Construction watch: 298 E. Houston St.

Yesterday, we looked at the incoming 14-story affordable housing complex at 302 E. Second St. between Avenue C and Avenue D.

One building to the west is a very different type of new residence — the luxury Houston House, now fully revealed.

Here's a refresh on the 8-story condplex — "inspired by environmentally friendly passive house standards" — via the HH website:
Interiors were designed to maximize space and natural light, and many of the units have dramatic, unobstructed views of One WTC and Lower Manhattan. Amenities include breathtaking views, part-time doorman, a state-of-the-art Butterfly Mx virtual doorman system, bicycle storage, and a package room.

Each apartment boasts private outdoor space and an array of high-end fixtures and finishes. Specific features include private keyed elevator access, gorgeous wide plank hardwood floors, triple glazed floor-to-ceiling windows with northern and southern exposure, high ceilings, Energy Recovery Ventilator Systems, Miele washers/dryers with heat-pump technology, and stunning kitchens equipped with eat-in peninsulas, statuary quartz countertops, a matching backsplash, custom Italian cabinetry, pantry space by ALTA, and a suite of fully-integrated Miele appliances.

A new East Houston landmark, Houston House is just steps from numerous parks and public gardens and a continually evolving collection of restaurants, bars, cafes, and shops. It is close to the brand new Essex Crossing development, and is a short walk to the East River Promenade...
HH features several floor-through units with either two or three bedrooms. There are four available units, per the HH website, ranging in price from $2.8 to $3 million. There's also a unit for rent at $11,000 a month.

This property was previously the Houston Street Beer Distributors (see below!). The parcel fetched a little more than $7 million in the fall of 2015, per public records.

Houston House shapes up on East Houston Street



Construction at the Houston House, 298 E. Second St. just west of Avenue D, continues...



There's a lot more information about the 8-story condplex — "inspired by environmentally friendly passive house standards" — at the HH website since our last visit.

For instance:

Another time we'll note the "evolving collection of restaurants, bars, cafes, and shops" that are "just steps" from this building.

HH features several floor-through units with either two or three bedrooms. The one residence listed online starts at $2.8 million. There are interior renderings galore at the site.

This property was most recently the Houston Street Beer Distributors. The parcel fetched a little more than $7 million in the fall of 2015, per public records.

Houston House will have a new neighbor one of these days. Construction started in the empty lot next door back in November on a 14-story affordable housing complex. The building will include 45 rental apartments affordable to low and middle-income New Yorkers.

Construction watch: Houston House



The broker bunting recently arrived outside the Houston House, the condoplex nearing completion on East Houston just west of Avenue D. (The official address is 298 E. Second St.)



It has been awhile (17 months!) since we last checked in on this site. Here's a refresher via Lee Properties Group:

The project is 18,000 SF, 9 stories and will include 7 full floor condominium units, all with private outdoor space, roof terrace, and a duplex townhouse.

It will be New York City’s first high-end yet deeply sustainable building inspired by a Cross Laminate Timber modeled superstructure and Passive House standards. The building will feature triple-paned German-engineered, floor-to-ceiling windows, custom Italian millwork, Energy Recovery Ventilators, bike storage, and doorman.

According to the recently unveiled Houston House teaser site, the 3- and 4-bedroom residences start at $2.8 million. Nest Seekers International’s Ryan Serhant will be doing the condo selling here.

Construction watch: 298 E. 2nd St. (aka Houston House)



Checking in on 298 E. Second St., where East Village-based Starleeng Equities is putting up an eight-story, seven-unit residential building here between Avenue C and Avenue D along East Houston ... workers recently reached the top...



As New York Yimby reported back in 2016, the residential units should average 1,967 square feet apiece — most likely condos. There will be a duplex apartment on the ground and second floors, with full-floor apartments on the third through eighth floors.

The condoplex, going by Houston House, is environmentally friendly, with the design via Passive House specialists Zakrzewski + Hyde Architects and featuring cross-laminated timber (CLT).

City Realty had more details on this last week:

While Houston House won’t go for Passive House certification, it will still have several green features. CLT requires little energy to produce and will provide extra insulation in the building. Oversized, triple-glazed windows will help cut down on electricity and control heat loss/gain. Houston House’s commitment to the environment even extends to its amenities: The building will have a bike room.

1st look at the condoplex coming to the site of the former beer distributor on 2nd Street



Work is underway at 298 E. Second St. between Avenue C and Avenue D ...



And here's the first look at what's next, courtesy of the rendering on the plywood...

Former beverage distributor on 2nd Street demolished to make way for 8-story condoplex

The former Houston Street Beer Distributors at 298 E. Second Street between Avenue C and Avenue D has been demolished ...



Up next: As previously reported via New York Yimby, East Village-based Starleeng Equities has filed applications for an eight-story, seven-unit residential building. New York Yimby noted that the residential units should average 1,967 square feet apiece — most likely condos. There will be a duplex apartment on the ground and second floors, with full-floor apartments on the third through eighth floors.

According to public records, the building sold for a little more than $7 million in the fall of 2015 to 298 East Village Owner LLC. We have not yet seen any renderings of the new building via Zakrzewski + Hyde Architects.

Meanwhile, in other former beverage distributor on Second Street news... the one that was housed at 188 E. Second St. between Avenue A and Avenue B is now, as of last November, Karma, the art bookseller and gallery...

8-story condoplex to bubble up from former Discount Beer & Soda

Demo permits were filed in the spring to take down the former Houston Street Beer Distributors at 298 E. Second Street between Avenue C and Avenue D.

And what kind of upscale development could we expect here? The DOB now has the new building permits, as New York Yimby first reported yesterday:

East Village-based Starleeng Equities has filed applications for an eight-story, seven-unit residential building ... It will measure 14,832 square feet and its residential units should average 1,967 square feet apiece, indicative of condominiums.

There will be a duplex apartment across the ground and second floors, followed by full-floor apartments on the third through eighth floors.

We first noted back in September 2014 that the one-story warehouse was for sale. Per the listing:

It is located in an R8A zoning district with an FAR of 6.02 (approx. 15,941 SF) or up to 7.2 FAR with Inclusionary Housing designated area bonus (approx. 19,066 sq. ft.) This prime development site is across the street from Hamilton Fish Park and a branch of the New York City public library, offering unobstructed southern exposures.

A new development would enjoy sweeping views of downtown and midtown Manhattan, Williamsburg, LIC and more.

The asking price was $8.9 million. According to public records, it sold for a little more than $7 million last fall to 298 East Village Owner LLC.

The property sits adjacent to two other new developments — The Adele on East Houston and Avenue D and The Robyn on East Third Street near Avenue D.

Expect to see a demolition crew soon enough at the former Houston Street Beer Distributors at 298 E. Second Street between Avenue C and Avenue D.

The demo permit is now on file with the DOB... ahead of some unspecified new development.

We first reported back in September 2014 that the one-story warehouse was for sale. Per the listing:

It is located in an R8A zoning district with an FAR of 6.02 (approx. 15,941 SF) or up to 7.2 FAR with Inclusionary Housing designated area bonus (approx. 19,066 sq. ft.) This prime development site is across the street from Hamilton Fish Park and a branch of the New York City public library, offering unobstructed southern exposures.

A new development would enjoy sweeping views of downtown and midtown Manhattan, Williamsburg, LIC and more.

East Village now minus 2 beverage distributors



The beverage distributor housed inside 188 E. Second St. between Avenue A and Avenue B is gone... and now the single-level, 2,600-square-foot space is available to a retail-commercial tenant...

Per the listing at Leslie J. Garfield, the monthly asking rent for the raw space is $13,000. For now, the property isn't being offered as any kind of development site.

Back in 2013, the address was home to an Urban Etiquette Signage Campaign between neighbors and the beverage company. Residents said that the building housed rats. Not so, said the beverage people, who noted they frequently had the property exterminated. Per the sign left for neighbors: "If you see rats going in or out it means they're just passing to or from other places."

Meanwhile, further east on Second Street... the Houston Street Beer Distributors between Avenue C and Avenue D has left the building, as BoweryBoogie noted yesterday.

Looks like people will need to find a new place to find inexpensive cases of Yuengling.

Houston Street Beer Distributors on East Second Street between Avenue C and Avenue D is now on the market.

Potential to combine with neighboring building which is situated next to an empty city owned lot...

This is a booming area now adjacent to the luxury rentals of The Adele on East Houston and Avenue D … The Robyn on East Third Street near Avenue D … and the new retail-residential complex coming to the former Mobil station on East Houston and Avenue C.

The listing also notes the proximity to the incoming Essex Crossing on Delancey… which seems like a stretch...



In any event, the asking price for No. 298 is $8.5 million.
