The 4th retail space in the former Chase space on Avenue A has a new tenant
Signage went up Tuesday for Supreme Martial Arts here at 20 Avenue A at Second Street.
With this, the former Chase branch that the landlord divided into four retails spaces is filled up...
There's the Omega Salad Bar & Deli (now under new management!), Halo Spa and Alphabet Pizza.
All serviceable businesses ... and much less glammy than what had been envisioned for the address. In early 2016, the broker — one of many — for 20 Avenue A showed the potential here for more-upscale wine-bar and retail tenant action...

Avenue A and Omega
A quick follow-up to the (now updated) post from Tuesday about the new deli that opened on the southeast corner of Avenue A and Second Street ... signage is up — welcome Omega Salad Bar & Deli (not the name we expected!) ... as is the ramped entryway.
The previous post has more details on what his transpired here at 20 Avenue A in recent years.

Corner market arrives at 20 Avenue A

A deli/market opened this past weekend in the retail space on the southeast corner of Avenue A at Second Street (the owners of Avenue A Deli & Food on the northeast corner of Avenue A and Second Street must love this) ...

Not sure of the name at the moment. A worker there told EVG New Deli Correspondent Steven that their signage was arriving soon. (Members of the 20 Avenue A Watchers Club — our next meeting is Thursday from 1-1:15 p.m. — have been brainstorming possible deli names, a list that includes Alphabet Deli, Avenue A Food & Deli, Deli on A, 2A Deli and To Live and Deli on Avenue A.)

With this, three of the four retail spaces born from the former Chase branch have been filled.
The unnamed deli joins Halo Spa and Alphabet Pizza here...
Chase vacated this storefront in November 2015. Perhaps one day the landlord will even sandblast the traces of the Chase name from the façade.

Alphabet 99-Cent Fresh Pizza now in Grand Opening mode on Avenue A
The cheap-slice shop made its debut a few days back here at 20 Avenue A between Second Street and Houston.
Aside from slices, 99-Cent Fresh Pizza offers fried chicken, wings and a variety of sandwiches. And we're not sure if this establishment is connected with the other 99-Cent Fresh Pizza joints around.
This marks the second business — of four expected — to open in the big space that was last home to a Chase branch until November 2015.

1st of the new businesses at 20 Avenue A is now open
As we've been noting, the former Chase branch at 20 Avenue A at Second Street has been divided up into four retail spaces (not three like the 20 Avenue A Watchers originally thought!) ... and the first business debuted last week... here's Halo Spa...
They offer spa-like things such as threading, waxing and facials.
Still waiting for the Grand Opening of Alphabet Pizza, which will serve up 99-cent slices.
And the corner space will be a deli-market —based on the refrigeration unit we saw workers wheel in early January...

Not sure yet what the fourth space here will bring. What pairs well with a deli, spa and 99-cent pizza? (You don't really have to answer that.)

Marking the arrival of the Alphabet 99-cent Fresh Pizza awning

Workers yesterday afternoon hoisted the awning for the new tenant at 20 Avenue A — Alphabet Pizza, which will serve up 99-cent slices.

The original coming-soon signage put the business name as Alphabet Pizza and Deli. No sign of the "___ and Deli" for now. It will also be competition for the FDR 99 Cents Slice Pizza outpost around the corner on Second Street.
Chase left 20 Avenue A in November 2015. The newish landlord carved up the former bank branch into three smaller storefronts, two of which remain empty.

20 Avenue A is now 3 storefronts
As noted a few weeks back, Alphabet Pizza and Deli will be the first post-Chase-branch tenant at 20 Avenue A.
Since then, workers have been busy dividing up the rest of the space here at Second Street, an exciting development for 20 Avenue A watchers (there are two of us in the group)...
There are now three storefronts here... the arrows will guide you to the respective doors...
It's not known who the other two tenants might be. Some possibilities COULD be: Another pizza and deli place.
Chase vacated this storefront in November 2015. There have been six or seven different brokers for the space in these past three years.

Alphabet Pizza and Deli setting up shop at 20 Avenue A
Alphabet Pizza and Deli is a new tenant for 20 Avenue A at Second Street. The coming-soon signage arrived late last week.
We noted back in July that workers were "TO INSTALL PIZZA OVEN AND DELI EQUIPMENT IN EXISTING STORE" (per the ALL-CAP DOB style) in this space.
This quick-serve business only accounts for part of the former Chase branch. There's still roughly three-fourths of the storefront available for another tenant.
Alphabet Pizza and Deli is a little more pedestrian (not a criticism or complaint!) than what had been envisioned for the address. In early 2016, the broker — one of many — for 20 Avenue A showed the potential here for more-upscale wine-bar and retail tenant action...

Of course with the remaining parcel of space, there's still the potential for rendering reality (though, honestly, probably not).

Pizza for 20 Avenue A
While on the topic of former bank branches on Avenue A ... the long-vacant former Chase space at Second Street (20 Avenue A) may finally have a tenant... the for lease banner came down on June 20.
On Friday, work permits were filed with the city for the following (in the ALL-CAP DOB style): TO INSTALL PIZZA OVEN AND DELI EQUIPMENT IN EXISTING STORE SPACE INCLUDING MINOR FLOOR AND WALL FINISHES AS PER PLAN.
Didn't spot any other info at the DOB ... such as the name of the new business. The monthly asking rent here had been $36,000, per the last listing for the address.

Another broker for 20 Avenue A?
Yesterday, a worker removed the Eastern Consolidated "for lease" banner from 20 Avenue A... the long-vacant storefront at the southeast corner of Second Street.
Perhaps there's a tenant for the space. Vigilant EVer, who shared the photo, noted: "I'm hoping for something that isn't a condo sales office!"
More likely there will be a new broker for the address (the sixth or seventh for the space in three years). Eastern Consolidated recently announced that its shutting down next month.
The Chase branch closed here in November 2015. Last October, EastVille Comedy Club looked at taking part of the storefront. However, CB3 denied the application, citing, among other reasons, that this address was never licensed before and that it exists in a saturated zone. EastVille since relocated to Brooklyn.

Another broker for the former Chase branch on Avenue A
As noted yesterday, the Santander branch on Avenue A and Fourth Street will close on April 27. Neither here nor there but this will make Avenue A bank-branch free in late April. (Unless one opens before then...)
The Chase branch at 20 Avenue A and Second Street closed in November 2015 ... and that space remains on the market.
Late last week, a new wraparound for-lease sign arrived via Eastern Consolidated... and this is either the fifth or sixth (or seventh?) broker to try to rent the storefront in the past two-plus years. For example:

Now, Eastern Consolidated has No. 20 listed at $110 per square foot. There's 4,000 square feet on the street level and another 4,000 in the basement. (PDF of the listing here.)
Eastville Comedy Club looked at moving from Fourth Street into part of the space at No. 20. However, CB3 denied the application last October, citing, among other reasons, that this address was never licensed before ... and that it exists in a saturated zone.

Eastville Comedy Club looking to move to former Chase space on Avenue A
The corner space at 20 Avenue A and Second Street has sat empty since the Chase branch closed in November 2015.
And after at least five brokers showed the space, it looks there's potential new tenant. According to CB3's SLA agenda for Oct. 16, Eastville Comedy Club, currently housed on Fourth Street between Second Avenue and the Bowery, is proposing to move into some part of 20 Avenue A. (This is a pretty large space, and the various listings said that it could be divided.)
The full questionnaire for this application isn't online just yet. Will update when that is available.
This CB3-SLA meeting is scheduled for Oct. 16 at the Public Hotel, 17th Floor, Sophia Room, 215 Chrystie St. between Houston and Stanton. The drama starts at 6:30 p.m. (The SLA committee meeting agenda is split up over two nights. The second meeting is Oct. 23 at 6:30 p.m. in the Perseverance House Community Room, 535 E. Fifth St. between Avenue A and Avenue B.)

Another broker for former Chase branch on Avenue A; where the asking rent is nearly $50k a month
There are new for rent banners up at 20 Avenue A at Second Street... by our count, this marks the fourth broker to list the corner storefront since Chase closed here in November 2015.
According to the listing we spotted, the asking rent is $49,947 a month (or $139 a square foot).
Back in February, the listing via Town featured renderings showing two wine bars in this location.
The 62-unit apartment building was sold in the summer of 2014 for $26.2 million.

The retail space at 20 Avenue A no longer looks like a bank branch
The Chase branch at 20 Avenue A closed last Nov. 12.
Workers have now gutted the ground-floor interior at the corner of East Second Street... showing the space's potential for a new tenant...
As we noted a few weeks ago, there's a new broker for the space. (The third by our count since last June.)
According to the listing at Winick Realty Group, all uses will be considered. The rent is available upon request. Anyway, it's a big space — 4,300 square feet on the ground floor. (There's also a basement.)
Back in February, the listing via Town featured renderings showing two wine bars in this location.

The retail-wine bar possibilities for the former Chase space on Avenue A and East 2nd Street
As you probably know, the Chase branch on Avenue A at East Second Street closed last Nov. 12 (along with the Chase on Second Avenue and St. Mark's Place).
While the space had been for rent going back to last summer, when we spotted a smallish sign above the storefront... there's now a new broker and rental signage along the storefront here at 20 Avenue A...
And there are some realistic scalies too...

Overall, the upscale presentation of the property is so much more glamorous than the charmless bank-branch corner... the cover of the marketing materials announces "Your corner. Your brand. Your town." ... with images of a woman who forgot to open her mouth for the meatball on a fork... and, oddly enough, a photo of a woman's calves...

The retail space at 20 Avenue A is on the market

A tipster passed along a retail listing for 20 Avenue A, a space that currently houses Chase.
From the looks of the listing at LoopNet, the bank branch will be vacating the corner space at East Second Street in early 2016.
There isn't a whole lot of information about the property:

Life at 20 Avenue A
Workers erected a sidewalk bridge around 20 Avenue A at East Second Street on Thursday. According to one building source, part of the exterior brick covering fell off along a second-floor window.
And as for the address… the 62-unit, rent-regulated building changed hands last summer for $26.2 million, as The Real Deal first reported.
Per our coverage in August:
One building resident said that the new management company has been pretty responsive so far. And there's new laundry room coming soon.
"We will see how the honeymoon period goes," the resident said.
Apparently the honeymoon is over. The resident now says that "nonstop renovation has plagued the building since Elizabeth Assets LLC purchased the address."
Specifically:
"It's been pretty shitty. They have been doing non-stop construction that shuts off the elevator, breaks the door buzzer, turns off water without notice," among other things, according to the resident. "All the paperwork is under layer after layer of LLC so you can't even track down a legitimate place to send your complaints."
There are also accusations of unfriendly treatment toward the longtime residents, some of whom have been offered buyouts. As for all this, the residents formed a tenants association and have been working with outside housing sources for assistance.
According to Streeteasy, the newly gut renovated apartments range from $2,595 for a studio to $4,000 for a two-bedroom unit.
"The lobby and hallways are dirty and busted, and they keep telling new tenants that everything will be redone very soon," the resident said. "I wouldn't hold my breath."

Report: 20 Avenue A sells for $26.5 million
The 62-unit, rent-regulated building at the southeast corner of Second Street recently changed hands for the first time in three decades, The Real Deal reported.
Said broker Joseph Koicim:
“Given the fact the building was fully-rent regulated, many prospective purchasers had a rough time wrapping their arms around this asset, but we were able to procure a buyer who paid within ten percent of our asking price and plans to hold this long-term.”
The buyer was identified only as a Manhattan-based investor, per The Real Deal.
One building resident said that the new management company has been pretty responsive so far. And there's new laundry room coming soon.
"We will see how the honeymoon period goes," the resident said.
Meanwhile, we wonder if the new landlord plans to hold the Tats Cru wall long-term as well…
