Taking another look at the action-packed November CB3/SLA agenda

[UPDATED] With new restaurant opening this week, will Extra Place finally become a dining destination?

Late last week, workers installed new planters in Extra Place...

They are part of the sidewalk cafe for a new restaurant called Heidi that is apparently opening some time later this week... that's according to one of the workers at the space this past weekend...

UPDATED 2 p.m.

Heard from the folks helping to open the restaurant. Important clarification here:

"While this week was the original opening timeframe, some construction delays have set the restaurants back. We don’t have an exact date yet, but it’s coming up – just not this week.

"The restaurant at 8 Extra Place will be called Extra Place, and it’s Mediterranean; the one at 6 Extra Place will be called Heidi, and will serve Swiss cuisine. They’re under the same ownership."







We don't know much about what's coming here... well, it looks nice anyway. The proprietors were on April's CB3/SLA agenda. According to documents on file with CB3, the restaurant will serve Swiss and Mediterranean fare... with 16 table and 46 seats... featuring a beer and wine license with a sidewalk cafe...

Anyway, we're sure that one of the excellent restaurant-nightlife sites will have a preview offering more details about the restaurant. We're a little more curious if the new restaurant, which looks to open at 10 a.m., will be the thing to finally help transform Extra Place into some kind of destination...

About five-plus years ago, we first heard of the plans the developers of Avalon Bowery Place had for the former shit-strewn alley that ran behind CBGB — "a slice of the Left Bank, a pedestrian mall lined with interesting boutiques and cafes."


It hasn't been easy. Businesses have come and gone. It took four years to finally replace the roadway with a sidewalk and add lights.

So Extra Place will have two restaurants (the other being Oaxaca Taqueria) with sidewalk cafes... plus, there's the high-end eatery taking over the former Bowery Wine Co. space across East First Street... (And not sure where the promised commissary from DBGBer Daniel Boulud fits into all this... UPDATED: See comments for more on this.) Is this all enough to ward off the ghosts of the Bowery's past?

On the CB3-SLA docket: A new home for the Boiler Room; a pizzeria for Avenue B

Here's a look at a few applicants who will appear before Community Board 3's SLA committee this evening. (See below for info on watching online — or in person.) 

 • Lollo Ristorante, Pizzeria & Bar (Lollo LLC), 27 Ave B (op) 

We mentioned this pending arrival back in April.

A group of partners originally from Northern Italy are behind the new establishment, Lollo Italian Restaurant. (Lollo is short for Lorenzo, the chef and one of the partners.) 

They are taking over the former Solo Pizza space between Second Street and Third Street. Solo closed last September after 15 years in business courtesy of a rent hike.

• Cozy Cafe (Cozy Cafe Corp), 43 E 1st St (upgrade to op) 

The hookah bar is looking to upgrade its liquor license. Application here.

• The Boiler Room 45 (JBMT Tavern Corp), 45 2nd Ave (op) 

After a two-plus-year court battle over pandemic-related back rent payments, the Boiler Room will leave its home of 34 years at 86 E. Fourth St. near Second Avenue later this year. 

Ownership has signed a lease for a space at 45 Second Ave. between Second Street and Third Street, previously home to the Moroccan specialty shop Timbuktu.

• San Marzano (Evir Corp), 117 2nd Ave (upgrade to op) 

The 11-year-old brunch-and-pasta spot on Seventh Street and Second Avenue wants to upgrade its liquor license. Application here

• Dora's Restaurant (Galvan Restaurant LLC), 40 Ave B (wb) 

Dora's Restaurant received administrative approval to serve beer and wine with its "ceviche fusion cuisine."

Dora's daily hours will be 3-11 p.m., per its questionnaire

The restaurant takes over the space from El Carnavalwhich CB3 accused of serving liquor without a license in the summer of 2021.

• Nine Cases (Nine Cases LLC), 86 E 3rd St (wb) 

Nine Cases is a new Mediterranean wine bar slated for this block between First Avenue and Second Avenue. (This small space was Uminoie, the Japanese restaurant that closed during the pandemic.)

• Orpheum Theatre (Orpheum Live LLC), 126 2nd Ave (wb) 

One day you'll be able to have a beer or glass of wine before a show at the Orpheum (or maybe during intermission — if there is one).

• Sip and Co East Village (Proper Cafe Management LLC), 433 E 9th St (wb) 

Codetta is the name of a new coffee shop-cafe coming soon to this storefront between Avenue A and First Avenue.

The application describes the method of operation as a coffee shop by day offering cafe fare and a wine bar "serving small bites" in the evening.

The principal here is also behind Hard to Explain, the Japanese coffee shop-wine-beer-sake bar on 10th Street between First Avenue and Second Avenue. 

The address was previously Westville Bakery... and Superiority Burger used the space afterward.

"We want to show our opposition to right-wing Republicans opening yuppie wine bars in our neighborhood"

BRUCE Willis is not being warmly welcomed by the anarchists, Marxists and counter-culture riffraff of the Lower East Side now that he's opened the Bowery Wine Company on East First Street. "We want to show our opposition to right-wing Republicans opening yuppie wine bars in our neighborhood," activist John Penley told Page Six. Penley, who is organizing the August celebration of the 20th anniversary of the riots in Tompkins Square Park, said, "We're getting a pig and we're naming it Bruce." The whole, roasted pig from Chinatown will be served while folk singer David Peel serenades with his anthem, "Die Yuppie Scum!"

East Village Podcasts recently paid a visit to BWC and filed this report:

BWC feels like an upper west side transplant with its wide-open, gymnasium-like space and track lighting. I’d say loft-like.. but the whole Avalon Place structure reminds me of a new development from the suburbs - spotless and well-fireproofed. Surely, there must be a few doctor’s offices nearby.

Hey now. The folks at CB3 have released the liquor license docket for February's meeting. Many of the applicants this time around are below Houston, so it's not really our fucking problem you can likely find more details on these establishments in the days/weeks ahead via BoweryBoogie and The Lo-Down.

So.

The February CB3/SLA licensing committee meeting will be split over two nights. Items of interest this month include the mystery applicants for two former Avenue A mainstays — 7A and Odessa Cafe & Bar.

East of Bowery tonight at Sidewalk

In 2008, writer Drew Hubner and photographer Ted Barron joined together to create East of Bowery, a collection of short stories capturing unvarnished moments from the neighborhood circa the 1980s.

In December, Sensitive Skin published a book version of the collaboration.

Tonight at Sidewalk, Barron and Hubner will present a multimedia version of East of Bowery featuring live music from Kurt (Pussy Galore, Boss Hog, Lapis Lazuli) Wolf. The show starts at 6:30. (No cover charge, but buy a drink or some food or something.) And if you can't make it tonight, they'll be doing it again on April 18 at the Cake Shop on Ludlow.

Here's an excerpt from Hubner's Next Stop Times Square post:

My last morning was like any other. I awakened with my mouth open, in the snow, with no shelter to speak of. Some of us called the empty lots behind the old matzo shop, at the corner of Norfolk and Rivington, the toxic waste dump. One never knew what or who might end up there, shiny needles, wine and other more intimate fluids were exchanged freely, we kept each other warm with song, spit and stories, of better, longer days and places where the sun filtered soft and lovely through fluttering leaves and left Indian paint patterns on our innocent faces.

Maybe there were fifty or so of us in the lot that night, none of our mothers when they walked us to kindergarten that first day and left us in the parking lot imagined their lovely child would ever end up in a place like this, even for one night. Everyone knows vacant lots are haunted by the men who once came home here where the walk was and hugged their pealing children tightly to their chests. It was almost an entire block, big enough for a baseball field. Some of us had fashioned temporary bivouac structures out of discards: cardboard boxes, found pieces of wood and orphaned plastic tarp.

Ainsworth eyes former DBGB space on the Bowery; Ruffian team to the Eddy



Here's a quick look at several more of the applicants on tonight's CB3-SLA committee meeting docket. These are existing East Village operators looking to expand...

• Ainsworth to the Bowery

Ainsworth, the growing chainlet of upscale sports bars, has applied for a new liquor license for 299 Bowery in the Avalon Bowery complex between First Street and East Houston Street. (Questionnaire here.)

This outpost of Ainsworth (there's also one on Third Avenue at 11th Street) will be open for lunch and make use of the sidewalk cafe that DBGB tried to muster enthusiasm for.

DBGB closed here nearly two years ago, with chef-owner Daniel Boulud citing "erratic" patronage on this corridor during the week. Perhaps Ainsworth, a SantaCon hotspot, can bring in a steady stream of patrons.



• Ruffian Wine Bar owners taking the Eddy space on Sixth Street

In a sale of assets, the owners of Ruffian on Seventh Street between Avenue A and First Avenue plan to open an "American/Italian" restaurant called Kindred here between First Avenue and Second Avenue. (Questionnaire here.)



The Eddy closed last month after five-plus years at the address.



• The Woodstock in the works for 99 Third Ave.

The owners of The VNYL across the Avenue here between 12th Street and 13th Street have plans for a Neapolitan pizzeria called the Woodstock for this address. (Questionnaire here.)



The previous occupant, Thaimee Table, was seized by the Marshal in early May.

Tonight's CB3-SLA committee is at the Perseverance House Community Room, 535 E. Fifth St. between Avenue A and Avenue B.

Extra Place and Heidi currently 'closed for renovation' in Extra Place



Things have been a little quiet over in Extra Place, the pedestrian walkway off East First Street... in part, two of the restaurants here, Extra Place and Heidi, have been closed... a sign on the door points to a renovation...



Extra Place at No. 8, a namesake restaurant with 50 seats serving Mediterranean fare, and Heidi at No. 6, a smaller Swiss eatery with 20 seats, opened from the same owners in July 2012.



We reached out to restaurant reps to see when they might reopen. (Yelp already lists that Extra Place is restaurants closed. No mention of the renovations on the restaurants' website or social media.)

In July, CB3 dropped the hammer on the restaurants, denying renewal of its beer and wine license. Here's CB3's official CB3ease:

BE IT RESOLVED that Community Board #3 moves to deny the renewal of the beer wine license for Extra Place America LLC, 8 Extra Place, between Second Avenue and Bowery, because
1) the applicant has violated its stipulation that it will not serve alcohol outside of its establishment,
2) the applicant has usurped a public pedestrian plaza for its private use in violation of New York City Department of Transportation restrictions by setting up an illegal sidewalk café in said public plaza, and
3) the applicant has used its license illegally by serving beer and wine to its patrons outside of its establishment and allowing its patrons to consume beer and wine outside which they had purchased within its business.

The SLA currently lists two liquor licenses for the address... one is active; the other is not.

CB3/SLA January highlights include new projects from Alex Stupak and John McDonald; plus a new applicant for 50 Avenue B

Community Board 3 has released its meeting schedule for the month… here's a look at the SLA Licensing Committee docket…

But first! The meeting is Jan. 13 at 6:30 p.m. … at the CB3 office, 59 E. Fourth St. between Second Avenue and the Bowery…

To date, not much is known about some of these applicants … so we'll just have to randomly speculate! (Like usual!) Anyway, to some East Village-related highlights from the agenda…

Wine bar aiming to take over former Furry Land Pet Supplies


Furry Land Pet Supplies closed up here on Avenue A near East 12th Street last January... Now, a couple hopes to open a wine bar in this space. The applicants are on the July CB3/SLA docket.

We'll have more information on this later. Meanwhile, the proprietors did meet with neighbors, one of whom noted that, aside from wine, they will serve "light appetizer-type food." No kitchen. With a closing time of 2 a.m.

The CB3/SLA meeting is next Monday at 6:30 p.m. The usual place: JASA/Green Residence, 200 E. Fifth St. at the Bowery.

[Updated] Incoming restaurant on Avenue A asking residents to rally for their liquor license and back patio



Here's more information about the new Vietnamese restaurant in the works for 171 Avenue A between East 10th Street and East 11th Street.

The principals, siblings Stephan and Kimxuan Brezinsky who grew up in Stuy Town, will appear before CB3's SLA committee on Monday evening.

According to public information (PDF!) posted at CB3's website, the restaurant will be called Soothsayer, with proposed hours of 5:30 p.m.-midnight, Monday-Thursday; until 1 a.m. on Friday. They will also open at noon on Saturday and Sunday.

Stephan Brezinsky currently serves as bar manager at The Third Man on Avenue C, and previously served as general manager of Rue B on Avenue B, per the paperwork.

Soothsayer is requesting a full liquor license with use of the backyard garden. There are signs up at 171 Avenue A asking residents to "join us as we rally for our liquor license and for the approval to open a cozy back patio."



The sign also notes that they will offer "friendly and affordable dining experiences."

The previous tenant here, B.A.D. Burger, closed earlier this year. B.A.D. Burger was never able to secure a beer-wine license for the space. After CB3 denied his beer-wine request in 2012, B.A.D. Burger owner Keith Masco reportedly called the board "fascist."

The July SLA committee meeting is Monday at the CB3 office, 59 E. Fourth St. between Second Avenue and the Bowery.

BoweryBoogie reports from the CB3/SLA meeting…

Soothsayer withdrew its bid for 171 Avenue. It was much ado about the rear yard space, and the applicants’ inability to negotiate with the nearby block associations. Full liquor was sought, yet CB3 advised the team to return next month with a revamped application for beer-wine.

A new group is looking to make the southwest corner of Second Avenue and Fourth Street work (formerly Contrada, Calliope and Belcourt).

According to the questionnaire (PDF) on file at the CB3 website, the restaurant will be going by the name La Contrada, serving Italian fare from 8 a.m. to midnight Sunday through Wednesday; until 2 a.m. Thursday through Saturday.

There's a sample menu with the materials online showing a long list of offerings, such as wraps, salads, smoothies and soups ... as well as pasta and chicken dishes.

The applicant on file is Francesco Marcello, who has 33 years of experience in restaurants, per the documents. There isn't any mention of where this experience took place.

La Contrada may also have non-amplified "jazz and Italian live background music once in awhile," per the CB3 questionnaire.

Why there wasn't a protest in Tompkins Square Park on Halloween



As we had reported, John Penley had organized a protest/fiesta Halloween night in Tompkins Square. The event was set to last from 7 p.m. to midnight or so... I didn't make it to the Park until 10 p.m. No one was there. I was told only a handful of people turned out. Penley wasn't there.

He offered an explanation via Facebook: "Some pretty heavy stuff came down on me the night before Halloween. I got maced and someone else close to me got a baseball bat to the face. I have gone into hiding for awhile. This is why I was not at TSP on Halloween."

Penley did say that filmmaker Vlad Teichberg was there at midnight for a “culture jam” projection. There should be a video soon.

While the protest didn't materialize, I thought there was a healthy discussion about concerts in Tompkins Square Park, a permanent bandshell ... and local politicians ... all leading up to Halloween. (Read the 74 comments here.)

Veggie friendly Avant Garden in the works for former Gingersnap's space on East 7th Street

Here's more information about what's being proposed for the former Gingersnap's Organic space at 130 E. Seventh St. just west of Avenue A.

According to materials on file (PDF!) at the CB3 website ahead of this month's SLA committee meeting, the space will house Avant Garden (an homage to Courtney Barnett's "Avant Gardener"?), a restaurant serving vegan cuisine.

Avant Garden is seeking to serve vegan wine and beer to "accompany the seasonal cuisine selections carefully selected by our in house sommelier." 

The proposed hours are 5 p.m. to midnight daily.

If approved, then this will be the latest East Village entry from Ravi DeRossi (the paperwork lists him as Ravi Lalchandani), who owns Death & Co., Cienfuegos and Proletariat, among several other bars/restaurants.

CB3 watchers are curious about this application. Back in October 2012, "DeRossi and his surrogates got a civic lashing ... for converting the shuttered Jane's Sweet Buns pastry shop into the beer bar Proletariat without providing a 30-day notice to the board," according to Grub Street.

In the fall of 2011, CB3 OK'd a wine-beer license for Jane's Sweet Buns on St. Mark's Place. At the time, DeRossi assured the skeptics about the concept of a bakery serving alcohol. All just to pair wine with the buns and desserts.

"It was never intended to be a bar," he said of Jane's, according to coverage in The Local. "It's completely innocuous and an asset to the community."

Gingersnap's left this space back in January for a new West Village location.

The SLA committee meeting is May 18 at the CB3 office (BYOB), 59 E. Fourth St. between Second Avenue and the Bowery.
