Leasing underway at Stella LES on Avenue C and Houston (and 2nd Street)

Leasing is now underway at Stella LES, the new 10-floor, 45-unit residential building that has been going up these past four years on the northwest corner of Avenue C and Houston. (The official address is 251 E. Second St.)

Streeteasy currently lists seven units, ranging in price from $4,480 for a one-bedroom unit (587 square feet) to $8,160 for a two-bedroom, two-bathroom home (1,159 square feet).

And a description of the building:
Set within a unique triangular plot, Stella's architectural footprint offers studio-to-two bedroom residences with sunlit spaces and multiple exposures. Public areas are equipped with ultraviolet LED in-duct air purification systems proactively treating the air and reducing airborne and surface contaminants. With amenities such as a fitness center, roof deck and resident’s lounge, discover unmatched conveniences in a haven for Lower East Side living.
And Stella LES pays tribute to famed acting teacher Stella Adler, per the marketing materials:
Inspired by outspoken theater pioneer and Lower East Side native Stella Adler, Stella LES is a boutique 45 unit development that reflects her wildly independent spirit, her iconic status, and her fierce commitment to furthering her craft.
As previously noted, Stella LES joins the other newer residential buildings nearby bearing a single name — The Adele and The Robyn

Foundation work began in December 2016 here on this lot that housed the neighborhood's last gas station. Architect of record Rotwein+Blake previously stated that "the narrow triangular site presented numerous challenges from its odd shape to zoning constraints."

New development (Stella!) at Houston and Avenue C finally sheds its sidewalk bridge

Construction is past the four-year mark now at 11 Avenue C (aka 350 E. Houston St.) where work continues at this new 10-story residential building ... one notable milestone — the sidewalk bridge has been removed from around the triangular-shaped property... 
And it turns out the building has a name — Stella ... as seen now above the main entrance on Second Street...
Stella joins the other newer residential buildings nearby bearing a single name — The Adele and The Robyn

And here are a few more views of Stella, where some renters will have a balcony and floor-to-ceiling window views of East Houston and Avenue C ...
BLDG Management is the developer behind the project, which will feature 46 residential units and ground-floor retail. Still no word on pricing or availability just yet.

Foundation work began in December 2016 here on this lot that housed the neighborhood's last gas station. The well-worn plywood rendering lists a March 2018 completion date. Why the delay? 
Architect of record Rotwein+Blake previously stated that "the narrow triangular site presented numerous challenges from its odd shape to zoning constraints."

Window watch: 11 Avenue C



Because three months have passed since our last look at the 10-story 11 Avenue C (aka 350 E. Houston St.) ... now with glass windows up to the top floor...





BLDG Management is the developer behind the project, which will feature 46 residential units and ground-floor retail.

11 Avenue C now with bricks and glass



The 10-story 11 Avenue C (aka 350 E. Houston St.) has entered the next phase in its construction — bricks and glass...



After a sloooooow start (foundation work began in December 2016 on this triangular lot that housed the neighborhood's last gas station), there has been noticeable progress in recent months. The residential building with 46 units will include ground-floor retail.

Workers officially reach the top at 11 Avenue C, where a 10-floor building sits on the neighborhood's last gas station



This past week workers hoisted flags atop 11 Avenue C (aka 350 E. Houston St.), marking that they have officially topped off the 10-story building here at Second Street.

Foundation work started in December 2016 on this triangular lot that housed the neighborhood's last gas station.

The narrow triangular site, presented numerous challenges from its odd shape to zoning constraints, Rotwein+Blake crafted a well thought-out solution to maximize potential development opportunity for the client. At ten stories, the building will have 4,600 SF of ground level retail, 46 residential apartments and a landscaped roof terrace.

The buildings retail component engages the more lively Houston Street side on a pedestrian level, with an abundance of storefront glass, awnings and stone details, while the residential entrance on 2nd Street, creates a more private and embracing gesture. The brick and zinc façade blend a modern twist to a historic warehouse style, reminiscent of the now, chic residential adaptive reuse projects of Soho and Tribeca.

The plywood rendering still states the project's completion date as March 2018.

A bendy thing moment at 11 Avenue C as new development passes the halfway mark



The work has really progressed here at 11 Avenue C at Second Street... where the new 10-story residential building has been in the bendy-thing phase this summer...

That was after the foundation work started in December 2016 on this triangular lot that housed the neighborhood's last gas station. (Real-estate sites always incorrectly name the BP on Second Avenue at First Street.)

11 Avenue C finally makes first appearance above street level



Over on East Houston at Avenue C we have the first above-ground sighting of the longtime-coming 11 Avenue C...



Work has really picked up here of late in this triangular lot (the former Mobil station) ...







Foundation work started in December 2016. And now, in May 2019, the first level is just visible over the plywood.

This has been a disruptive build to date, as neighbors have said. There were multiple complaints filed with the city in early 2017 about the construction possibly destabilizing the building next door — 249 E. Second St. There was a partial stop-work order issued in April 2017 when No. 249 reportedly shifted.

The city OK'd plans for a 10-story, mixed-use building with 46 residential unit in December 2016.

Pile driving phase over (for good?) at 11 Avenue C

After another month of noisy construction on Avenue C and East Houston, the pile driver departed the lot over the weekend.

EVG reader IzF, who lives nearby, shared the news. Now there's hope among neighbors that this is it for the pile driving. There was nearly a one-month reprieve from March 2 to March 29, when the foundation support work started up again, which IzF described this way: "It feels like my bed is being kicked hard by a giant. Horrible."

As previously reported, a 10-floor building with 45 luxury rentals via BLDG Management will rise in this triangular lot. (This previous post has a summary of what's been happening here.)

Pile driving resumes at the site of the East Village's last gas station, where a 10-floor building will rise



After months of inactivity at the development site on Avenue C at Houston Street, the block-shaking pile driving started up again late last week. (H/T Bill Buchen!)

We first spotted pile drivers in December 2016 at the triangular lot (the former Mobil station) where a 10-floor building with 45 luxury rentals via BLDG Management will rise.

In the early months of 2017, there were multiple complaints filed with the city about the construction possibly destabilizing the building next door — 249 E. Second St. There was a partial stop-work order issued in April 2017 when No. 249 reportedly shifted.

Workers apparently shored up No. 249 with a labyrinth of beams. Still, there are issues. Per one compliant filed last Thursday (in the ALL-CAP DOB style): "THERE IS CONSTRUCTION TAKING PLACE IN THE BUILDING NEXT DOOR TO MY BUILDING THAT IS CAUSING MY BUILDING TO SHAKE AND BOOKS TO FALL OFF THE SHELVES."

Until last week, not much has happened at the lot since the spring. Some time in the late summer, workers blocked off half of Second Street at Avenue C to house construction-related vehicles, suggesting that work would be starting up soon. Neighbors reported seeing an occasional worker drop off supplies or walk the lot, but not much else.

As NYY pointed out, SLCE Architects is the architect of record, but Rotwein + Blake Architects created the design for 11 Avenue C. Per the Rotwein + Blake website:

In November, we received a news release about the developers securing a $30 million loan for the site. Here's part of that release:

Richard Bassuk, Chief Executive Officer, and Drew Fletcher, President, of Greystone Bassuk, today announced the closing of a $30,000,000 construction loan with Bank Hapoalim USA on behalf of an affiliate of BLDG Management Company, Inc. (“BLDG”) for the development of a 45-unit luxury rental apartment building located at 11 Avenue C in the East Village. Greystone Bassuk Managing Director, Matt Klauer, also assisted in the debt placement for the transaction.

The Project is located on a thru-block, irregular site bounded by East Houston Street, Avenue C and East 2nd Street in a highly desirable and underserved section of the East Village. Once complete, the Project will be a 10-story, best-in-class apartment building with approximately 55,000 gross square feet and 4,100 square feet of prime street level retail. Catering to today’s millennial renter, the Project will offer an exclusive, boutique living experience with a lifestyle-focused set of amenities. The residential units will have generous layouts with high-end condo-quality finishes, and several of the apartments will also have private outdoor space, a unique offering in the neighborhood.

The Mobil station closed here in September 2014. (The BP station on Second Avenue and First Street closed in July 2014.)

Construction watch: 11 Avenue C



Crews have starting digging in and pile-driving at the triangular lot (the former Mobil station) between Houston Street, Avenue C and Second Street...





...where the city OK'd plans for a 10-story, mixed-use building with 46 residential unit on Dec. 5. The rendering, first revealed back in the fall, is now on the plywood...

2 years after closing, last East Village gas station finally looking ready for demolition



A demolition crew has been at the former Mobil station on Avenue C and East Houston...



...putting it yet another fence.



DOB permits show that the actual demolition will begin today. Meanwhile, the city has yet to approve the necessary permits for the 9-story retail-residential building here. (It had been 10 stories at one point.)

There will be 46 residential units here and 4,600 square feet of ground-level retail.

The Mobil station closed on Sept. 2, 2014. It was the last one in business in the East Village.
