Perhaps the sidewalk bridge will be gone for good. The same thing happened in July 2021, and only to return for more work on the building where the groundbreaking took place in September 2016.

75 1st Ave. — once again without a sidewalk bridge

Could work at 75 1st Ave. finally be over?
Over the weekend, workers dismantled the construction storage pen that had been sitting in the bike lane outside 75 First Ave. between Fourth Street and Fifth Street ... putting the contents into a dumpster... (thanks Elissa for the tip!)
Once again, it appear that work might be complete here at the 8-floor condoplex that has been a long time in the making.
As previously noted, the groundbreaking here took place in September 2016. (The build included nearly 14 months of inactivity.) Sales commenced in August 2017, with City Realty reporting that 50% of the units sold in the first six weeks.
The venture was slowed down following a series of lawsuits between the construction manager, Pizzarotti, and the developer, the Colonnade Group, as The Real Deal reported in 2019.
The address even made our 2020 development watch... still on the list three years later.

Another look at the long-stalled 75 1st Ave.
Yesterday's post about removing the sidewalk bridge outside the longtime-coming new building at 118 E. First St. prompted a few queries about another taking-its-time project — 75 First Ave.
Last year about this time, workers removed the scaffolding and sidewalk bridge from outside the cantilevering 8-story condoplex next to Rite Aid at Fifth Street.
A sidewalk bridge returned earlier this spring... and workers have been focusing on some exterior portions on the top right section of the building.
As previously noted, the groundbreaking here took place in September 2016. (The build included nearly 14 months of inactivity.) Sales commenced in August 2017, with City Realty reporting that 50% of the units sold in the first six weeks.
The venture was slowed down following a series of lawsuits between the construction manager, Pizzarotti, and the developer, the Colonnade Group.
The Real Deal reported this in July 2019:
The developer and Pizzarotti are also currently locked in a dispute over the project's costs. Pizzarotti has filed a lien, claiming it’s owed a little more than $1 million. In a counter complaint, Colonnade alleges that Pizzarotti hasn’t properly itemized its expenses and "claimed a lien for significantly more money than it has spent on the project." In its complaint, Colonnade calls Pizzarotti's billing practices "false and possibly fraudulent."
Public records showed in 2020 that the building had a new architect of record and construction manager.
As far as we can tell, No. 75, with its floor-to-ceiling windows, remains tenant free. The building's website is "currently private."

At long last, workers remove the sidewalk bridge from 75 1st Ave.
Over the past two days, workers have removed the scaffolding and sidewalk bridge from outside 75 First Ave., the cantilevering 8-story condoplex next to Rite Aid at Fifth Street.

As previously noted, this project has been taking its time. The groundbreaking took place in September 2016. The build included nearly 14 months of inactivity.
And, to refresh your memory, some details about the building — dubbed "an architectural masterpiece" and a "timeless glass tower" via the 75 First Ave. website:
The building lobby boasts a fumed glass door entrance, lava stone floors and walls, and a contrasting yellow travertine stone desk. Black stucco adorns the elevator walls, while the private residents lounge features a yellow travertine stone fireplace, white stucco walls with brass reveals, a pool table, and several areas of seating. Additional amenities include a full-time doorman, a landscaped rooftop, a fitness center, and bicycle storage.
Available units include 1 and 3-bedroom homes with several 1-bedrooms featuring sizeable home offices, and a dazzling selection of Penthouse residences crown the building. Each home of 75 First Ave blends a modern open layout with sleek finishes, Italian doors and hardware by Lualdi, and gorgeous floor-to-ceiling windows. Cantilevering condoplex next to Rite Aid looking glassy
A milestone of sorts to note at 75 First Ave., the 8-floor (plus that bulkhead) cantilevering condoplex next to Rite Aid between Fourth Street and Fifth Street — workers have put in the glass on the north-facing side.
And some details about the building via the 75 First Ave. website, which lists that nine of the units are in contract:

Cantilevering condoplex finally reaches the top at 75 1st Ave.
The 8-floor (plus that bulkhead) cantilevering condoplex has topped out at 75 First Ave. between Fourth Street and Fifth Street ... workers planted the flag atop the structure late last week...

2020 development watch: 75 1st Ave.
If all goes as planned, then the condoplex at 75 First Ave. should be complete this summer. (The completion date on the plywood rendering is listed at summer 2020.)
Work appears to be up to the seventh floor of what will be an 8-story, 22-unit residential building next to the Rite Aid between Fourth Street and Fifth Street.

75 1st Ave.'s growth spurt
Several 75 First Ave. Watchers (low initiation fees with group memberships available!) have remarked how much the condoplex at 75 First Ave. has risen in recent weeks here next to the Rite Aid between Fourth Street and Fifth Street.
Work appears to be just starting now on the sixth floor of what will be an eight-floor, 22-unit residential building. That work picked up earlier this year after nearly 14 months of inactivity. (The ground breaking was way back in September 2016.)
The completion date on the plywood rendering is listed at summer 2020.

2020 vision: New completion set for Rite Aid-adjacent condoplex on 1st Avenue
As we've noted, work has picked up again at 75 First Ave. between Fourth Street and Fifth Street, where an 8-floor, 22-unit condoplex is in the works next door to the Rite Aid.
After nearly 14 months of inactivity, the completion date on the plywood rendering has been adjusted to summer 2020...
As for the rendering, the design is the same... but there are now two scalies — the proud inhabitants of the architectural rendering world, as Curbed has put it — on the scene... a man gazing toward a woman about to cross First Avenue.
Difficult to say what the male scalie might be thinking. Perhaps he's concerned that she's about to walk in front of that speeding car...
And the scalie looks familiar... (if you have any guesses)...
The 75 First Ave. site lists that nine of the units are in contract. And here are a few renderings, some of which we had not seen previously...

At long last, activity at 75 1st Ave.
An EVG reader who lives near 75 First Ave. between Fourth Street and Fifth Street has reported activity again on the property.
A few workers were spotted at the stalled site with a delivery.
As previously reported, the future home to an 8-floor, 22-unit condoplex has been quiet for the past 14 months... ever since the DOB issued a Stop Work Order here on Jan. 11, 2018. (That Stop Work Order — "no protection for pedestrians" — was fully rescinded on Feb. 7.)

12 months of inactivity at 75 1st Ave.

The new development site at 75 First Ave. between Fourth Street and Fifth Street has remained fairly quiet since the DOB issued a Stop Work Order here on Jan. 11, 2018.
The DOB complaint noted "no protection for pedestrians." The city rescinded part of the Stop Work Order last June in order for workers to relocate the pedestrian walkway. In September, a sidewalk bridge and scaffolding arrived to provide better cover. Workers have yet to return though to restart the 8-floor, 22-unit condoplex. Not sure what the hold up might be now.
According to Streeteasy (and the project's website), nine of the luxury residences are in contract...

The official groundbreaking occurred here in late September 2016. No word on a completion date.

Protection for pedestrians arrives at 75 1st Ave.
It appears that workers will be ready to kick the tires and light the fires again at 75 First Ave., where the site of an incoming condoplex has been dormant since January.
This past Friday, a crew finished erecting a more substantial sidewalk bridge here between Fourth Street and Fifth Street...
On Jan. 12, the city served up a full stop work order on the site. The DOB complaint noted "no protection for pedestrians."

Sales had already commenced here in August 2017 for the 8-floor, 22-unit condoplex. The four units on the market are asking between $1.79 million and $2.25 million.
The foundation work dates back to October 2016.

6 months of inactivity at 75 1st Ave.
The new development site at 75 First Ave. between Fourth Street and Fifth Street has remained dormant since the DOB issued a Stop Work Order here back on Jan. 11.
The DOB complaint from January notes "no protection for pedestrians." (Several EVG readers have also noted how dicey this stretch is for cyclists too.)
However, it appears there will be some work starting up here again soon... the city recently rescinded part of the Stop Work Order in order for workers to relocate the pedestrian walkway...
Despite the slow-going here with construction, the sales phase commenced last August for what will be an 8-floor, 22-unit condoplex. The four units on the market are asking between $1.79 million and $2.25 million.

All is quiet at 75 1st Ave.
The first level of the incoming condoplex at 75 First Ave. recently made it above the plywood here between Fourth Street and Fifth Street... However, the site remains locked up... the city served up a full stop work order back on Jan. 12.
The DOB complaint notes "no protection for pedestrians" (not all that safe for cyclists either as the construction site and trucks take up the bike lane) ...
DOB records show that there's an outstanding $10,000 penalty due as well for "failure to designate and/or have a construction superintendent present as required."
Sales commenced last August for the 8-floor, 22-unit condoplex. The four units on the market are asking between $1.79 million and $2.25 million.
Things seem to be progressing pretty slowly here. We noted the foundation work here dating back to October 2016. And it's not a very large site.
