58 E. Seventh St. between First Avenue and Second Avenue recently hit the market. The listing at Eastern Consolidated mentions that this is a "potential townhouse conversion."

The Property is a five-story-over-full-basement, circa 1900, walk up apartment building containing ±6,792 square feet of above-grade building area divided into (5) five apartments. Each apartment contains approximately 1,300 square feet and has 3 bedrooms, a spacious eat-in kitchen area, a living room and one bathroom.
There's certainly precedent for townhouse conversion on this very block... just a few numbers to the east at No. 64.
64 E. Seventh St. was sold as a single-family townhouse several years ago... and gut rehabbed into a luxury, 13-room mansion. It seems likely that history will repeat itself on the block. (Read this post at Jeremiah's Vanishing New York for more on the fascinating past of No. 64.)

Do you know if there are rent regulated tenants that could face eviction if the building is sold as a one-family home?
Actually nice conversion to single family townhouse prior to the late 1860's many of these pre civil war four and five story residents were single family dwellings belonging to Merchants and other professionals better than poorly renovated apts rented out as dorms for NYU hope this trend line continues..
What about the nice old guy I always see sitting out there? Wish I could afford the place myself; I don't like where this is going.....

Yikes! I have a friend who has lived in the top floor apartment for years. I'll see if I can get any info. I think they are rent stabalized too. If memory serves, the man who is always out front also owns the building, and ran the leather/shoe repair shop that was on the ground floor.
A couple of townhouses I pass by in the West Village are being renovated. Townhouses seems to be the new wave now. Have a feeling that it will happen where I live (Washington Heights).
So does anyone know for sure if there are multiple units being converted in a one-family building? I feel it's such a stretch of the rent-stabilization loop hole! I'd love to hear other people's opinions...

Commas are free, so if you want people to read your comments I suggest you use them. And I suggest reading Strunk & Whites's Elements of Style, available free online. Here's a tip on comma usage:
In a series of three or more terms with a single conjunction, use a comma after each term except the last.
Thus write,
red, white, and blue
honest, energetic, but headstrong
He opened the letter, read it, and made a note of its contents.
