New 3rd Street condoplex off the Bowery is called 3E3; first unit hits the market



The first unit at the condoplex at 3 E. Third St. has arrived on the market.

Given the address here, the building just east of the Bowery is dubbed 3E3.

Checking on on the progress at 3 E. Third St., the six-floor, five-unit condoplex in progress steps off of the Bowery and in the shadows of 347 Bowery...



Inspiron, the project's construction manager, has more details on their website:

The Building is a concrete design that will be roughly 13,400 square feet. The space will be split between residential spaces on the upper floors with luxurious rooftop access and commercial space on the lower floors.

The project originally started out as a 7-floor building. There hasn't been any information released yet on pricing for these units.

The condoplex coming to 3 E. Third St. just off the Bowery recently made its first appearance above the plywood.

Inspiron, the project's construction manager, has the details on what to expect:

The Building is a concrete design that will be roughly 13,400 square-feet. The space will be split between residential spaces on the upper floors with luxurious roof top access and commercial space on the lower floors. The project is anticipated to be complete in the spring of 2019.

Since the last look at the site, the building has been modified.

Here's CityRealty on what's different:

[T]he building has been reduced by one floor, the setback removed, and will use metal instead of stone. The design will complement the austere zinc façade of Selldorf’s tower next door, and be clad in a glass and metal curtain wall of full-height windows, metal fins, and I-beam like spandrel sections.

The former building at this site most recently served as short-term rentals for students and interns.

3 E. Third St. is wrapped and looking ready for demolition here just off of the Bowery.

Workers have baited the building for rats and removed asbestos...



As reported last fall, Brooklyn-based Barrett Design has plans for a seven-story mixed-use condoplex on the lot. The building will feature a retail condo on the ground floor and five apartments above, consisting of four full-floor units and a duplex penthouse.

Condos planned for 3rd Street development site at the Bowery

Back in April 2015 we first reported that 3 E. Third St. was on the market as a new development. Per the listing at the time: "This is a rare opportunity to acquire a boutique development site in one of the trendiest neighborhoods of Manhattan."

Now comes word that Brooklyn-based Barrett Design has filed plans (as of yesterday) for c-c-condos.

Per Real Estate Weekly:

Barrett will build a seven-story mixed-use building totaling approximately 18,000 gross square feet with a retail condo on the ground floor and five apartments above, consisting of four full-floor units and a duplex penthouse.

This luxury building will be the easterly neighbors to the 13-story, zinc-coated 347 Bowery ...

For the past 20-plus years, 3 E. Third St. has been home to 3 East 3rd Dorm — short-term rentals for students and interns. The developer filed for demolition permits on Aug. 29.

Development site available on East 3rd Street at the Bowery



Cushman & Wakefield has the listing:

A 40’ wide development site located on the north side of East 3rd Street between Bowery and 2nd Avenue. The site is currently improved by a 4-story, multifamily building that will be delivered vacant. It is suitable for a hotel or mixed-use development. Alternatively, it could serve as a private club location.

The property is split zoned, with 42 percent of the lot lying in the R8B zoning districts and 58 percent of the lot lying in the C6-1 zoning district. According to a study by Design AIDD Architecture study, this zoning allows for a maximum residential FAR of 3.44 or 10,509 square feet, maximum commercial FAR of 6.00 or 18,330 square feet, and a maximum community facility FAR of 6.50 or 19,857 square feet. The property borders the Bowery Hotel to the north, and to the west Urban Muse has planned a 13-story residential condo building with retail.
