Openings: Kawa Omakase, 12 Matcha, Shaji BBQ, El Camino

Kawa features a 14-course menu for $88 in the smallish space with 13 counter seats and several tables "for a more private setting."

• 12, 54 Bond St. at the Bowery 

The lines have arrived while this two-story matcha cafe is still in soft-open mode. 

In addition to in-store tastings, an iced matcha latte will likely be the main attraction at 12. The tea is whisked under a spotlight and poured over milk — Battenkill for dairy, Califia Barista Blend for oat — for a drink that is grassy, creamy, and spring-pea-like in its savoriness.

• Shaji BBQ, 11 E. Seventh St. just east of Cooper Square 

This one came in via the EVG tipline... and we don't know much about it, including if it's related to the Shaji BBQ in Flushing. (The light said OPEN, but the place was empty, with staff included, the other night.)

Recent concepts here include Four Four South Village and Le Sia. The space was home to Surma Books & Music for 98 years until June 2016.
• El Camino, 135 First Ave. between St. Mark's Place and Ninth Street 

The bar via Will Wyatt (Mister Paradise) and Edie Ugot from Electric Burrito is up and running here next door to their recently opened HighLife

There's a small cocktail and wine list, as well as snacks. And Guinness on draft.

It opens at 4 p.m. during the week and 2 p.m. on weekends, with a midnight close. No reservations. Instagram here.

Before (and after) Starbucks on Astor Place

Here are a few quick follow-up items after our scoop about Starbucks closing on Astor Place (here and here) after nearly 30 years...
1. The Astor Place Starbucks opened on March 30, 1995, marking the brand's 11th outpost in NYC.

Before SB, the space outside the downtown 6 at Lafayette was home to the Astor Riviera Cafe. (Above photo via Yesterdays-Paper. There's a nighttime shot here.). 

The 24/7 Riviera was open from 1979 until 1994. 

In noting its closure in July 1994, The New York Times asked in its headline: "Out of the Shadows, a Less-Funky Future for Astor Place?" (Cooper Square Books had closed a month earlier at 13-25 Astor Place.)

2. Discussions about the SB closing prompted comments like, "I wish we had a diner again around here."

As a reminder, the diner-like Famous Cozy Soup 'n' Burger, which opened in 1972, is at the western end of Astor Place at 739 Broadway. 
3. Several people suggested the Blue Bottle Coffee at 2 Astor Place for SB alternatives. Well, BBC closed in late 2021... and Felix Roasting Co., which took over the space, closed earlier this summer. (The above photo is from a few weeks ago — there's now a for-rent sign in the window.) Felix has three other NYC locations still in service.

14th Street residents looking for solutions for the congregating e-bike delivery workers

While 14th Street has been in the news recently, some residents hope the city will also pay attention to a different block. 

According to residents on the south side of 14th Street between Second Avenue and Third Avenue, for several months, there has been a steady increase in e-bike delivery workers congregating as they wait to fulfill deliveries. (Residents acknowledged that this situation isn't unique to this EV block or even neighborhood.) 

According to one resident who lives in a building here, "they are brazenly driving on the sidewalks, littering and congesting the walkways for residents, and blocking entrances to local businesses." 

The resident went on to say that "the problem has gotten substantially worse." Despite filing complaints with 311 and calling the 9th Precinct and District 2 City Councilmember Carlina Rivera's office,  "we haven't had much success."

The residents say they're not trying to demonize the delivery workers who rely on their e-bikes to make a living, instead to find a solution for the burgeoning population of the city's deliveristas.

One solution hasn't garnered the necessary support. Local community boards (downtown and on the Upper West Side) have previously nixed plans from the Adams administration to open a rest and recharging facility for app-based delivery workers in former newsstands, as Streetsblog reported in March.

Meanwhile, GrubHub and JOCO, a company that makes rentable e-bikes, teamed up last summer to open "a rest stop" to help improve working conditions for delivery workers. The spaces offer safe places to recharge batteries and access restrooms. 

There are now two — a small outpost on West 51st Street that can accommodate 15 people and one on 12th Street just west of Avenue A with a 75-person capacity.
In late February, the city unveiled its first public e-bike charging station on Cooper Square, part of a pilot program titled "Charge Safe Ride Safe Action Plan." However, this station is limited to providing an FDNY-reviewed way to recharge lithium-ion batteries. The stations do not offer restrooms or other amenities.

After 36 years in business, Ise Restaurant is closing its doors this month

The owners of Ise have announced that the Japanese restaurant will close its doors on June 28 at 63 Cooper Square, between Seventh Street and St. Mark's Place. 

Per a message on Ise's website
It is with a heavy heart that we announce the closing of our restaurant. Our last day of business will be June 28, 2024. 

We want to extend our deepest gratitude to each of you for your support and patronage for 36 years. 

Serving you has been a privilege and joy, and we have cherished the many memories made here. Thank you for being part of our journey! 
The restaurant debuted in the Financial District in 1988 and eventually relocated to Cooper Square in the former Menkui-Tei space (also owned by Ise) in 2014.

Ise is open for lunch Tuesday through Sunday from noon to 2:30 p.m. and dinner those days from 5 to 9 p.m.

The Ukrainian Museum revisits the early work of East Village-based photographer Peter Hujar

The Ukrainian Museum on Sixth Street presents 75 photographs that feature some of the earliest work of iconic East Village-based photographer Peter Hujar (1934-1987). 

Here's more via the Museum: 
He was born to an immigrant family, and his Ukrainian grandmother raised him exclusively in the Ukrainian language until he was 5 years old. His difficult and unstable upbringing in a troubled household influenced his artistry and vision significantly as Hujar turned to a career in photography. 
And... 
The life and art of Peter Hujar were synonymous with a downtown New York that no longer exists. From the 1960s through the 1980s, the East Village was an urban buffet of creativity and danger, yet always vibrant and inexpensive. Private by nature, combative in manner, well-read, and widely connected, Hujar inhabited a world of the known and unknown.

This exhibition at the Ukrainian Museum will feature 75 of Hujar’s earliest photographs — from 1955 until 1969. Portraits, country landscapes, and city life will be the focus of the exhibition. Yet, three important vectors or series that appeared in his work during this period will also be highlighted in-depth for the first time: the Southbury (1957), the Florence (1958), and the Capuchin Catacombs of Palermo (1963).
"Peter Hujar: Rialto" opens tomorrow (May 2) and will be displayed through Sept. 1. 

The Ukrainian Museum, located at 226 E. Sixth St. between Second Avenue and Cooper Square, is open Wednesday through Sunday from noon to 6 p.m. (Several members-only events related to the exhibition are also available here.) 

Hujar died of AIDS-related pneumonia in 1987. He was 53.

Hujar lived and worked above the Louis N. Jaffe Art Theater (today, the Village East by Angelika) on Second Avenue at 12th Street. Read more about the space where Jackie Curtis and David Wojnarowicz lived before and after Hujar right here.

Wonder bringing its 'fast fine' delivery and food-hall concept to Stuyvesant Street

You know longer need to Wonder what's next for 8-14 Stuyvesant St.

Wonder Group, the food and restaurant company founded by e-commerce mogul Marc Lore, is bringing its new-era delivery and food-hall concept to the space.

A Wonder spokesperson confirmed that the brand plans to open in this location between Ninth Street and Third Avenue in the spring. According to @TradedNY, Wonder signed a 12-year lease for the 6,800-square-foot space going as 2 Stuyvesant St. 

Wonder currently operates 10 locations throughout New York City and New Jersey, offering pick-up, delivery, and dine-in (ordered via touch screens) from a collection of chefs that include Bobby Flay, Marc Murphy, Jose Andres, Nancy Silverton and Marcus Samuelsson ... and restaurants such as Tejas Barbeque, Di Fara Pizza and Barrio Cafe. 

At-home diners can choose their meals via a "super app." Per the Wonder rep: "All cooked made-to-order out of a single kitchen, with the ability to order from multiple restaurants in a single delivery order and delivered to customers in under 30 minutes." 

Wonder started its business delivering via trucks but later evolved to the food-hall concept housing multiple brands and food styles. Last fall, Wonder acquired meal-kit pioneer Blue Apron.

This lease ends the 18-plus months of speculation over what might be next for this high-profile stretch of retail.

Workers spent part of last year renovating the two-level property.

As previously reportedVillage Yokocho, Angel's Share and Panya closed in these spaces in April 2022. Another restaurant, Sharaku, in the corner space at 14 Stuyvesant St., shuttered earlier in the pandemic. (Sunrise Mart in a separate building next door on the second floor also shut down.)

Cooper Union, which leased the buildings from their owners and had subleased them to the Yoshida Restaurant Group for more than 25 years, said it was the tenants' decision to move on. (This post has more background. Yoshida had not paid rent since 2020.)

Crowdfunding help for the residents displaced by Madison Reality Capital construction on 14th Street

The Cooper Square Committee helped establish a GoFundMe campaign for the tenants displaced from 642 E. 14th St. by a vacate order. 

On Nov. 28, as we first reported, the residents — most of them in rent-stabilized units — were abruptly vacated after ongoing excavation on a Madison Reality Capital-owned 24-story development next door on the SW corner of Avenue C destabilized the five-story building. 

The city gave tenants a short time on Nov. 28 to leave the premises. The Red Cross put up the residents in a Chinatown hotel through Dec. 3. During a rally on Dec. 14, several residents discussed their makeshift living situations, from the apartments of friends to shelters. 

The residents, local advocates, and elected officials have called on Madison Realty Capital to provide accommodations for the displaced residents from the firm's extensive LES portfolio. 

So far, according to the GoFundMe campaign: "Madison Realty Capital has offered up to 10 apartments, all one-bedrooms, but at rents that most of these modest income tenants cannot afford. Several households are families that need 2 bedroom apartments, which MRC says it can't accommodate."

Cooper Square Committee, local elected officials, and legal service organizations are assisting the tenants in their efforts to find affordable relocation housing as soon as possible and to get Madison Realty Capital and their landlord, Jack Lebewohl, to make repairs to their building so that they can return to their apartments at some point in 2024. 

With your help, the tenants can access housing they can afford while they temporarily relocate. We estimate it will cost about $95,000 to help the tenants cover the difference in rent at new apartments in NYC and to cover the cost of food since they can't cook in the shelter, and they have had to buy new clothes since they can't access their apartments. They will need to buy furniture for their relocation apartments as well.

Displaced 14th Street tenants seek support after city orders them to vacate their building

On Thursday afternoon, displaced residents of 642 E. 14th St. came together to seek support after neighboring construction work left them without homes. 

On Nov. 28, the residents — most of them in rent-stabilized units — were abruptly vacated after ongoing excavation on a Madison Reality Capital-owned 24-story development next door on the SW corner of Avenue C destabilized the five-story building. (We were the first media outlet to report on the situation.) 

The city gave tenants a short time on Nov. 28 to leave the premises. The Red Cross put up the residents in a Chinatown hotel through Dec. 3. We've heard from tenants staying with friends... and others are now said to be in shelters. Parents with children discussed how their routines are upended as they have been shuttled from the building to hotels to shelters and have missed days of schooling.

On Thursday, with the support of elected officials and the Cooper Square Committee, several tenants spoke out, detailing how they are struggling to reestablish their lives this holiday season without much help from anyone. Residents said they have heard little to nothing from the landlord, Jeremy Lebewohl, or the building's property manager, Ranger Management.

Before the rally, Madison Realty Capital reportedly told District 2 City Councilmember Carlina Rivera that they are open to discussing housing accommodations with the displaced residents from the firm's LES portfolio, though no other specifics were offered. 
The residents 

"Over two weeks ago and without any notice, myself and fellow residents of 642 were abruptly displaced from our homes. Amid this crisis, our landlord and management company's silence has been astonishing. They have left us tenants to fend for ourselves and forced us to find other accommodations, whether it be crashing with friends or utilizing shelter services in an already inaccessible city. This deeply traumatic experience has underscored the urgent need for stronger tenant rights." — Sky Yeatts 

"I was so astounded and frightened to learn that MRC seemingly did not take proper precautions to protect the 120-year-old building where I have lived for over 30 years BEFORE they started digging the foundations for their 24-story building next door. I am approaching retirement with modest means to support myself. Because of MRC’s carelessness, I am effectively homeless and afraid for my future." — Michael Hawley

"I have lived in this building since 1986. My kids were raised there ... The city knew about the damage in 2019 from the construction, but they still allowed them to build the 24-story building. Because of that, me and my family have no choice but to live in a shelter, and my kids have missed too many days of school. They all miss their neighbors and friends dearly, and the company’s responsibility right now is to figure out a way for us to move back so we can come back to our neighborhood. Me and my brother [Sayed] have never been separated, and now he's at another shelter, and my kids miss him so much, and he can't even visit us because our shelter doesn't allow visitors." — Mohamed Dawod

The elected officials 

 "What occurred at 642 East 14th Street is a tragedy, which has displaced many of my constituents. My team has been working hard to help those impacted find shelter. The city and the landlord should make all diligent efforts to get these folks back into their homes as quickly as possible. We must ensure that when developments are green-lighted, they do not cause damage to neighboring buildings." — Assembly Member Harvey Epstein 

"Construction next door should never lead to residents not knowing where they will sleep at night. Yet, after months of reporting concerns to the Department of Buildings, that is exactly what happened to the residents of 642 E. 14th St., whose building was issued a full vacate order due to structural damage caused by construction in the adjacent lot. Property owners, developers, and the Department of Buildings have an obligation to put residents first and ensure full protection during construction. The residents of 642 E 14th Street need answers, and they need housing. Madison Realty Capital and Ranger Management must provide impacted residents with month-to-month leases at the same rate on apartments in the neighborhood, ensure their belongings are secured and stored for free, and provide the right to return to their apartments or the long-term housing option of their choosing." — City Councilmember Carlina Rivera

The landlord 

Jeremy Lebewohl, who also owns the famed Second Avenue Deli, was not present during the rally. Lebewohl told the Post that he "warned the city that construction next door could compromise his building — and even hired an engineer to access the property who 'warned them that what they were doing was excessive.'"

He also said that reps from the Department of Buildings told him that his structure was fine. Now 642's future is potentially in doubt. 

Lebewohl's attorney, Adam Leitman Bailey, told the Post that three independent engineers hired to assess the damage each concluded the building would have to be demolished. There is nothing on file with the Department of Buildings to collaborate on that evaluation.

The developer 

Madison Square Realty is the third owner of the long-empty lot (since 2009) in the past seven-plus years. Madison Realty Capital paid Opal Holdings $31.3 million for the property in May 2020. Opal Holdings bought the parcel in June 2016 from Brooklyn's Rabsky Group for $23 million. 

A rep for Madison Square Reality told the Post that the developer had "provided structural safety solutions" for 642 E. 14th St. at the outset of the project, a building going as 14+C. The foundation work in this phase started in July.
"This issue was avoidable," the rep said in a statement, claiming the owners of 642 “have long neglected the property and have stonewalled our efforts to provide assistance to tenants by refusing to engage with us or local officials."
A Partial Stop Work Order on the site allows crews to perform dewatering operations to prevent further destabilization.

An addendum 

Following the press conference, residents described "an extremely strange thing" that took place. While the tenants and speakers were gathering for a group photo, "a mysterious woman," mostly hidden under winter clothes and a hat, made her way through the crowd to get to the padlocked entrance, where there's now a makeshift plywood wall and door.
The woman had keys to the lock and entered the building. Some of the residents peppered her with questions, which she refused to answer, and threatened to call the police on anyone who entered behind her. 

It's not known who she was — a rep from the city, or possibly the landlord or management company. 

"No one knows really what was going on there or why she chose that moment to open the building — temporarily and for a brief period of time," one resident told us.

The annual Ukrainian Festival is this weekend

The St. George Ukrainian Festival returns to Seventh Street between Second Avenue and Cooper Square this coming weekend for its 45th edition. 

The three-day festival celebrates Ukrainian culture, music, and food with various performances and vendors selling traditional arts and crafts. 

The Festival runs from Friday evening, May 19, through Sunday late afternoon, May 22. Here are a few highlights: 
  • Friday at 4 — Food and crafts vendors open for business 
  • Saturday at 2 — Outdoor song and dance stage performances 
  • Saturday at 5 — Ukrainian Liturgy inside St. George Church 
  • Saturday at 6 — Outdoor stage performances

No new grocery now for the former Associated space on 14th Street in Stuy Town

Plans for a new grocery store at the former Associated Supermarket space on 14th Street between Avenue A and First Avenue are not moving forward.

Several residents participating in a Tenants Association meeting earlier this month passed along the tip.

A spokesperson for Beam Living, the Blackstone-owned management company that oversees Stuyvesant Town and Peter Cooper Village, confirmed the news.

"We have decided not to proceed with the potential new grocery offering at this time and are focused on finding a tenant that complements the area's existing offerings, continuing to build on our successes of adding great new tenants to the neighborhood," the spokesperson wrote in an email to EVG. "We are excited that in recent years both Trader Joe's and Target, two best-in-class brands that provide fantastic food offerings at a good price point, have opened directly across the street from the contemplated new grocery location."

As you may recall, in February 2021Stuy Town management informed residents that Chef's Local Harvest, a 10,000-square-foot grocery store, would open in this space.

The family-run market is owned and operated by father-son duo Paul and Aaron Fernandez, who helped create the Union Market chainlet (as seen on Avenue A and Houston) and Ideal Marketplace in Chelsea.

He grew up in Little Italy after immigrating to the United States at 14, and is a founding member and principal in the Union Market chain, as well as America's Food Basket Banners. 
Chef's Local Harvest will feature a combination of fresh produce, fish and meat, in addition to a wide selection of prepared food and grab-and-go options via a café, deli and more. 

The space will also conveniently include an entrance directly connecting to the Stuyvesant Town-Peter Cooper Village community, providing quick and easy store access for our community. The store will be open seven days a week from 7 a.m. to 11 p.m. 
Last fall, we heard about ongoing discussions regarding an entertainment/performance space in the store... with an outdoor cafe and a new entrance at the mezzanine level. (The deal included 7,300 square feet of the usable basement, per The Real Deal.)

As sources explained it, given the unique situation of the interior of the Stuy Town-Peter Cooper Village being zoned as R7-2, any type of commercial enterprise must be a "resident amenity." Hence, any liquor license must be a "club" only for "residents and their guests." 

While the plans didn't materialize for the Chef's Local Harvest, the Beam Living spokesperson was quick to tout other additions in recent years, including Rosemary's East, Bread Story and "a successful and well-received renovation of Hane, the popular local Japanese restaurant."

Associated closed in December 2019. Joseph Falzon, the store's owner, previously told Crain's that a confluence of factors had cut business nearly in half. For starters, construction on 14th Street for the L train obscured the supermarket with a 12-foot fence for nearly two years.

Renovation activity at the previous home of the Essex Card Shop on Avenue A

Renovations are underway inside the vacant storefront at 39 Avenue A between Second Street and Third Street...
Unfortunately, workers at the space said they didn't know who the new tenant would be...
Until 2020, the space was home to Essex Card Shop... which moved one block to the north.
Last summer, the Cooper Square Committee, Village Preservation and East Village Community Coalition released a report titled "Crisis and Adaptation: Storefront Trends in the East Village, 2019 – 2021," ...  which named these retail spaces in the NYCHA-owned First Houses on Avenue A between Second Street and Third Street as "vacancy hotspots."

Activity at the former Associated on 14th Street

For the first time in a long time, there have been signs of activity at the former Associated space on 14th Street between Avenue A and First Avenue in Stuy Town.

Community groups advocating for low-income housing on these 2 East Village sites

Several community groups are hosting a public forum Thursday evening "to demand low-income housing" for the neighborhood. 

According to the meeting flyers, NYC owns "underutilized parking lots in our community, and we want to see affordable housing built on these sites."

The two examples cited are: 642-648 E. Sixth St. between Avenue B and Avenue C, which serves as NYCHA employee parking ... and 326-332 E. Fifth St. between First Avenue and Second Avenue, which the 9th Precinct uses. 

Both of these properties could yield low-incoming housing, per the organizers, the Cooper Square Committee, This Land Is Ours Community Land Trust and the Sixth Street Community Center.
The forum starts at 5:30 p.m. Thursday (Sept. 22) at La Plaza Cultural, the community garden on the SW corner of Avenue C and Ninth Street.

And as previously reported, a group called 5th Street Park Coalition wants a park for the space adjacent to P.S. 751 and currently used as a parking lot for the 9th Precinct on the block.

Report explores East Village storefront trends from 2019-2021; vacancies on the rise

It's not your imagination: There are a lot of empty storefronts in the East Village. 

From 2019 to 2021, there was a 35% increase in storefront vacancies in the neighborhood. 

That's just one finding in a new report titled "Crisis and Adaptation: Storefront Trends in the East Village, 2019 – 2021." 

The report, released by the Cooper Square Committee, Village Preservation and East Village Community Coalition, provides a deep dive into the neighborhood's commercial landscape that builds off of the 2019 "East Village Commercial District Needs Assessment" to give a 2021 snapshot of the EV commercial district. 

The report identifies changes in the commercial district since 2019 and current challenges facing the small businesses in the neighborhood, especially in light of the COVID-19 pandemic. The report's authors say it depicts a picture of survival amidst ongoing challenges that have led to the closure of numerous local businesses.

The findings are based on an on-the-ground survey conducted in the fall of 2021 that recorded business information or vacancy status for all first and second-floor storefronts in the East Village. In addition, the report draws on merchant experiences shared through a recent survey and interviews with small business owners. 

Among the findings:
  • Of the vacant storefronts observed in 2021, 171 are new vacancies and 149 were also vacant in 2019.
  • Medium and large landlords (6-60 buildings) own buildings with a majority of storefront spaces overall and own properties with disproportionately high rates of new vacancies, business closures since 2019, and persistent vacancies.
  • From 2019-2021, 336 businesses in the East Village closed while 261 new ones opened their doors.
  • Accommodation and Food Services businesses declined over twice as much as Retail Trade and all Other Categories, which remained relatively stable. Accommodation and Food Service establishments declined by 6%; Retail Trade businesses by 2%.
  • 13 businesses expanded in the neighborhood, and 17 relocated to new locations within the neighborhood boundaries.
The report concludes, in part:
Set against the backdrop of the COVID-19 pandemic, the years from 2019 to 2021 saw a variety of changes to the East Village commercial district. The number of vacant storefronts in the neighborhood grew as many merchants struggled to keep their businesses afloat and some were forced to shutter their doors.

These changes within the commercial district reflect the many challenges that merchants face during ordinary times as well as new challenges posed by the COVID-19 pandemic. 

Respondents to the Merchant Survey reported that the top three challenges they face relate to their commercial rent/lease, finding skilled workers, and marketing/advertising costs. Other notable challenges that merchants face are gaining access to loans/credit/ financing and labor costs.

To overcome these challenges, it is essential that merchants in the East Village continue to receive small-business support and resources in order to ensure their businesses can prosper and grow.
