & Essex, Tao Downtown, Stanton Social, etc.).

The questionnaire on file at the CB3 website for the Moxy, a Marriott brand, is 121 pages.

First, from the questionnaire, an at-a-glance listing of all the eating-drinking options inside the hotel...



The 13-stoy hotel's rooftop bar seems to be of particular interest to nearby residents, so I'll focus on that, starting with the diagram...



The questionnaire states that the rooftop bar is 2,600 square feet, with a capacity of 179. The proposed hours are 4 p.m. to 2 a.m. The kitchen closes at midnight. As for that kitchen, here's the menu...



Meanwhile, the main restaurant-lounge in the sub-cellar looks to be called MEV, short for Moxy East Village...



... which is awfully close to MEH.

The committee meeting starts tonight at 6:30. Location: The Perseverance House Community Room, 535 E. Fifth St. between Avenue A and Avenue B.

The Moxy East Village tops out on 11th Street



Workers have reached the top at the 13-story Moxy East Village ... raising the American flag on the western side of the incoming hotel here on 11th Street between Third Avenue and Fourth Avenue...





Work has progressed at a pretty good clip here... workers were still deep in the foundation phase at the end of 2017.

The 285-key hotel for Marriott's Moxy brand has a late 2019 opening date.

Foundation work starts on Moxy hotel as plywood rendering arrives



As I mentioned last week, the city has approved permits for the construction of the 13-story hotel coming to 11th Street between Third Avenue and Fourth Avenue.

The foundation work is underway....





... and a look at the hotel for Marriott's Moxy brand is now on the plywood...





That lines up with the only rendering that I've seen in circulation...

Work permits on file with the city show that the hotel will be 78,361 square feet — about 250 square feet per room. In addition, the permits show a lounge in the hotel's basement along with an "eating and drinking establishment with accessory terrace." The application also shows a lounge and another eating and drinking establishment on the first floor/lobby (not sure if these are connected) ... as well as a "grab n go" food and drink space. There's also another bar-restaurant planned for the top floor.

The Moxy website shows that the 11th Street hotel is expected to open in late 2018. All the background is at the links below...

And that's pretty much it for the former 112-120 E. 11th St.

Plywood signage along 112-120 E. 11th St. between Third Avenue and Fourth Avenue pointed to a summer completion for the demolition of this row of circa-1890 tenement buildings...



Workers are right on schedule. The five buildings are gone...





...just some bricks and assorted rubble need to be carted out...





... until work can start on the 13-story hotel for Marriott’s Moxy brand. The Moxy website shows that the 11th Street hotel is expected to open in late 2018.

Chipping away the exterior detail at 112-120 E. 11th St.

As previously noted, demolition crews have been removing asbestos and whatever else from the five buildings at 112-120 E. 11th St. ... as you know, these five former residential buildings between Third Avenue and Fourth Avenue are coming down to make way for a 13-story hotel for Marriott’s Moxy brand.

According to the Greenwich Village Society for Historic Preservation (GVSHP), who helped organize several rallies here, the five buildings were ruled "landmark-eligible" by the city in 2008. However, when the buildings faced the threat of demolition this past summer, the city said that they no longer qualified for landmark status, per GVSHP.

Probably a good thing they are no longer qualified... a closer look at the buildings (thanks to EVG reader Jason Solarek for these photos) shows that the ornate details on the buildings have been chiseled off...

At the Moxy hotel protest on 11th Street last evening

A group of residents, preservationists, local elected officials and union reps came out early last evening to protest the incoming hotel by Marriott's Moxy brand slated to replace a row of buildings at 112-120 E. 11th St. between Third Avenue and Fourth Avenue.

The speakers blasted Mayor de Blasio's administration, who despite the purported dedication to affordable housing, is allowing the 300-room hotel aimed at millennials to move forward.

The Lightstone Group paid Pan Am Equities $127 million for the portfolio.

In July 2015, Mayor de Blasio appointed Lightstone Chairman and CEO David Lichtenstein to the New York City Economic Development Corporation’s Board of Directors.

According to the Greenwich Village Society for Historic Preservation (GVSHP), who helped organize the rally, the five buildings were ruled "landmark-eligible" by the city in 2008. However, when the buildings faced the threat of demolition this past summer, the city said that they no longer qualified for landmark status, per GVSHP.

"Community groups, preservationists, affordable housing advocates, and labor all agree that this development stinks. Something is wrong when a Mayor who claims to care about neighborhoods, average New Yorkers, affordable housing, and organized labor allows his campaign contributor and political ally to avoid landmark protections so he can demolish historic buildings with affordable housing to put up a high-end hotel with non-union labor. "I stand by my original statement and my continued disappointment that we are losing five buildings in my district that contained several dozen affordable rent regulated units, as well as the fact that these were architecturally and historically significant buildings built in the late 1800s. Instead we will have a hotel that will be architecturally out of character and out of scale with our neighborhood. I am extremely disappointed that this mayoral administration has not come forward with any legislative/zoning solutions to prevent these types of 'as of right developments' from reoccurring. — Council Member Rosie Mendez

There will be several eating-drinking choices at the incoming Moxy hotel on 11th Street



As we first reported last week, the Lightstone Group has filed new building permits for the Marriott International’s Moxy Hotels brand at 112-120 E. 11th St.

The 13-story hotel between Third Avenue and Fourth Avenue is set to be 78,361 square feet. (About 250 square feet per room, per New York Yimby.)

Taking a deeper dive into the new building permit ... the Schedule A shows a lounge in the hotel's basement along with an "eating and drinking establishment with accessory terrace." The application also shows a lounge and another eating and drinking establishment on the first floor/lobby (not sure if these are connected) ... as well as a "grab n go" food and drink space. There's also another bar-restaurant planned for the top floor.



The number of eating-drinking choices in the hotel seems to fit the social Moxy brand. Per their website:

Moxy is a boutique hotel with the social heart of a hostel. A free-spirited place where you can do all that crazy fun stuff you’d never think of doing at home, together with likeminded spirits you’d otherwise never have met.

Yes, the WiFi is speedy and the cushy beds are freshly made, but more importantly, the bar is always open and the crew is always on. Whether you’re staying for the night or just a nightcap, you’ll see why it’s no place like home.

New building permits filed for 13-story Moxy Hotel on East 11th Street across from Webster Hall



112-120 E. 11th St. is wrapped and looking ready for demolition here between Third Avenue and Fourth Avenue.

And today, the Lightstone group has filed new building permits for the Marriott International’s Moxy Hotels brand.

Details from the permit:
• The hotel is 13 floors (120 feet)
• The plans show a 78,361-square-foot property with 311 rooms.

Stonehill & Taylor Architects (hotel specialists) are the architects of record. No sign of a rendering just yet for this property.

The Moxy website shows that the 11th Street hotel is expected in late 2018.

Scaffolding erected at soon-to-be-demolished 112-120 E. 11th St.



Workers yesterday finished wrapping up 112-120 E. 11th St. ahead of the demolition here between Third Avenue and Fourth Avenue.

As you know, the five buildings recently purchased by the Lightstone Group are giving way to a 300-room hotel with Marriott International’s Moxy Hotels serving as the brand.

No sign just yet of any new building permits for the address. The Real Deal originally reported that the property will encompass 85,000 square feet.

At the rally outside 112-120 E. 11th St.



As noted earlier, residents, local elected officials and preservationists were holding a rally early this afternoon outside 112-120 E. 11th St. between Third Avenue and Fourth Avenue...



Here's some of the coverage via am New York:

“It is totally hypocritical and inexplicable that the mayor would allow good housing to be demolished for a totally unnecessary hotel no one wants or needs,” said Andrew Berman, executive director of the Greenwich Village Society for Historic Preservation.

The betrayal is analogous to the deed-lifting scandal associated with nearby Rivington House, in which city officials allowed a nursing home to be turned into luxury condos, depriving the city of tens of millions of dollars and a much-needed facility, Berman said.

“This is another example of the mayor selling out this neighborhood and his principles,” Berman complained.

The protestors were joined by state Sen. Brad Hoylman, who is also demanding de Blasio himself take action to thwart the demolition, arguing the supposed failure by the LPC falls under his leadership.

“It’s his administration, and I am very disappointed at the LPC,” said Hoylman. “That is their mission. I think they have clearly failed, in this case, to respond to concerns of preservationists and offer an explanation as to why they are no longer protecting the buildings or even considering to protect them.”

As previously reported, the five residential buildings at 112-120 E. 11th St. between Third Avenue and Fourth Avenue are slated to be demolished to make way for a new hotel from the Marriott family.

Last week, workers began prepping No. 120 for asbestos removal... reps for the Greenwich Village Society For Historic Preservation (GVSHP), who have been monitoring the situation here, noted the poorly sealed windows late last week... (the windows were boarded up by the end of the day Saturday...)



The posted notice points to asbestos in the window caulking...



In addition, the GVSHP notes that the company landlord the Lightstone Group hired for the asbestos removal — the Queens-based New York Insulation Inc. — has a suspect past. The company is currently barred from bidding on public contracts. (The 11th Street work is not a public contract.)



In May 2012, the company pleaded guilty to failing to pay six employees more than $30,000 they were owed, according to published reports. The case involved rooftop work at Wheatley High School in Old Westbury, Long Island.

Per the Long Island Business News: "Along with the fines, New York Insulation and its principal, Anthony Cardinale, are prevented from bidding upon or being awarded any public work projects in the state of New York for five years."

New York Insulation Inc. appears on the New York State Department of Labor's "List of Employers Ineligible to Bid on or Be Awarded Any Public Work Contract." They are eligible again for public contracts starting in May 2020.

Are you as angry as we are that the City is allowing five "landmark-eligible" 19th century buildings at 112-120 East 11th Street, which formerly contained long-term tenants and affordable housing, to be demolished to make way for a 300-room hotel geared towards globe-trotting millennials?

Are you as appalled as we are at the hypocrisy of the administration for refusing to save these buildings, which are being developed by a donor to and political appointee of the Mayor?

Are you disgusted by what this will mean for this block and this neighborhood?

Then join us on Monday, August 22 at 12:30 in front of 112-120 East 11th Street (3rd/4th Avenues) to protest the development and the City’s negligence and hypocrisy...
