After nearly 4 years empty, 37 St. Mark's Place may be getting new retail tenants



Workers have removed the for lease signs and put up paper on the windows at 37 St. Mark's Place … where several storefronts here in the corner building at Second Avenue have sat empty since late 2011.

Timi's Gelateria Classica™ closed at the end of 2011 in one of the spaces… while Michael "Bao" Huynh's Baoguette Cafe shut down at summer's end in 2012.

Still no takers for the former 7-Eleven space next door, though…

For a place to remain empty for 4 years the landlord must be asking crazy rents. Good luck to whomever moves it, they'll need it.

I can't imagine what kind of dumbass math goes into charging so much that you still make money when you finally rent it - but can make up for those 4 lost years during the next 10 or so (while still allowing the new tenant to be profitable). This must be a building that was acquired for a song by a person or entity that doesn't live around here and is profitable even without a retail tenant.

Meantime - we locals get to enjoy what became a crust punk recharging station... Which sometimes made me walk down the other side of the street, which is bad for the other retail businesses surrounding said empty space. And ultimately bad for the holdout landlord as the area becomes a little less profitable in general.

Greed is a snake that eats its own tail.



Business owners and/or businesses without owners (stockholder owned corporations) will shun expenses that overshadow profit...

Maybe those crazy rents asked for four years ago now seem below the going rate?
