What time does the new East Village Trader Joe's open today?

At 8 a.m., per the signage here at 436 E. 14th St. just west of Avenue A (or via our post from Friday) ...

This location is open 8 a.m. to 10 p.m. daily.

We'll likely have quickie reader reactions to the new space... we also plan to do something about the art in the store, which was created by East Village-based illustrator Peter Arkle.

This TJ's location is in the retail space of the newish 8-story luxury rental called EVE. This development is on the site of the onetime Peter Stuyvesant Post Office (1951-2014).

Several readers said that the Peter Stuyvesant PO was elsewhere on this block between Avenue A and First Avenue. You can check out our extensive archives on the demolition of the post office to make way for this development at the links below.

The USPS has been leasing the former Duane Reade at 333 E. 14th St. for retail services these past six years.

All about the housing lottery at EVE on 13th Street



The lottery is now open for 30 mixed-income units at 433 E. 13th St. — aka EVE — between Avenue A and First Avenue. (H/T 6sqft!)

Details!

Qualifying New Yorkers earning 40, 60, and 130 percent of the area median income can apply for the units, which range from $674/month studios to $2,991/month two-bedrooms.

You have until Jan. 27 to apply. Find the info at this link (PDF!).



Leasing at the luxury building — market-rate units begin at $3,250 per month for studios and up to $7,000 for two-bedroomers — started this past January.

The building is on the site of the onetime Peter Stuyvesant Post Office (1951-2014). Residential amenities include a courtyard, rooftop barbecue area, and an outdoor TV and sound system "which will change movie night forever," per leasing materials.

The Trader Joe's is expected to open on the 14th Street side retail space in early January.

All tomorrow's rooftop parties

Hey! Ho! Let's Go ... look at this new marketing campaign for EVE, the 8-floor residential building at 433 E. 13th St. with a landscaped roof deck and BBQ pits (at the site of the former Peter Stuyvesant Post Office property here between Avenue A and First Avenue).

Multiple EVG readers shared EVE's new ad, which notes "First we had the Ramones... and then the Velvet Underground... And now there’s Eve East Village: Designer studio, one and two bedroom rental residencies."

Gothamist and SPIN both took note of the Ramones/Velvet Underground campaign this week.

Per Andy Cush at SPIN:

The problem — besides the idea that the kind of gentrification that killed the East Village as a fertile arts community is somehow actually a happy continuation of that community’s legacy — is that the Velvet Underground came first, releasing their first album in 1967, nine years before the Ramones’ self-titled debut in ’76. This is common knowledge for anyone with even a passing interest in this music: the Velvets, with their loud noises, daring subject matter, and repeatedly slammed guitar chords, are often cited as an important predecessor to the punk rock scene that the Ramones exemplified in the following decade.

In the grand scheme of things, this is a petty but pretty hilarious mixup, especially coming from a place that claims close association with the culture of the neighborhood.

And here's Ben Yakas writing at Gothamist:

At a time when there are so many horrible things happening in the world that deserve to be called out, the questionable aesthetic choices of a new East Village condominium really shouldn't amount to a hill of beans. Having said that: there is gross, capitalistic artistic appropriation, like how Target coopted CBGB or how developers have exhumed and defiled the corpse of 5 Pointz and steam-pressed its branding onto a new building in Long Island City. And then there is gross, capitalistic artistic appropriation that gets everything embarrassingly wrong.

This is a variation of a campaign that dropped late last summer...


And we can all remember when they played at TRGT just down 14th Street.

Anyway, EVE isn't the first luxury rental around here of late to cash in on any rock history to move units. Ben Shaoul's Bloom 62 on Avenue B featured framed photos of Joey Ramone, Grace Jones and Debbie Harry in its model homes in 2017. Then there was this copy from the Bloom website:

It sounds impossible: a fully-appointed luxury building has sprouted in the beating heart of the East Village. A 24-hour doorman greets you before work in the morning, after returning from a cafe in the evening and when heading out to Tompkins Square Park on the weekends. You'll have every modern convenience, from a gym to a roof deck to in-unit laundry, on the same streets where names like The Ramones, Warhol and Hendrix and [sic] paved the history of this neighborhood for years to come.

Shaoul sold the building last fall for $85 million.

Looks like there's a Trader Joe's coming to 432-438 E. 14th St. after all



Last October, I asked a Trader Joe's media rep at the national office if they were opening a store at 432-438 E. 14th St. at Avenue A. The response: "Unfortunately, we do not have any current plans for a store at that location."

Perhaps those current plans weren't for October ... but it sure looks there are plans now here in mid-winter.

Yesterday morning, EVG reader Laura H. spotted this truck dropping off various equipment outside the new 8-story luxury rental called EVE... the work was happening in the under-construction retail space on the 14th Street side of the building...



... and there is a sign on the supplies...

Some history. In May 2017, The Real Deal, citing anonymous sources, reported that Trader Joe's "quietly signed a lease about two months ago with Mack Real Estate and Benenson Capital Partners ... for 8,531 square on the ground floor and 14,170 square feet on the lower level."

However, there wasn't much else mentioned about this possible new TJ's location (aside from some TJ clerk gossip that it wasn't happening) in the ensuing months. Finally, in a preview of EVE last August, City Realty noted: "To the delight of residents and neighbors, Trader Joe’s is the building’s retail tenant."

Still, a few months later, Trader Joe's said there weren't plans for this location.

It's also now mentioned in the "East Village Life" section that lists nearby restaurants and stores. Per the EVE site: "Although with a Trader Joe’s in the building, you may not need to go too far."

Trader Joe's is reportedly tight-lipped about its operations ... which apparently includes information about new locations, and likes to have store buildout details worked out before announcing a target opening date, as the Lo-Down has noted.

From the look of it, the retail space at EVE has some work left before it's retail ready. It will be curious to see what impact this might have on the Associated directly across the street as well as the food-heavy Target a few hundred feet to the east.

Meanwhile, leasing continues at EVE, where the residential entrance is at 433 E. 13th St. between Avenue A and First Avenue. This development is on the site of the onetime Peter Stuyvesant Post Office (1951-2014).

Leasing is underway in the new luxury building called EVE, officially at 433 E. 13th St. between Avenue A and First Avenue. This is on the site of the onetime Peter Stuyvesant Post Office (1951-2014).

New York Yimby, who first reported on the leasing, noted that market-rate units begin at $3,250 per month for studios and up to $7,000 for two-bedroom, two-bathroom units. In addition, as an 80/20 development, 20 percent of the apartments are designated as affordable.

Here are a few items about EVE to note from the website, which includes lines such as "rEVEl in your surroundings" and "EVEnings out" ...

Amenities:

Eve’s premium amenity package was thoughtfully designed to appeal to the busy New Yorker. An inviting tenant lounge, complete with a cozy fireplace, is perfect for freelancers working from home, and the state-of-the-art fitness center makes it easy to fit in a workout first thing in the morning, or later on as the day is winding down. The true stand-out is the fully landscaped roof deck, furnished with an expansive lawn, a barbecue area, and an outdoor TV and sound system which will change movie night forever.

Design:

The neighborhood’s artistic and rock roots are tastefully woven into the building’s design, bringing color and creativity to the clean, contemporary spaces. Original artwork in the REED lounge by Francis Le Gaucher and Alexander Jackson pays homage to some of the neighborhood’s most iconic bands, and Remko Heemskerk’s courtyard mural adds palpable warmth to a collaborative area.

Those iconic bands would be the Velvet Underground, Blondie and the Ramones.

In the short term over the next 24 months or so, residents facing 14th Street will have a view of the L-train construction work, including the new entrance and elevator for the train at Avenue A. As previously reported, 14th Street between First Avenue and Avenue A is serving as the main hub for the Canarsie tube rehab, likely even under Gov. Cuomo's new plan for weekend-only work.

The L-train prep work started in July 2017 on 14th Street between First Avenue and Avenue B. In recent months 14th Street residents and local elected officials here have spoken out about the noise, traffic, and dust and debris that have impacted air quality along this corridor.

As for the new building, reps for Benenson and Mack Real Estate previously sought a variance to build four more floors (to 12 from 8) than the zoning would allow to make up for the "extraordinary construction costs" from poor ground conditions here. They ultimately withdrew this request in March 2017.

A Trader Joe's was originally slated for the 14th Street retail space. However, a Trader Joe's rep told me the following in October: "Unfortunately, we do not have any current plans for a store at that location."

Several articles about EVE do mention the Trader Joe's for the new building ... it's also on the map of local businesses on the EVE website (though it's not actually mentioned anywhere on the site) ...

For these 14th Street buildings, there's now renovations inside to match the noise outside



An EVG reader shared this notice from over at 426-430 E. 14th St., the three-building parcel between Avenue A and First Avenue...



Canvas Property Group announced that building-wide renovations were to start yesterday on vacant apartments, common areas and the retail spaces.

Five of the six storefronts are vacant (just Big Apple Barber Shop remains). The 14th St. Lotto & Magazine was the first to go, in February 2017. A clerk at the store said that they were moving uptown. He declined to say why they were leaving the neighborhood.

I don't know what happened to the other businesses — at least two relocated. This stretch of 14th Street has endured a lot of demolition/construction in recent years, starting with the take down of the former Peter Stuyvesant Post Office branch and subsequent addition of the 8-floor luxury apartment building called EVE right next door. Not to mention that this block of 14th Street is the main staging area for the L-train reconstruction.



Back to the reader, who lives on the block — he said he felt badly for the remaining residents at 426-430 ... having endured the construction noise outside, and now inside.

The buildings were sold for $28 million in a transaction recorded in August, per public records.

All about EVE, the Peter Stuyvesant Post Office-replacing rentals on 14th Street

Work continues (one year in!) along 14th Street, as crews are putting in new, ADA-compliant entrances at Avenue A and a new power station at Avenue B for the L train.

Renderings show that one of the Avenue A L-train entrances will be right in front of the new residential building at 432 E. 14th St., site of the former Peter Stuyvesant Post Office branch from 1953 to 2014....



And that residential building has a name — EVE (not to be confused with EVGB on the next block), which is ready to start leasing this fall. CityRealty first noted this earlier in August. Per their report:

Prices of the 113 studio through two-bedroom apartments will range from $2,000 to over $5,000. These figures are consistent with the East Village median rent of $3,963/month, according to CityRealty data. Further apartment details are not yet available, but amenities will include a courtyard, lounge, outdoor exercise and yoga room, bike room, and laundry room.

No word on exactly what EVE might stand for (East Village Expensive?). There was some hope that the building would have a name that paid homage to the previous tenant, the much-loathed post 0ffice, such as Next Window Please or You Can Come Back Tomorrow If You Want.

And no word about affordable housing in EVE. The Benenson Capital website still notes the following:

Benenson and the Mack Real Estate Group have formed a joint venture to develop a mixed-use residential and ground floor retail property in New York City's East Village. The 80/20 property will provide both market and affordable housing units.

Reps for Benenson and Mack Real Estate previously sought a variance to build four more floors (to 12 from 8) than the zoning would allow to make up for the "extraordinary construction costs" from poor ground conditions here. They withdrew this request in March 2017.

As for the commercial space, which will have the 14th Street entrance ... the CityRealty post states: "To the delight of residents and neighbors, Trader Joe’s is the building’s retail tenant." There were rumors that the TJ's wasn't happening.
