The Smith reopens for evening bar service after last week's fire



The Smith reopened this past Friday night for bar service featuring a limited six-item menu and $2 oysters.





The main dining room will remain closed for now. This follows the kitchen fire last Monday night that temporarily closed the bistro here at 55 Third Ave. between 10th Street and 11th Street.

The FDNY had the fire under control in less than 40 minutes. The @FDNYalerts account stated that the fire was in a kitchen duct.

The Smith started in the East Village in 2007, later expanding to seven locations total in NYC (4), Washington, D.C. (2) and Chicago (1).

[Updated] Report of a fire at 55 3rd Ave., home of the Smith


UPDATE BELOW

There are multiple reports coming in tonight (just after 8) about a fire on Third Avenue between 10th Street and 11th Street. There are unconfirmed reports that the fire started at the Smith, 55 Third Ave.

The FDNY declared the fire under control after 40 minutes...



WABC-TV reports that the fire in a duct at the Smith caused the temporary evacuation of the Eleventh and Third Apartments, the 12-story residential building adjacent to the bistro.

No word at the moment on the status of the Smith, which opened here in 2007.

Updated 7 a.m.

There doesn't appear to be any noticeable damage inside the Smith's dining room or bar area. However, signs on the front window announce that the restaurant will be closed today "due to an unforeseen circumstance" (such as a fire in the duct)...

Wagamama is closing its East Village location



After nearly 18 months in business, Wagamama is shutting down its East Village location.

This outpost of the London-based chain that serves Japanese-inspired cuisine opened on the corner of Third Avenue and 11th Street in October 2017.

Here's the message posted to the Wagamama website: "As of april 12 we will [be] closing our doors. we wanted to say thank you, east village for being our neighbor. don’t worry, you can get your noodle fix at either our location on 25th and 5th or our newest location at 39th and 3rd. we look forward to seeing you soon."

On the surface, this seems to be a bit of a surprise: a well-known restaurant brand opening in a location surrounded by a large college population (NYU, Cooper Union, the New School) in a well-travelled corridor. (Not exactly a sleepy side street.)

This closure comes several weeks after Wagamama's 11th Street building mate Martina bid farewell to their space. Danny Meyer's attempt at a quick-serve pizzeria opened in August 2017.





In 2014, this previously rather drab and dormy-looking residential building received a facelift and rebranding to become more luxurious with rents going upwards of $10k a month.

The retail spaces underwent a major rehab after M2M closed here back in February 2017.

Meanwhile, the Smith appears to still be doing big business in this complex.

Board watch and reveal at incoming Wagamama on 3rd Avenue

Those Wagamama-branded boards in the windows at 55 Third Ave. at 11th Street have been removed... providing an interior reveal for the second NYC location of Wagamama ...

Still no word on an opening date for the London-based chain of fast-casual Japanese restaurants. (Looking like late September, early October.) When they do open, their hours will be Monday-Thursday 11 a.m. to 11 p.m. and until midnight on Friday. The weekend hours will be 10 a.m. to midnight on Saturday; until 11 p.m. on Sunday. You can find their menu full of noodles, rice and curry (and more) here.

The retail space in this former dorm-looking building also houses Martina, the pizzeria from Danny Meyer's Union Square Hospitality Group, which opened on Aug. 19.

Wagamama says hello on 3rd Avenue

Yesterday, workers dropped the plywood at 55 Third Ave. at 11th Street... revealing [drumrolling]...

As previously reported, Wagamama, the London-based chain of Japanese restaurants, is opening an East Village location. This will be the second Wagamama in NYC; the company has nearly 150 worldwide. There isn't any mention of an opening date just yet on the Wagamama website or social media properties. (They are currently hiring cooks and servers.)

Updated noon: A tipster says they are shooting for an October opening.

...and, as a bonus, right around the corner on 11th Street — the finished M-A-R-T-I-N-A...

55 Third Ave. sells for $57 million — AGAIN



A transaction from last week to note... in which Benchmark Real Estate Group sold 200 E. 11th St. (aka 55 Third Ave.) to an affiliate of Shorenstein Properties for $57 million, per The Real Deal.

That was the same price that Benchmark paid for the building in 2013. However, they sold the retail condominium portion in 2015 for $25 million, The Real Deal reported.

In 2014, the previously rather drab and dormy-looking building received a facelift and rebranding to become more luxurious with rents going upwards of $10k a month.

Meanwhile, this seems like a good time to recap the retail coming-and-goings here.

For starters, M2M closed here back in February. In the photo below, the discrete red arrow points to where work continues on the space for Wagamama, the London-based chain of Japanese restaurants, set to open later this year. And the greenish arrow points to where Danny Meyer's Union Square Hospitality Group is opening Martina, a pizzeria, at 198 E. 11th St. ...

Danny Meyer's incoming pizzeria looking for CB3 approval for a 4-table sidewalk cafe



One more quick note about tonight's CB3-SLA committee meeting... as previously noted, Danny Meyer's Union Square Hospitality Group is opening Martina, a pizzeria, at 198 E. 11th St./aka 55 Third Ave.



They are on this month's docket to get approval for a four-table (eight seat!) sidewalk cafe ... here's a rendering (PDF) via the CB3 website... showing off that Mmartina lettering...



The street-level pizzeria proposes to operate the outdoor seating Sunday-Wednesday 11 a.m. to 11 p.m., Thursday 11 a.m. to midnight, and Friday-Saturday 11 a.m. to 1 a.m.

CB3 OK'd the beer-wine license back in November. Apparently this didn't include the sidewalk cafe. Not sure!

The CB3-SLA meeting is tonight at 6:30 in the Thelma Burdick Community Room, 10 Stanton St. (corner of the Bowery).

[Updated] M2M is closing this weekend on 3rd Avenue



M2M, the Asian convenient store that opened in 2002 on Third Avenue at 11th Street, is closing tomorrow, workers confirmed.

The closure was expected at some point early this year after Wagamama, the London-based chain of Japanese restaurants, signed a lease last summer for a retail space here at 55 Third Ave., aka Eleventh and Third, the 12-floor, recently luxurified building.

In 2014, these commercial spaces hit the market for $25.5 million. The listing at the time noted that M2M's lease was up in 2017. (Next door, The Smith's lease is through 2027.)

Last summer, an EVG reader said that an M2M worker divulged that the grocery would be moving when the lease was up. "The employee was very talkative about it. Said it was going to be within five blocks of the original store and probably going to be bigger. Still trying to figure out their likely spot because of limited spaces that size in the area."

So far, there aren't any signs up in the store about either a closure or relocation. A worker was noncommittal about a move, only saying that the store was closing.

As for Wagamama, there hasn't been any announcement about when they open in this location. (They were up for a beer-wine license via CB3 last fall.) The first NYC Wagamama — there are more than 140 worldwide — opened in November on Fifth Avenue at 26th Street.

Plywood arrives on 11th Street outside Danny Meyer's incoming restaurant Martina



While here on 11th Street at Third Avenue... workers yesterday erected the plywood on 11th Street outside the under-construction new restaurant from Danny Meyer's Union Square Hospitality Group.

Martina is the working name for the space, which is in the former lobby of Eleventh and Third, the 12-floor residential building here.

The group applied for a beer-wine license last November (they were approved). The application (PDF!) on file at the CB3 website showed that the space will hold 13 tables with a sidewalk cafe with four tables. (The overall capacity was listed at 75 or below with nine employees.) The proposed hours were 11 a.m. to 11 p.m. Sunday through Wednesday; until 1 a.m. Thursday through Saturday.

In approving the applicant, the CB3 minutes refer to Martina as "a full-service pizza restaurant."

Danny Meyer's Union Square Hospitality Group, whose well-regarded establishments include Gramercy Tavern, the Modern and Union Square Cafe, have plans for a new restaurant on Third Avenue and 11th Street.

The group is applying for a new beer-wine license for 55 Third Ave., and are on this month's CB3 SLA committee docket.

According to the questionnaire (PDF!) on file at the CB3 website, the new venture is called Martina. There isn't any mention of the style of food that will be served.

The application shows that the space will hold 13 tables with a proposed sidewalk cafe with four tables. (The overall capacity is listed at 75 or below with nine employees.) The proposed hours are 11 a.m. to 11 p.m. Sunday through Wednesday; until 1 a.m. Thursday through Saturday.

So what space is this restaurant taking? 55 Third Ave., aka Eleventh and Third, is the 12-floor building that recently went through a top-to-bottom luxury renovation. No 55, which is between 10th Street and 11th Street, is currently home to two retail tenants: M2M, the Asian grocery chain, and The Smith. M2M is apparently moving away to make room for Wagamama. The Smith isn't going anywhere.

So where does this leave Martina? There is the building's former lobby on the 11th Street side (across the street from NYU's Third Avenue North dorm).







This month's SLA committee meeting is Monday, Nov. 14 at 6:30 p.m. CB3 will hold the meeting in the Thelma Burdick Community Room, 10 Stanton St. at the Bowery.

A few details about the Wagamama coming to 3rd Avenue

As previously reported, Wagamama, the London-based chain of Japanese restaurants, is coming to 55 Third Ave.

The applicants opening this location are on CB3's SLA committee docket this month for a beer-wine license. (This item, however, will NOT be heard during Monday's meeting.)

The questionnaire (PDF!) on file at the CB3 website offers a few details about the space.

For starters, the hours will be 11 a.m. to midnight daily. In addition, it looks to be a decent-size food space with 23 tables seating 93 patrons plus "12 stools by food counter." There is also a bar with 19 stools, per the questionnaire. (This Wagamama will also employ 40 people, the documents show.)

This will be the second Wagamama location in Manhattan. The first is opening on Fifth Avenue in a 3-story space overlooking Madison Square Park.

The Japanese-inspired, London-based chain of pan-Asian casual eateries (as the Post put it) has 140 locations around the world.

The current tenant, M2M, the Asian grocery that opened in 2002 here at the corner of 11th Street, is expected to relocate in the neighborhood when the lease is up early next year. No word when Wagamama might open then.

Back in June, the Commercial Observer reported that Wagamama, the London-based chain of Japanese restaurants, signed a lease for a retail space at 55 Third Ave., aka Eleventh and Third, the 12-floor building that recently went through a luxurious upgrade.

No 55, which is between 10th Street and 11th Street, is currently home to two retail tenants: M2M, the Asian grocery that opened in 2002, and The Smith. Reps for both businesses said that they were not closing, as Gothamist reported at the time. (The Observer article didn't mention which business would be departing.)

In 2014, these commercial spaces hit the market for $25.5 million. The listing at the time noted that M2M's lease was up in 2017. (The Smith's lease is through 2027.)

Now, an EVG reader says that an M2M worker divulged that the grocery would be moving when the lease is up. "The employee was very talkative about it. Hmm. First, it's nice to hear that M2M will be sticking around the area. So what are some possible landing spots?

Here are two: 1) The former Met Foods on Third Avenue between 16th Street and 17th Street and 2) The former Capital One® branch on the southeast corner of Third Avenue and 14th Street.

Meanwhile, Wagamama was on CB3's SLA docket for a beer-wine license this month. However, Wagamama has withdrawn from the proceedings this time around.

Report: Wagamama coming to 55 3rd Ave.; M2M to depart?

The second Manhattan location of Wagamama, the London-based chain of Japanese restaurants, is reportedly coming to a retail space at 55 Third Ave., aka Eleventh and Third, the 12-floor building that recently went through a top-to-bottom luxury renovation.

Per the Commercial Observer, who first reported the deal:

The popular Japanese-inspired Wagamama has taken 3,150 square feet at grade and 2,000 square feet for storage in the basement in the East Village at 55 Third Avenue at the corner of East 11th Street, according to sources with knowledge of the deal. The lease is for 15 years and the asking rent was $250 per square foot.

No 55, which is between 10th Street and 11th Street, is currently home to two retail tenants: M2M, the Asian grocery chain, and The Smith. Reps for both businesses said that they were not closing, as Gothamist reported. (The Observer article didn't mention which business would be departing.)

In 2014, these commercial spaces hit the market for $25.5 million. The listing at the time noted that M2M's lease was up in 2017 (The Smith's lease is through 2027.) The listing also noted this:

The plans call for the existing lobby space to be moved further east along 11th Street which will allow the current lobby to be incorporated into the corner retail space upon vacancy, thus increasing the most valuable Third Avenue ground floor retail footage by approximately 1,314 square feet. Upon M2M vacating and the implementation of the proposed strategy, there is potential to instantly double the asset’s net operating income.

The other Wagamama, which serves Japanese comfort foods including several types of ramen, will open on Fifth Avenue between 25th Street and 26th Street.

Luxurified 55 3rd Ave. now on the market for $65 million



Starting in the spring of 2014, the 12-floor building at 55 Third Ave. (aka 200 E. 11th St.) went through a top-to-bottom renovation, emerging looking less like a 1970s-era dorm.

Now, it looks like a 2016-era dorm here near the NYU student housing along this Third Avenue corridor.

In any event! The building is now on the market.

As you may recall, The Benchmark Real Estate Group bought the place in late 2013 for a whopping $57 million.

Now they are asking an even more whopping $65 million for the luxurified building.

Per The Real Deal, who first reported that the 54-unit residential component was for sale:

As part of a gut renovation of the residential portion, the company constructed a three-story building on an adjacent vacant lot that now serves as a lobby and amenity space including a fitness center, yoga/meditation room and massage room. The overhaul included an upgrade to the exterior façade and windows and the addition of condo-like features to the apartments.

The building... has more than 53,000 square feet of residential space, not counting the 4,000-square-foot addition.

Rents for the 37 one-bedroom apartments average $5,600 a month, while the nine two-bedrooms and eight studios average $7,500 and $3,600 per month, respectively.

A look at Eleventh and Third's expanded lobby



Oh, just noting the recent reveal at Eleventh and Third, the 12-floor building that recently went through a top-to-bottom luxury renovation (on East 11th Street and Third Avenue).

Workers have been expanding the lobby and adding a second level on East 11th Street...



According to the Eleventh and Third website:

Whenever you are coming or going, the lobby caters to comfort and convenience with casual seating, power stations, WiFi, espresso machines, and, of course a 24/7 concierge.

Expanded lobby on the way at Eleventh and Third



There's still some work going on at Eleventh and Third, the 12-floor building that recently went through a top-to-bottom luxury renovation.

Approved work permits show that crews are expanding the lobby and adding a second level to the east on 11th Street, as the rendering on the plywood shows...





… and how it looks as of Saturday…





The building here at Third Avenue includes a gym, yoga studio, rooftop terrace and lobby with espresso machines. According to Streeteasy, the units, which all include self-closing drawers and cabinets, average about $4,800.

It's not clear exactly what will be housed in the expanded lobby.

Full reveal at the all-new 200 E. 11th St.



The exterior work appears to be complete at 200 E. 11th St., home of the rebranded Eleventh and Third. The 12-floor building went through a top-to-bottom renovation, emerging looking less like a 1970s-era dorm …

Benchmark Real Estate Group paid $57 million for the building late last year.

Retail space housing The Smith and M2M asking $25.5 million on 3rd Avenue

The Benchmark Real Estate Group picked up the 12-story residential building with retail space on the southeast corner of Third Avenue and East 11th Street late last year for a whopping $57 million.

The developers are currently gut renovating the building, now called Eleventh and Third, upgrading the space to luxury apartments that will fetch more than $10K a month for two bedrooms.

Now the retail space — three separate spaces encompassing 15,000 square feet — is on the market with an asking price of $25.5 million.

Here are details from the Massey Knakal listing:

The plans call for the existing lobby space to be moved further east along 11th Street which will allow the current lobby to be incorporated into the corner retail space upon vacancy, thus increasing the most valuable Third Avenue ground floor retail footage by approximately 1,314 square feet. Upon M2M vacating and the implementation of the proposed strategy, there is potential to instantly double the asset’s net operating income.

Currently, 2 of the spaces are occupied by locally anchored tenants The Smith, a casual and lively American brasserie with three locations in NYC, and M2M, the area’s convenient grocery store. The Smith currently occupies approximately 3,886 SF above grade and pays $496,500 annually equating to approximately $127 psf. M2M currently occupies the corner space which totals approximately 3,266 SF above grade paying approximately $352,315 annually equating to approximately $108 psf.

These leases expire in 2027 and 2017 respectively with no further extension options or renewals for either tenant. The remaining unit, with frontage on East 11th Street, will be delivered vacant at the time of sale.

So M2M or The Smith aren't going anywhere for a few years. But they will have to vacate upon the end of their respective leases. That third storefront is already vacant. NY Copy & Printing moved to East Seventh Street after 22 years on East 11th Street.

Eleventh and Third indulges in some nonsensical branding



Some marketing messages have arrived on the sidewalk shed surrounding the recently rebranded Eleventh and Third, the former Soviet-era student housing $57-million building going under a gut renovation on Third Avenue and East 11th Street.

The messages are likely meant to be, well, playful, with lines like "Speak up! But know when to shut up" and "GET BUSY. Doing Nothing" and "Relax into chaos" and "Rent your space. Own your life."

[Crickets]

It doesn't get much better on the Third Avenue side, where we're told that "It's OK to Indulge" ... with some ideas on things to indulge in, such as coffee, sex, sugar, youth, wine. Crazy, man!



There's a teaser website up for the building if you want to get a head start on the indulging.



There isn't any mention of prices. However! The Real Deal previously reported that rent for the units will range from $3,500 for a studio to $6,000 for a one-bedroom to as much as $10,000 for a two-bedroom.

Feel free to indulge or something.
