FULL reveal at 118 E. 1st St.

Last week, we reported that sales have commenced at 118 E. First St., the 9-story condoplex between Houston/Avenue A and First Avenue. 

Workers have now removed the scaffolding and construction netting from the building, offering a better look at the "collection of four townhouse-style duplexes with direct, keyed elevator access and private outdoor spaces."
Also yesterday, an EVG reader pointed out 118's pièce de résistance on the market ...
Tour de force of 118 E 1st, the penthouse triplex is a stunning space converging between a downtown industrial loft aesthetic that meets a modern architectural vision. Upon stepping off the elevator you are instantly awed by the 15’ ceilings with floor-to-ceiling windows. Asking price: $7.2 million. This includes Siberian Marble Herringbone heated flooring in the can bathroom.

Foundation work started on this building in 
the spring of 2018.

Construction watch: 3 E. 3rd St.



Checking on on the progress at 3 E. Third St., the six-floor, five-unit condoplex in progress steps off of the Bowery and in the shadows of 347 Bowery...



Inspiron, the project's construction manager, has more details on their website:

The Building is a concrete design that will be roughly 13,400 square feet. The space will be split between residential spaces on the upper floors with luxurious rooftop access and commercial space on the lower floors.

The project originally started out as a 7-floor building. There hasn't been any information released yet on pricing for these units.



Alex Barrett’s Barrett Design and Development paid $11.5 million in 2016 for the property, a building that served as short-term rentals for students and interns.

PARTIAL reveal at 80 E. 10th St. (Eighty East Tenth)



On Thursday, workers started removing the scaffolding and construction netting from 80 E. 10th St., the ultra-swank condoplex at the southeast corner of 10th Street and Fourth Avenue.

And how it looked Saturday...



There are 12 units here in the development called Eighty East Tenth, ranging from one to five bedrooms. (The Eighty East Tenth website lists one unit still available, a unit on the sixth floor for $7.85 million.)

The building will also have ground-floor retail.

As noted before, a one-level row of businesses were on this corner, including a market and St. Marx Music, until 2007.

Full reveal at 253 E7



We have a full reveal now at 253 E. Seventh St., the new 6-story condoplex — aka 253 E7 — here between Avenue C and Avenue D.

Two of the units hit the market a few weeks back, as noted here.

Per the Streeteasy building description: There are "8 superbly appointed apartments with soaring 9’ ceilings, ranging in size from 709 to 1,653 square feet. Most apartments feature a private outdoor space and an allotted few have access to private keyed elevator landings. The Penthouse apartment boasts a private paved roof; the Townhouse apartment features a private grass planted garden."

The available units range in price from $1.275 million (one bedroom) to $2.795 million (three bedrooms).

Workers tore down the former four-story residence that stood here back in late 2015.

The first condos at 253 E7 hit the market



The all-new 253 E. Seventh St. is still shrouded in construction netting and scaffolding... however, the first two units in the 6-story condoplex here between Avenue C and Avenue D arrived on the market yesterday.

The building (rendering below) is going by 253 E7 (not to be confused with Seven East Village down the block) ...

80 E. 10th St. tops out



Just noting that 80 E. 10th St., the 10-floor condoplex at Fourth Avenue, topped out this past week.

The flags are now flying atop the development called Eighty East Tenth ...



There will be 12 residences in total at No. 80. More background on this project here.

Liberty Toye now lighting up Avenue B



As previously mentioned, Liberty Toye is the name of Ben Shaoul's condoplex taking over his nursing-home replacing rentals at 62 Avenue B.

And now, the sales office at 44 Avenue B between Third Street and Fourth Street sports neon signage ...



There's still just a teaser site up to request info about the condos on Avenue B and Fifth Street, where yesterday workers removed the Bloom 62 banner on the north-facing wall...



Bloom 62 started renting in May 2013. Prices topped out at $7,600 for a four-bedroom apartment.

Shaoul recently announced that he will accept Bitcoin for Liberty Toye, where units will run between $700,000 and $1.5 million.

Pricing revealed at these 2 condoplexes

Over at 32 E. First St. at Second Avenue ... Curbed has details on the 10-story, 33-unit condoplex (with ground-floor retail): "Prices here start at $1.175 million and climb as high as $8.7 million. Six of the condos are already in contract while another six, including a three-bedroom, three-bathroom penthouse are currently listed on the market."

This was the former BP station site, which closed in July 2014.

And on 10th Street and Fourth Avenue... three of the 12 units here at the 10-floor condoplex arrived on the market last week.

Per Curbed: "The development, called Eighty East Tenth, is designed by NAVA Companies and will offer a mix of one- through five-bedrooms, priced from $1.85 million. There’ll be no more than two apartments on each floor and range from around 925 square feet to over 5,000 square feet."
