Smiles everyone: New-age dental studio setting up shop in 2nd Avenue condoplex

Tend is opening one of its new-era dental "studios" in the retail space at 24 Second Ave. at First Street. 

The brand has multiple locations in the United States, including a dozen in NYC. 

Tend got its start in late 2019. Here's how TechCrunch covered it at the time: 
Tend sees an opportunity to reinvent the dentist's office. How? Through tech-heavy dental "studios" that "prioritize" your comfort by featuring sleek waiting areas that it promises you'll almost never need to use and by offering "Netflix in your chair" that you will enjoy while wearing the latest and greatest Bose headphones. (Tend says it will get your favorite show queued up before you arrive for your appointment, which you will breezily book online, and whose prices you can learn in advance, so you don't suffer sticker shock later.) 
 And! 
It all sounds faintly ridiculous, but also nice, especially contrasted with traditional dentist offices, which tend to be both highly antiseptic and astonishingly vague about pricing. 

This is the second permanent tenant for the condoplex on the NE corner of First Street. Liftonic opened a studio on the lower level earlier this year. 

The ground-floor retail space — the former BP station property — has seen a variety of pop-up concepts in the past few years, including a Mathieu Lehanneur showroom

Meanwhile, another East Village condoplex remains tenant-free. The 11,000-square-foot retail space at the base of Steiner East Village on Avenue A between 11th Street and 12th Street is now in its sixth year of emptiness.
And someone has called this out with a sign noting "Storefront Vacant for Six Years" ... with the number of the RIPCO brokers leasing the space... (thanks to the reader for this photo)

Steiner East Village retail watch on Avenue A



With the news yesterday that Trader Joe's is officially coming to 432 E. 14th St. at Avenue A, several readers asked about the status of that large retail space in the base of Steiner East Village on Avenue A between 11th Street and 12th Street...



There's still an active listing for the 11,000-plus square feet of space...



The for-rent signs have been up outside the luxury condoplex — on the site of the former Mary Help of Christians church and schoolsince February 2018.

The idyllic rendering at the Steiner East Village website shows what looks like a restaurant/wine bar in the corner space on 11th Street along with some smaller shops.



We recently heard a Whole Foods rumor via an EVG reader, though there's currently not any evidence to support that claim.

Retail for rent signs arrive for Steiner East Village storefronts



Now that residents have been moving into the condoplex along Avenue A between 11th Street and 12th Street, perhaps there will be some activity with the ample retail space here.

Several for rent signs appeared on the front windows at Steiner East Village this past week...



The listing at RIPCO appears to be the same one we spotted from 2014. There's not much info, such as the asking rent. The spaces are divisible. Maybe this whole space will attract one big retailer, such as a Trader Joe's, or it will be chopped up into four storefronts. The total space available is 11,611 feet square feet.

The listing also notes some curious neighbors to Steiner East Village ... several of which are no longer in business:

Momofuku Noodle Bar, Westville East, La Luche, Stuyvesant Town/Peter Cooper, El Camion Cantina, Rite Aid, Bcup Cafe, BAR-BO-NE

La Lucha closed in 2015 ... BAR-BO-NE (or Barbone) closed in 2016... and the Rite Aid on 14th Street between Avenue A and Avenue B was demolished four years ago. Unless they mean the one on First Avenue at Fifth Street.

1st residents moving into Steiner East Village



Here's part of a news release that arrived late last week about Steiner East Village, the block-engulfing condoplex on Avenue A between 11th Street and 12th Street...

Steiner East Village has welcomed its first residents, as closings have begun at the 82-unit, 7-story, full service luxury condominium developed by Steiner NYC. The project, which includes one- to four-bedroom condos and penthouses, is now 75% sold and has entered its final phase of sales.

The classic, loft-style interiors at Steiner East Village are designed by Paris Forino and offer ten-foot-plus ceiling heights, oversized windows, exquisite marble finishes, wide plank floors, top-of-the-line appliances, and an abundance of light and air.

The building’s amenity spaces, encompassing over 16,000 square-feet, are best-in-class for the East Village and include a transcendent 50’-indoor pool, lush garden, 2,000-square foot fitness center, sauna, steam room, parking, resident library with fireplace, bike storage, pet spa, children’s playroom, and a 4,000-square-foot common roofdeck with stunning, protected views.

The release includes a rendering of the pool ...



And no word yet about what might be coming to Stei Town's retail spaces along Avenue A.

Developer Douglas Steiner bought the former Mary Help of Christians property in 2012 from the Archdiocese of New York for $41 million. During the summer of 2013, workers demolished the church, school and rectory.

Some Steiner East Village retail speculation



Some locals have been curious about what retail tenants might be coming to Steiner East Village on Avenue A between 11th Street and 12th Street... workers recently put up paper on the windows, fueling speculation that something imminent is in the works...



However, a source tells us that Steiner reps are still in the preliminary stages in considering retail leases in the nearly 11,000 feet of retail space at the condoplex.

You can likely count out a Trader Joe's and Target, which are opening on 14th Street and Avenue A. (Duane Reade is always a popular jokey choice, though they are currently downsizing locations.)

Ripco Real Estate still has a listing for the address that dates to 2014.

Local business emerges from sidewalk bridge obstruction after 19 months on Avenue A



Workers yesterday removed the sidewalk bridge and scaffolding from the Avenue A side of Steiner East Village here between 11th Street and 12th Street.

Aside from providing a mostly full reveal of the 82-unit condoplex ... it marks the first time in 19 months that Harry and Ida's Meat & Supply Co. hasn't had its entrance and sunlight obscured by the construction gear...



As the owners of the sandwich shop and retail outlet posted on Instagram: "Good riddance. We will not miss you one bit."

In total, 19 of their 29 months in business have been under the doom and gloom of a sidewalk bridge... not to mention all the construction noise that went with it, often seven days a week.

It hasn't been all bad for Harry & Ida's — they were able to open a luncheonette in the Financial District last month.

A 12th Street Steiner East Village reveal

Last month (Sept. 18 to be exact), workers began removing the scaffolding and sidewalk bridge from the 12th Street side of Steiner East Village, developer Douglas Steiner's block-long condoplex.

We thought that the remaining scaffolding and sidewalk bridge would then soon come down on Avenue A and 11th Street, though that hasn't been the case so far.

So we'll go with what we have — a view of Stei Town's main entrance and private garage...

The building, which features an indoor pool and 5,000-square-foot "rooftop park," also holds the distinction of having an East Village record-breaking sell-out of $225 million.

Last we saw, more than half of the 82 units were sold (that was a July report). The Steiner website currently shows eight available units.

An update on Steiner East Village, 'Usherer of Alphabet City Gentrification'

CityReality provides an update on developer Douglas Steiner's luxury condoplex, Steiner East Village, in a piece titled "Usherer of Alphabet City Gentrification More than 50% Sold."

As the headline suggests, 44 of the building's 82 units along Avenue A between 11th Street and 12th Street have been spoken for.

The building, which features an indoor pool and 5,000-square-foot "rooftop park," also holds the distinction of having an East Village record-breaking sell-out of $225 million.

A passage from the post:

As of mid-July, much of the building’s exterior is complete. Closings are expected to begin this fall with occupancy likely following soon after. A recent episode of Million Dollar Listing featured the building, where celebrity broker Fredrik Ecklund just so happens to be leading sales. Reflecting on the social impact Steiner East Village may have on the community, Ecklund and others commit thousands of dollars to fund a cooking program for kids at a local park.

The CityRealty piece doesn't mention anything about the 11,000 square feet of retail space that will apparently be available along Avenue A. (The last listing we saw is from 2014.) For people concerned about the increase in chain stores here (joining the incoming Trader Joe's and Target around the corner), you can likely count on one or two more in this space.

Full FULL reveal on 1st Street, Avenue A and the Bowery

Workers recently removed the remaining sidewalk bridges and construction netting to provide full Full reveals at three new developments...

64 E. First St.



There are six, full-floor residences here between First Avenue and Second Avenue ... at the site of the former horrible hookah hotspot LaVie.

The website for 64 East — located [heh] in the "Bowery District" — shows that only one unit (just under $3.3 million) remains for sale. David Schwimmer reportedly just checked out a unit here for a possible bachelor pad.

438 E. 12th St. (aka Steiner East Village)



There's a full FULL reveal on the 11th Street and Avenue A sides of developer Douglas Steiner's Steiner East Village... the 12th Street side still remains under wraps...



The 7-story, 82-unit building officially at 438 E. 12th St. features homes starting at $1.1 million. There are currently seven units listed as available at the Steiner East Village website. Amenities include a 24-hour lobby concierge, 50-foot-long pool, spa, gym, library, etc.

There is, at the moment, some address chaos on the sidewalk bridge...



Steiner bought the former Mary Help of Christians property in 2012 from the Archdiocese of New York for $41 million.

319 Bowery



The sidewalk bridge is gone from outside 319 Bowery, undergoing a condo conversion after 45 years as the Amato Opera here between First Street and Second Street. (This four-story brick building was a cigar factory from 1899 to 1926.)

We recently noted that the retail space here is asking $34,995.

The developer is Steven Croman, who's facing suits in both civil and criminal court.

Just a periodic update after our weekend walk through Steinertown on Avenue A between 11th Street and 12th Street ... more and more of the bricks of the 7-story, 82-unit building called Steiner East Village come into view...



...and from the 12th Street side (developer Douglas Steiner's condoplex is officially at 438 E. 12th St) ....



The building features homes starting at $1.1 million... with the 4-bedroom penthouse with 1,364 square feet of terraces that was asking $11.25 million. Amenities in Stei Town include a 24-hour lobby concierge, 50-foot long pool, spa, gym, library, playroom, parking and, in some cases, views of a 7-Eleven.

A year-end look at Steiner East Village



Somehow three-plus months have passed since we last looked at the progress of the quite large Steiner East Village on Avenue A between 11th Street and 12th Street... Update: It is still quite large...



The 7-story, 82-unit building officially at 438 E. 12th St. features homes starting at $1.1 million... with the 4-bedroom penthouse with 1,364 square feet of terraces that's asking $11.25 million. (This unit is in contract, per Streeteasy.) There are currently seven units listed as available at the Steiner East Village website.

Steiner East Village's place in the NYC condo market

The New York Times checked in yesterday with a piece on the NYC condo market... while the market for $100 million mansions in high rises along 57th Street may have vanished, "sales at the other end of the new development market have been brisk."

Prominently mentioned in the article is Steiner East Village, developer Douglas Steiner's condoplex rising on Avenue A at 12th Street. Not exactly giving it away here. The 7-story, 82-unit building officially at 438 E. 12th St. features homes starting at $1.1 million... with the 4-bedroom penthouse with 1,364 square feet of terraces that's asking $11.25 million.

[W]hile prices in the building, which average $2,100 a square foot, are hardly a bargain in the East Village, which has very little new development, they can seem inviting compared with other downtown neighborhoods. [Broker Fredrik] Eklund said the building has drawn a number of buyers from the West Village and TriBeCa, some of the most expensive areas in the city, where inventory under $5 million is hard to come by.

“I think we’re setting a new high market for condos in the East Village, but compared to the rest of downtown, people understand that they’re getting a value for Manhattan,” said Douglas C. Steiner, the chairman of Steiner NYC.

Amenities in Stei Town include a 24-hour lobby concierge, 50-foot long pool, spa, gym, library, playroom, parking and, in some cases, views of a 7-Eleven.

[Updated] Another deli/market looks to be replacing Poppy's on 12th and A



In the shadows of Steiner East Village, the renovations continue at the former Poppy's Gourmet Corner on Avenue A and 12th Street.

There are detailed plans on the plywood... helpfully pointing out where the various items will be inside the incoming deli/market...



Among other things, the plans show a counter, a back counter, coffee, ice cream, a fryer, grill and juice bar.

Poppy's closed at the end of January. Owner Mike Attal told Poppy's regular Shawn Chittle that a rent increase made it too challenging (Kushnered) to stay in business.

On East 12th Street, 'The rats have taken over!'



On East 12th Street, we've heard from a few residents who have reported a growing rat problem on the block between Avenue A and First Avenue... (one resident took to leaving a note/cry for help on one of the residential buildings).

According to one resident, the dual construction sites across the street (Steiner East Village and East Side Community School) have contributed to the problem...



There are also two active construction sites behind East 12th Street with Thirteen East + West.

"The rats have taken over the block," the resident said. [On Saturday] morning, I witnessed a rat give chase to a squirrel across 12th Street. The squirrel won — barely."

The residents said they have called 311 to report the vermin.

Developer Douglas Steiner has unveiled an ad campaign at the L train stop on Third Avenue and 14th Street for his residences — aka Steiner East Village ...



The 7-story, 82-unit building at 438 E. 12th St. features homes starting at $1.1 million... with the 4-bedroom penthouse with 1,364 square feet of terraces that's asking $11.25 million. Something nice to think about while pondering which L train shutdown scenario MTA officials will choose...



Meanwhile, forgot to note that the 438-branded astroturf arrived on the corner of Avenue A and 11th Street a few weeks back...
