360 Bowery is all glassed up

Façade installation has reached the top at 360 Bowery, where workers have added floor-to-ceiling window panels on most of the 22-story office building...
Also, part of Kendall Jenner's elbow remains visible on the mostly-obscured Marc Jacobs billboard on the building next door ... so we have that going for us...
Anyone watching this project has said the same thing: It has gone up quickly. We saw the first sign of it above the plywood in January. The 360 website lists occupancy in the second quarter of 2024.

This development — offering full-floor office suites — replaces the single-level B Bar & Grill (1994-2020) on property previously a gas station here at Fourth Street. 

The developers of this project within the Soho/Noho rezoning area are a collaboration between Morris Adjmi Architects, CBSK Ironstate and AECOM-Canyon Partners.

Reaching the top at the 21-story 360 Bowery project

Workers have reached the top of the 21-story office building on the SW corner of the Bowery and Fourth Street (360 Bowery). 

Several American flags are on-site to mark the occasion...

Corner development battle: 360 Bowery takes commanding lead over 1 St. Mark's Place

Office buildings with ground-floor retail spaces are in the works for corner spaces near each other: 360 Bowery at Fourth Street and 1 St. Mark's Place at Third Avenue. 

Foundation work started in earnest on each lot last summer... though No. 360 (a pit start last June) is much further along. As the top photo shows, workers are up to the sixth floor of what will be a 21-story building with a generic 2024 completion date. 

At 1 St. Mark's Place, a 9-floor office building is still in the pit stage...
The work down here began again late last summer, and there has been little noticeable progress above ground ... and this is after crews and equipment were on the scene in the summer of 2020...
The building is slated for a (now unlikely) summer 2024 completion. Our previous post has more details about what has transpired here to date.

Just 17 floors to go at the all-new 360 Bowery

Work has really picked up since our last look at the SW corner of Fourth Street and the Bowery — aka 360 Bowery. 

Work on the 21-story, 110,000-square-foot office building is up to the fourth level, and it already looks quite large with 17 floors left to go... (and how much longer before the billboard is obscured?)...

The 21-story building that replaced B Bar & Grill begins its ascent on the Bowery

Since our last update at the start of the year, the framework for the first level of the future 21-story office building has made its debut on the SW corner of Fourth Street and the Bowery.

As we've been reporting, the 110,000-square-foot building — with ground-floor retail — is at the site of the former B Bar & Grill (1994-2020).

And before you know it, this will be here at the new address — 360 Bowery... 
Here's more about the project via the website of architect Morris Adjmi:
360 Bowery is a contemporary reinterpretation of the traditional glass office tower. Standing taller than most nearby structures, the new commercial building's tiered volume subtly twists, drawing reference to the different scales within its historic urban-industrial context while also responding to the neighborhood’s newer additions.
And!

Designed to maximize views, 360 Bowery's façade is essentially a field of openings. The custom-built, high-performance unitized curtain wall system features dark gray painted aluminum frames and blush-colored GFRC spandrel panels in a fluted pattern that gets tighter as it moves up the building. Single-pane windows, measuring roughly 5’x10’, are inset within 10” metal fins. These deep, dark frames add a layer of shadows, further articulating the façade. As a lighter counterpoint, the building's corners are open and airy with a structural joint hidden behind the glass.

Terraces are also a defining feature of the tower. While the building's massing was largely influenced by zoning restrictions, the tiered volumes create opportunities for ample outdoor amenity space with views north and east, looking out over the Bowery and onto one of New York City’s most dynamic neighborhoods.

As previously reported, CB Developers paid $59.5 million for a stake in 358-360 Bowery, a gas station before its conversion into the bar-restaurant. B Bar owner Eric Goode, who owns a handful of hotels, including the Bowery Hotel across the way, assembled air rights to build the more extensive development on this corner space. 

As for the B Bar, the one-time hot spot (circa the mid-1990s) was expected to close for good in August 2020. However, the place never reopened after the PAUSE in March 2020.

The all-new 360 Bowery is in the piledriving and jackhammering phase

Foundation work is underway on the 21-floor office building coming to 360 Bowery at Fourth Street. 

This means, in recent days, that workers are jackhammering away at the base of the previous tenant, B Bar & Grill... there's some piledriving happening too...
The B Bar (b 1994) never reopened after the PAUSE in March 2020. Our previous posts have more background on this Midtown-friendly development via Bowery Hotel owner Eric Goode.

Bracing for new construction at the former B Bar & Grill space on the Bowery

Demolition continues over at the former B Bar & Grill space on the Bowery at Fourth Street.

This past week, steel braces arrived on the wall adjacent to the property — 356 Bowery...
Not sure if these are to support the adjacent building during the demo or if they are part of the foundation for the incoming 21-story office building slated for the former restaurant space.

The B Bar (b 1994) never reopened after the PAUSE in March 2020. Our previous posts have more background on this development via Bowery Hotel owner Eric Goode.

We hear from people who are either a) sad to see the onetime hotspot in such a state or b) happy to see the onetime hotspot and early 1990s Bowery gentrifier going down.

A look at the B Bar & Grill demolition on the Bowery

The demolition of the former B Bar & Grill space on the SW corner of Fourth Street at the Bowery continues.

EVG reader Robert Miner shared these photos, showing that workers have mostly wiped out the former outdoor courtyard (and Taco Bar!) ...
All this is happening to make way for a 21-floor office building on the property. (We got a first look at the Midtown-friendly monstrosity here.) 

As for the B Bar, the one-time hot spot (circa the mid-1990s) was expected to close for good in August 2020. However, the place never reopened after the PAUSE in March 2020.

Behold the 21-floor office building that's replacing the B Bar & Grill on the Bowery

In the months ahead, the SW corner of the Bowery and Fourth Street will be transformed from the one-level former B Bar & Grill to a 21-floor office building, as we've been reporting the past year. 

We just got the first look at the building coming soon... BRACE!

2022 corner watch: 360 Bowery

Here's another corner development to watch in 2022. 

We've written a lot of what's coming to the former B Bar & Grill space on the SW corner of Fourth Street at the Bowery. 

In early December, workers prepped the one-level structure for demolition. This past week, the six honey locust trees were removed from the former restaurant's courtyard. It's not known if they were chopped down or, possibly, transplanted. (An EVG reader had called 311 about the trees.)

A recap to date...

As we first reported in January 2021, permits were filed for a 21-floor mixed-use development — a 283-foot-tall office building. (For comparison, the Standard East Village, a block to the north, is 21 floors.) The city approved the permits on Nov. 16, per public records.

According to plans, the well-employed architect Morris Adjmi's building will encompass 98,799 square feet, with 26,000 square feet set aside as an unspecified community facility.

Preparing the former B Bar & Grill for demolition on the Bowery

Plywood now surrounds the former B Bar & Grill on the Bowery at Fourth Street... signaling that the demolition of the one-level structure is likely imminent... 
As we first reported in January, permits were filed for a 21-floor mixed-use development — a 283-foot-tall office building. (For comparison, the Standard East Village, a block to the north, is 21 floors.) The city approved the permits on Nov. 16, per public records.

According to plans, the well-employed architect Morris Adjmi's building will encompass 98,799 square feet, with 26,000 square feet set aside as an unspecified community facility.

First sign of the B Bar & Grill-replacing 21-story office building on the Bowery

A banner ad for the new 21-story office building coming to the southwest corner of the Bowery at Fourth Street now looms over the space it's replacing — the former B Bar & Grill.

The ad, titled "A Singular Experience," touts the "limited collection of full-floor office suites" ...
There's also a teaser site for the building, which will use 360 Bowery as its address. Per the site, with a Midtown-looking rendering, occupancy is expected in the spring of 2023...
Included is info about potential tenants in the ground-floor retail spaces:
Permitted uses in M1-5B (Includes Wholesale, Light Manufacturing, Bicycle Rental and Repair, Clothing Rental Establishment, Public Auction, Room & House of Worship). No UG6 retail, office, or restaurants.

Permits are on file now to demolish the single-level structure on the corner. This will be the second office building to rise along this corridor... joining the 10-floor structure in the works on Third Avenue at St. Mark's Place.

It will be interesting to see how the developers position this office space for a post-pandemic world. As WNYC/Gothamist recently reported, "Across Manhattan, office buildings are still suffering from a glut of available space more than a year after the pandemic sent workers home and shut down most leasing activity."

A 21-story office building planned for the former B Bar & Grill on the Bowery

Permits were filed yesterday for a 21-floor mixed-use development — a 283-foot-tall office building — at the site of the former B Bar & Grill on the Bowery.

According to the proposed plan, the well-employed architect Morris Adjmi's building will encompass 98,799 square feet, with 26,000 square feet set aside for use as an unspecified community facility. 

Permits show office amenities that include several roof terraces and a "passive recreation" area. There's also a mention of a bicycle rental or repair shop on the ground floor. 

As we first reported on Dec. 8, permits were filed to demolish the one-level structure that housed the B Bar & Grill on the Bowery at Fourth Street from 1994 through the start of the COVID-19 PAUSE last March.

Permits filed to demolish the former B Bar & Grill on the Bowery

 
Permits are now on file with the city to demolish the one-level structure that has housed the B Bar & Grill on the Bowery at Fourth Street since 1994.

As reported last fall, CB Developers paid $59.5 million for a stake in 358 Bowery, previously a gas station before its conversion into the onetime hotspot. B Bar owner Eric Goode, who owns a handful of hotels including the Bowery Hotel, has been assembling air rights to build a larger development on this corner space. 

B Bar was expected to close for good in August. However, the bar-restaurant never reopened after the PAUSE in March. As we reported back on April 3, nearly 70 B Bar employees were laid off without any extension of benefits or offer of severance pay.

No word on what new development will rise here. Likely not a hotel given that Goode has one right across the Bowery.

More about the layoffs at B Bar & Grill

As we reported back on April 3, nearly 70 employees of the B Bar & Grill on the Bowery at Fourth Street were laid off in late March without any extension of benefits or offer of severance pay.

As one former employee said:

Eric Goode responded to employee pleas for two weeks paid leave with very little - some directions about how to apply for unemployment and a "yours truly" sign off. This termination without pay was sudden and decisive, leaving many of the staff left with nothing to feed their families. Many of these staff members have worked at 20-plus years. Mr. Goode is currently living on his multimillion-dollar ranch in California.

Goode has enjoyed positive press in recent weeks for his role as the co-director and co-writer (along with Rebecca Chaiklin) of "Tiger King," the hit docuseries that recently debuted on Netflix.

BuzzFeed News talked with several former employees in a piece published earlier in the week titled "Their Wealthy Boss Was The Director Of 'Tiger King.' They Got Laid Off And Can’t Pay Their Bills."

[F]our staff members at the restaurant told BuzzFeed News that unlike other wealthy hospitality leaders who have donated salaries and worked to fundraise for those suddenly out of work, they have heard nothing from Goode as he enjoys Hollywood attention. Goode, they say, has the wealth and cultural influence to help them at a time when they need it most.

“They have families, they have children, they have mortgages to pay, and they spent a lot of their life working for B Bar,” said Luis Lugo, a former floor manager. “You’re the director of Tiger King and you own the Jane Hotel and you’re not a small mom-and-pop shop that’s struggling. You’re someone that has the financial resources to make a difference.”

And...

“It strikes me as unjust that I worked a long time for him and didn’t get anything in return,” said Eloy Aguilar, who worked for 25 years at B Bar as a line cook. “We need economic help, not just for me but also my other colleagues.”
