Digging in at 74-84 Third Avenue

On Monday, we noted that the big dig was starting this week for the new apartment complex coming to 74-84 Third Avenue... at East 12th Street... and we promptly never went by again for a look... However... Fresh Paint NYC sent some photos our way yesterday... just getting starting here... 10,876 blog posts on this to go...

Construction starts this week at Karl Fischer-designed apartment building on Third Avenue

That is according to the always-reliable worker on the scene here at 74-84 Third Ave., the former home to Nevada Smith's, Yummy House and a parking lot.

The temporary parking lot closed up last week...







...and a little credit for Karl...



Anyway, the worker said digging will commence this week for this...


As The Real Deal reported, the corner will one day house an 82,000-square-foot, nine-story residential building with 94 units. And retail.

Here then, where Nevada Smith's once stood

I've been wondering what has been going on behind that sidewalk shed-plywood combo where Nevada Smith's once stood at 74 Third Ave. between 11th Street and 12th Street ...


So I asked a passerby for a lift so I could dangle over the plywood with my camera.

OK then. Here we are.


Just an empty lot for now. I thought workers may have already started a little excavating for this — the future.


As The Deal Deal reported, the corner will one day house an 82,000-square-foot, nine-story residential building with 94 units.

The city approved the plans last month.

Former Nevada Smith's down to its last floor; city OKs work for new building

Just checking in on the former buildings that were 74-76 Third Ave. ... 76 is gone... and 74, the former Nevada Smith's, is a floor of rubble for now...



Like the hanging tags now on the side of the theater... And the soccer/football bar will eventually reopen at 100 Third Ave.

Meanwhile, as for the rest of 74-84 Third Ave., it may look something like this one day ...


That is the rendering that RKF has been using to lease the retail. As The Deal Deal noted, Karl Fischer is architecturing an 82,000-square-foot, nine-story residential building with 94 units here.

On Friday, the city approved the plans for the new building.

The precision demolition at 76 Third Ave.

Just checking in on 74-76 Third Ave. ... seeing how the demolition is going... the former Yummy House is halfway down...



...and you can see the side of what was Nevada Smith's... and maybe some old wallpaper?


They'll need a new place for that parking sign. Not to mention a parking lot. An 82,000-square-foot, nine-story residential building is coming soon.

And how it looked on March 17...


Such a nice, precision demolition... so even... it's as if workers are taking out a brick at a time...

Demos used to be so much more dramatic... cinematic... as seen here in photos we posted awhile back from EV Grieve reader Steve Carter... when crews took down 19 Second Ave. in 1997...

Report: 99-year lease in play for 74-84 Third Ave.

[From November 2011]

The Real Deal reported last night that a development company called YYY Third Avenue signed a 99-year ground lease "that requires payments each year of about $1 million" for 74-84 Third Ave.

The site is currently home to a in-progress demolition of the former Yummy House and Nevada Smith's. As The Deal Deal noted, Karl Fischer is architecturing an 82,000-square-foot, nine-story residential building with 94 units here. (The permit is still pending for all this.)

A YYY Third Avenue rep said that the site would be a rental building with studios, and one-, two- and three-bedroom units. "He declined to comment on the annual rental payment or elaborate on the project."

Demolition in the shadows of the night on Third Avenue


As we've been reporting now the past few months, 74-76 Third Ave. will be demolished to make way for a new apartment complex...

As you can see in the above photo, the demo crew has removed the top floor of 76 Third Ave. ... the previous home of Yummy House and those mysterious windows on the north wall (now down to just one window) ...

The beginning of the end for 76 Third Ave.

Work crews have started emptying out the remains of 76 Third Ave., most recently Yummy House...


The temporary parking lot has been chopped up to make room for the construction stuff...



Will this finally be our chance to find out what's behind those windows? Look, in the lower window — the curtains are gone!

Demolition OK'd for former Nevada Smith's home


It was only a matter of time before someone filed the paperwork for the demolition of 74 Third Ave., the former home of Nevada Smith's. (The soccer/football bar will eventually reopen at 100 Third Ave. For now, Webster Hall is showing the games/matches.)

As of this week, the plans are on file and approved, according to the DOB.


The city had already OK'd the demolition of 76 Third Ave. So the pair of buildings and the temporary parking lot ...


...will make way for something that looks like ...

Housecleaning at the former Yummy House


Over on Third Avenue near 12th Street, workers are on the scene emptying out the former Yummy House space... which, along with the former Nevada Smith's home next door, will be demolished to make way for this.


We saw them toss an fax machine and some security lights and some broccoli with eggplant in garlic sauce.


Anyway, Yummy House is now over on Second Avenue and 11th Street ... and, until Nevada Smith's reopens up the Avenue, they're showing matches at Webster Hall...

Behold the future of 74-84 Third Ave.

As we first reported, the stretch of 74-84 Third Ave. has been cleared out, with Nevada Smith's moving on after Sunday.

Our sources said that a large apartment building would go on this site. According to Nevada Smith's goodbye-for-now message: "Our old home's almost done now with developers poised to demolish most of the block and replace our place, and yours, with a new luxury apartment block."

We're waiting for renderings of this new monstrosity ... Meanwhile, RFK (via PDF) is peddling the retail space. Here's what we're looking at...


That's likely a generic rendering. (Where's the theater? Unless that will eventually be a goner too.) Regardless, it's a large retail space — more than 13,000 square feet. This space anchors what RKF describes as a 126,000 square-foot building featuring studio, one-bedroom and two-bedroom residences.

Hope that the apartments have good soundproofing!


Compare this with how this stretch of Third Avenue looked in the late 1970s at Jeremiah's Vanishing New York.

Nevada Smith's is closed, and here's what's next


Here's what we know.

Nevada Smith's closed up last night at its current location at 74 Third Avenue.

The soccer/football bar will eventually reopen at 100 Third Ave.

• Nevada Smith's goes before the CB3/SLA committee next month for a license at 100 Third Ave.


• The buildings at 74-76 Third Ave. will be demolished. The city has OK'd the permit for 76, the former home of Yummy House.

• The Manhattan Parking Group shut down its lot at 78-84 Third Ave. at 12th Street at the end of August ... a temporary lot is in its place.

• A mystery apartment building will take over this space. Per the announcement at Nevada Smith's website: "Our old home's almost done now with developers poised to demolish most of the block and replace our place, and yours, with a new luxury apartment block."

• NYU has NOTHING to do with the new development. James Devitt, deputy director for media relations at NYU, said the rumors of the school buying the space were "completely false" back in August.

76 Third Ave. slated for demolition; will we ever know what was behind those curtains?

We've been writing here and there about the future of 74-76 Third Ave. Nevada Smith's, the current tenant at 74, is slated to move up the block to 100 Third Ave. As for next door, at the former Yummy House...


EV Grieve reader Grieving noted: "According to the DOB website, the permit to tear down the first of these two buildings was issued last week. Don't know if they are taking them down in piecemeal or waiting for the Nevada Smith's lease to run out to take them both down."

Indeed, there is a permit, dated Oct. 24, for "FULL DEMOLITION OF A 5 STORY BUILDING USING MECH. MEANS."

Meanwhile, any final guesses what is/was behind those two single windows and grubby curtains in the floors above the old Yummy House?

I'm going with 24,400 cases of old Yummy House menus.

Parking lot becomes another parking lot — for now

As we reported last week, the Manhattan Parking Group was closing its lot at 74-84 Third Ave. at 12th Street. On Thursday morning, crews arrived to remove the signs.



According to multiple sources, this space will some day house a new apartment building. There's nothing on file yet with the DOB to suggest anything imminent.

Meanwhile, new management took over the lot last Friday, though one source said this was a temporary arrangement.



Meanwhile, workers are testing soil samples to monitor the water level here... such exploratory drilling is required prior to the start of any construction project...

The East Village will lose a parking lot and gain an apartment building

Today is the last day for the Manhattan Parking Group at 74-84 Third Ave. at 12th Street. (The number to the lot has already been disconnected.) Multiple lot workers have confirmed the closure.


A handful of cars remain on the lot this morning.


Several EVG readers who have parked their car here received phone calls a few weeks ago saying that the lot was closing. Per one reader: "I asked what was going on and they said some wealthy Cuban man bought that lot and the building next door. The guy claims he saw all the drawings for the new building that is going up and that the architect had come by with the drawings."

We've heard these rumors, too, from various sources. One of the parking lot attendees — always reliable! — said that the new building will be 20 floors. Not sure about that claim. (Read more on this here.) An NYU spokesperson already said that they were NOT the new property owners, listed as 74-84 Third Ave. Corp.

Anyway, we're waiting to hear more details from official channels, including a look at the rendering.
