360 Bowery sheds it construction elevator

A milestone of sorts at 360 Bowery, where workers have removed most of the construction elevator from outside the 22-story office building at Fourth Street.

We saw the first sign of the new development above the plywood about a year ago

The developers of this project within the Soho/Noho rezoning area are a collaboration between Morris Adjmi Architects, CBSK Ironstate and AECOM-Canyon Partners.

This development — offering full-floor office suites — replaces the single-level B Bar & Grill (1994-2020) on the property, previously a gas station.

And from specific vantage points, you can barely tell that it's there...

360 Bowery is all glassed up

Façade installation has reached the top at 360 Bowery, where workers have added floor-to-ceiling window panels on most of the 22-story office building...
Also, part of Kendall Jenner's elbow remains visible on the mostly-obscured Marc Jacobs billboard on the building next door ... so we have that going for us...
Anyone watching this project has said the same thing: It has gone up quickly. We saw the first sign of it above the plywood in January. The 360 website lists occupancy in the second quarter of 2024.

This development — offering full-floor office suites — replaces the single-level B Bar & Grill (1994-2020) on property previously a gas station here at Fourth Street.

RIP to the 'RIP ST MARKS' tag

The steel frame is going up on the NW corner of Third Avenue and St Mark's Place... where a 9-story building — 53,000 square feet of office space and some 8,000 square feet for retail — is slated for the all-new 1 St. Mark's Place

Soon to fade from view: the obituary on the west-facing wall of 5 St. Mark's Place that someone painted here in the summer of 2019 — RIP ST. MARK'S...
And while we're here, a progress check four blocks to the south... where 360 Bowery at Fourth Street recently topped off...
When the two buildings are complete, nearly 30 floors of office space will be added along the corridor.

The skyward-bound 21-story office building at 360 Bowery reaches the halfway mark

Workers are up to the 11th floor now here on the SW corner of the Bowery and Fourth Street ... which means they've passed the halfway mark on the 21-story, 110,000-square-foot office building with full-floor office suites. (See the final product here.)

Importantly, you can still make out part of Kendall Jenner's elbow on the mostly-obscured Marc Jacobs billboard ad...

Corner development battle: 360 Bowery takes commanding lead over 1 St. Mark's Place

Office buildings with ground-floor retail spaces are in the works for corner spaces near each other: 360 Bowery at Fourth Street and 1 St. Mark's Place at Third Avenue. 

Foundation work started in earnest on each lot last summer... though No. 360 (a pit start last June) is much further along. As the top photo shows, workers are up to the sixth floor of what will be a 21-story building with a generic 2024 completion date. 

At 1 St. Mark's Place, a 9-floor office building is still in the pit stage...
The work down here began again late last summer, and there has been little noticeable progress above ground ... and this is after crews and equipment were on the scene in the summer of 2020...
The building is slated for a (now unlikely) summer 2024 completion. Our previous post has more details about what has transpired here to date.

Just 17 floors to go at the all-new 360 Bowery

Work has really picked up since our last look at the SW corner of Fourth Street and the Bowery — aka 360 Bowery. 

Work on the 21-story, 110,000-square-foot office building is up to the fourth level, and it already looks quite large with 17 floors left to go... (and how much longer before the billboard is obscured?)...
Eric Goode's new development replaces his B Bar & Grill (1994-2020) on property that was previously a gas station.

The 21-story building that replaced B Bar & Grill begins its ascent on the Bowery

Since our last update at the start of the year, the framework for the first level of the future 21-story office building has made its debut on the SW corner of Fourth Street and the Bowery.

As we've been reporting, the 110,000-square-foot building — with ground-floor retail — is at the site of the former B Bar & Grill (1994-2020).

And before you know it, this will be here at the new address — 360 Bowery... 
Here's more about the project via the website of architect Morris Adjmi:
360 Bowery is a contemporary reinterpretation of the traditional glass office tower. Standing taller than most nearby structures, the new commercial building's tiered volume subtly twists, drawing reference to the different scales within its historic urban-industrial context while also responding to the neighborhood’s newer additions.
And!

Designed to maximize views, 360 Bowery's façade is essentially a field of openings. The custom-built, high-performance unitized curtain wall system features dark gray painted aluminum frames and blush-colored GFRC spandrel panels in a fluted pattern that gets tighter as it moves up the building. Single-pane windows, measuring roughly 5’x10’, are inset within 10” metal fins. These deep, dark frames add a layer of shadows, further articulating the façade. As a lighter counterpoint, the building's corners are open and airy with a structural joint hidden behind the glass.

Terraces are also a defining feature of the tower. While the building's massing was largely influenced by zoning restrictions, the tiered volumes create opportunities for ample outdoor amenity space with views north and east, looking out over the Bowery and onto one of New York City’s most dynamic neighborhoods.

As previously reported, CB Developers paid $59.5 million for a stake in 358-360 Bowery, a gas station before its conversion into the bar-restaurant. B Bar owner Eric Goode, who owns a handful of hotels, including the Bowery Hotel across the way, assembled air rights to build the more extensive development on this corner space. 

As for the B Bar, the one-time hot spot (circa the mid-1990s) was expected to close for good in August 2020. However, the place never reopened after the PAUSE in March 2020.

As we start 2023, here's a look at four East Village developments that we've been keeping tabs on...

• 1 St Mark's Place 

A 10-story office building with ground floor retail is in the foundation stages at 1 St. Mark's Place and Third Avenue (see above). Find more background here.

Foundation work continues on the 21-floor office building coming to 360 Bowery at Fourth Street — the corner space that once housed the B-Bar & Grill. Find more background here.
• 42-46 Second Ave. 

An 11-floor mixed-use building is planned for this former three-building parcel on Second Avenue between Second Street and Third Street. Work hasn't commenced on the lot just yet. Find more background here.
• 280 E. Houston St. 

An 11-floor residential building with ground floor retails is now slated for 280 E. Houston St. between Avenue A and Avenue B. Workers have been spotted on the property in recent weeks. Find more background here.

The all-new 360 Bowery is in the piledriving and jackhammering phase

Foundation work is underway on the 21-floor office building coming to 360 Bowery at Fourth Street. 

This means, in recent days, that workers are jackhammering away at the base of the previous tenant, B Bar & Grill... there's some piledriving happening too...
The B Bar (b 1994) never reopened after the PAUSE in March 2020. Our previous posts have more background on this Midtown-friendly development via Bowery Hotel owner Eric Goode.

Former B Bar & Grill cleared from the Bowery

That's all for the former B Bar & Grill on Fourth Street and the Bowery ... as the demolition, which started late last year, wraps up here on the SW corner.

Bracing for new construction at the former B Bar & Grill space on the Bowery

Demolition continues over at the former B Bar & Grill space on the Bowery at Fourth Street.

This past week, steel braces arrived on the wall adjacent to the property — 356 Bowery...
Not sure if these are to support the adjacent building during the demo or if they are part of the foundation for the incoming 21-story office building slated for the former restaurant space.

The B Bar (b 1994) never reopened after the PAUSE in March 2020. Our previous posts have more background on this development via Bowery Hotel owner Eric Goode.

Demolition watch: B Bar & Grill edition

There seems to be a lot of interest in the ongoing demolition of the former B Bar & Grill space on the SW corner of Fourth Street at the Bowery. 

We hear from people who are either a) sad to see the onetime hotspot in such a state or b) happy to see the onetime hotspot and early 1990s Bowery gentrifier going down.
