299 Bowery arrives on the rental market 20 months after DBGB closed



A for-rent sign has finally arrived on the former DBGB space at 299 Bowery.

JLL (Jones Lang LaSalle Brokerage, Inc.) has the listing. There's not much info, such as the asking price, on the 6,600-square-feet of space. Per the listing: "Fully built restaurant space with infrastructure, kitchen and bar in place (no key money)."

DBGB shut down in August 2017 after eight years in the Avalon Bowery complex here between First Street and Houston Street.

The former Tatyana Boutique next door is also still for rent. That storefront has been vacant for three-plus years.

Former No Malice Palace for rent on 3rd Street



For rent signs are now in the window of the renovated storefront at 197 E. Third Street west of Avenue B (in the former No Malice Palace space).

According to the listing at the Dartmouth Company:

Size: Ground - 1,212 SF + outdoor area | Basement - 1,145 SF

Asking Rent: Upon Request

Vented restaurant space available on trendy East Village block.

Landlord delivering brand-new glass storefront.

Located in Manhattan’s most exciting dining neighborhood.

The building that housed NMP had been on the sales market for the second time in three years. (Didn't see any sign of a recent sale here via public records.)

No Malice Palace opened in 1999. Owner Phil Sherman died in November 2016 ... various signs on the gate in 2017 noted that they would reopen, but were just "waiting on legal things to happen." NMP remained closed until early December 2017, when it emerged as a pop-up holiday bar called Donner and Blitzen's Reindeer Lounge. No Malice Palace returned then in January 2018 before shutting for good last April.

Plans for a bar called Down and Out never materialized here.

An EVG reader mentioned that a bar had opened in the space last fall... which prompted the arrival of the Laurel & Hardy Urban Etiquette Sign...

145 2nd Ave., currently a Starbucks, is for lease



Marketing materials have been in circulation for 145 Second Ave., a retail space currently in use as a Starbucks at the corner of Ninth Street...



According to the listing via the Shopping Center Group, the price is "negotiable" and the possession is "arranged."

Last June, Starbucks announced that it would close 150 "poorly performing company-operated stores" in 2019, "mostly [in] urban areas that are densely populated with Starbucks locations," as CNN reported.

If this outpost does eventually close, then that makes the second local Starbucks in recents months to shutter. The Starbucks on Broadway at Ninth Street closed in early January.

Other EV outposts are located on First Avenue at 13th Street, First Avenue at Third Street and Avenue A at St. Mark's Place. The 23-year-old location on Astor Place received a major interior renovation last fall.

UCB East has closed; what's next for their space on Avenue A and 3rd Street?



The Upright Citizens Brigade Theater's East Village outpost, UCBeast, wrapped up its eight-plus year run on Saturday night.

UCB officials blamed the "extreme costs" of operating in the space as a factor in its closing, as Vulture first reported on Jan. 9.

Starting Friday, UCB will present three nights of programing at SubCulture, a 130-seat venue on Bleecker Street. (You can find the schedule for UCB at SubCulture via this link.)



Here's a statement that UCB released after the news broke:

"Due to the long-term cost of rent, property taxes, and other expenses associated with operating a second venue in NYC, UCB has created this new experience at SubCulture to reduce the financial impact. This move allows us to continue to offer a second venue to our performers and audience. We are forever grateful to the incredible staff, performers and countless dedicated UCB-ers who have committed so much time and effort into making it possible for us to perform and view alternative comedy in NYC."

Now comes the speculation over what might take the large space here. UCB eventually took over part of the expanded Two Boots empire — the video store on Avenue A and the Pioneer Theater around the corner on Third Street...

The Pioneer Theater, which screened indie, underground and cult fare, closed on Nov. 7, 2008. As owner Phil Hartman said at the time: "[I]t was always a labor of love and never commercially viable." The 99-seat theater opened in 2000. (Maybe Charles Cohen will buy this space for a theater too.)

Work started on the UCB space in 2009 (this post has the cargo-shorts comments goldmine — "Go back to campus, you new jack cornballs").

No sign of a retail listing for the former UCB spaces just yet.

Former Kingsley space now for rent



Kingsley went dark back in early September without any notice to patrons — at the restaurant or online — here at 190 Avenue B between 11th Street and 12th Street.

Someone emptied out the restaurant in late December, and the for rent signs arrived this past week, officially closing the book on Kingsley, which served "seasonal, local ingredients with a contemporary French-American menu," per its website.

Chef-owner chef Roxanne Spruance opened the space in December 2015, and received some attention given her past work in well-regarded kitchens such as Blue Hill and WD-50.

The restaurant took over the space from Back 40, which closed in December 2014 after seven years in business. Chef-owner Peter Hoffman told Eater that "a difficult landscape and lease uncertainty" led to the closure. Not sure if we ever moved past the "difficult landscape."

Former Nicoletta space for rent on 2nd Avenue and 10th Street



The for lease signs are up now in the windows at 160 Second Ave. at 10th Street, the former home of Nicoletta, Chef Michael White's pizzeria.

According to an online listing, the monthly asking rent is $25,000 (1,700 rentable square feet on the ground level).

As first reported here on Dec. 21, Nicoletta was opening in a new, undisclosed spot in the East Village where they are continuing with a delivery service.

Not sure where they are working from these days, but the Nicoletta Instagram is actively pushing the pies...


A previous Nicoletta Instagram post noted that their new EV space will also feature expanded menu items and delivery zone.

Nicoletta opened to much hoopla in June 2012.

Former Old Monk space for rent on Avenue B

It didn't take long for a for-rent sign to arrive at 175 Avenue B, the now-former home of Old Monk at 11th Street.

Back on Monday, we noted that Old Monk hadn't been open for the past week-plus during announced business hours. A rep for the Indian restaurant confirmed the closure in an email on Tuesday, noting "It just didn’t work out."

No word on possible asking rent at the moment... the for-rent signs are homemade for now...



Old Monk, from prolific restaurateur Sushil Malhotra, opened in July 2017. Previous restaurants at this address have included Babu Ji, Spina, Uovo and Panificio.

That's a wrap for Five Tacos on St. Mark's Place

The Five Tacos comeback has apparently come to an end. A for rent sign recently arrived on the now-empty storefront at 119 St. Mark's Place between Avenue A and First Avenue.

The quick-serve taco shop went dark back in January... a sign on the door said they'd be "closed until further notice."

In February, a Five Tacos rep emailed me, saying that they'd be reopening very soon, but only for a lunch service and catering.

Anyway, it never looked all that open to the public in recent months. Five Tacos, owned by the folks behind 10 Degrees Bar on the block, debuted in January 2012.

A new broker for 503 E. Sixth St.



The landlord at 503 E. Sixth St. between Avenue A and Avenue B is bringing in the A team to rent the retail space.

Back in early September, store-bought for-rent signs with a handwritten phone number were in the front windows... now the space is being repped by a team at Halstead...



The asking rent is $7,000 a month, per the listing. And: "Prime location with lots of traffic! Perfect for restuarants, offices and more!"

The previous tenant, Cholo Noir, quietly closed in August after 13 months in business. No. 503 was also home for five weeks to Long Bay, a Vietnamese restaurant that closed in the spring of 2015. Several years earlier the space housed Gladiators Gym.

Chi Ken, the Taiwanese Popcorn Chicken Store, no longer coming to St. Mark's Place

Chi Ken, the Taiwanese Popcorn Chicken Store, had been set for 58 St. Mark's Place. The signage first arrived in February 2017.

Apparently that's no longer in the works — a for rent sign is now up on the storefront here between First Avenue and Second Avenue...



Next door, Clay Pot, serving traditional Hong Kong style open-flame cooked clay pot rice, opened in February...

The space for rent in the former Warhol-owned building where Basquiat last lived on Great Jones

There have been several listings since last fall for space available to lease at 57 Great Jones St. just off the Bowery... a former stable that Andy Warhol owned. It was also where Jean-Michel Basquiat lived and worked at the time of his death in 1988.

Yesterday marked the 30th anniversary of Basquiat's death at age 27.

Also yesterday, as noted here, Basquiat's friend and SAMO© collaborator, Albert Diaz, along with Adrian Wilson, created this tribute yesterday outside No. 57...



As for the listing, it first arrived last fall, and has disappeared and reemerged several time since then, most recently in early August.

Per that listing, which is no longer active (no word on the asking rent):

The outside has long attracted a variety of street art...



In July 2016, the Greenwich Village Society of Historical Preservation unveiled a commemorative plaque outside the building ... marking the site of Basquiat's home and studio from 1983 to 1988...

Ben Shaoul's former Liberty Toye sales office is now for rent on Avenue B



The former sales office for Ben Shaoul's Liberty Toye condoplex is now for rent at 44 Avenue B between Third Street and Fourth Street.

According to the listing at Steve Croman's 9300 Realty, the asking rent on the 1,500-square-foot space is $9,995 per month. The listing notes that this is "one of the hottest areas in NYC" and "Food Use is okay."

Before Shaoul's Toye team took over the long-vacant space last fall... the address was a laundromat.

Shaoul's Magnum Real Estate reportedly sold the nursing home-turned-residential building at Fifth Street and Avenue B for $85 million. (There isn't isn't any sign of this transaction yet in public records.)

Legal documents arrived on No. 44's front door earlier this summer stating that Shaoul owed the $9,300 base rent for March through June ... for a total of $41,345.91.

Former Santander space for lease on Avenue A



This Santander branch closed at the end of April here on Avenue A at Fourth Street (southwest corner). And the for rent signs finally arrived late last week.

According to the listing via Newmark Knight Frank, "dry uses" are preferred...



The listing notes that the neighboring tenants are the coming-soon Equinox next to Katz's, Blink, New York Sports Club and Duane Reade.

The asking rent is $95 a square foot for the 3,700-square-foot space.

For rent on St. Mark's Place



The Edible Arrangements outpost on St. Mark's Place between Avenue A and First Avenue has closed... a for lease sign is now in the front window.

This is one of five spaces for rent on the block... Satori Holistic Wellness & Beauty has been for lease since at least the beginning of the year...



... there's a new broker for the former Macaron Parlour, which moved to a larger space on Hester Street in the spring of 2017...



... the ground-floor at No. 116 has been converted into a storefront... and there's a second broker now for the address that hit the market in early June...



... and the for rent sign arrived about 10 days ago at the former Mr. Bing, the pop-up shop that wrapped up here back in the spring...

New retail space hits the market at 116 St. Mark's Place



The ground-floor space at No. 116 between Avenue A and First Avenue Avenue recently arrived on the market.

The listing notes that the 900-square-feet of space (plus 500 square feet out back) is "Perfect for Cafe, Wine Bar, etc. All uses considered. Landlord will vent."

The retail listing coincides with the sale of the building, which was recorded on May 25. Public records show that the seller, 116 Saint Marks Place LLC, sold the five-story building to 116 St. Marks LLC for $5 million. (The buyer shares the address with Cecora Investment Advisers, a diversified commercial real estate investment brokerage and consulting company.)

The potential retail was (or is) home to a Ukrainian religious organization, which you can read about here (keep scrolling).

Corner space on 7th Street and Avenue B for rent as Jillery wraps up its business



Late last week, Jillery, the jewelry and home accessories shop on Avenue B at Seventh Street, vacated the corner space. (The store closing signs arrived back in March.)

However, Jillery isn't done here just yet. The shop continues its going-out-of-business sale in the vacant space (RIP Paradiso) next door...



Artist Jill Fagin, who launched her business in 1987, moved to this corner from 10th Street between Third Avenue and Fourth Avenue in the summer of 2013.

The corner space, 107 Avenue B, is currently for rent. Perhaps a like-minded venture such as Jillery will be here in the future. The president of the board of directors of the co-op here told me this in 2013: "Our co-op is very proud to have rejected chain stores, banks, bars and loud food establishments. We are proud to have chosen a local business like Jillery who has been in the neighborhood for many years ..."

The triplex unit at 84 E. 10th St. between Third Avenue and Fourth Avenue is on the rental market with a July move-in date.

The residence arrived on Streeteasy this week. Per that listing:

The unit is a massive triplex 1800 sq ft loft.

It is built out as a 5 bedroom, 3 bath plus a home office.

It features multiple skylights, private roof deck, modern kitchen, over sized living room, soaring high ceilings, natural light, hardwood floors and laundry in the unit.

The asking rent: $10,900 a month.

The space was last on the market in 2013, when it was fetching $7,950.

This residence may also be the reason behind an ongoing — dating to June 2010 — "stop the rooftop noise" sticker-and-flyer campaign in the immediate vicinity...

New for lease sign at the old 7-Eleven space on St. Mark's Place



Just noting that a new for lease sign arrived this week at 37 St. Mark's Place between Second Avenue and Third Avenue... this prime, 2,000-square-foot space has been vacant since the 7-Eleven closed here in late November 2013.

The listing at Winick notes that the rent is available upon request, and that the possession is "immediate."

Winick originally had the listing, before another broker took over at the start of 2017. Anyway, maybe this will be the year for a new tenant here.

Empty corner storefronts on Avenue A



Someone spray painted this message — "Tax Commercial Vacancies" — over the weekend on the side of the former Benny's Burritos space on Sixth Street and Avenue A.

In late March, Mayor de Blasio told the following to WNYC:

"I am very interested in fighting for a vacancy fee or a vacancy tax that would penalize landlords who leave their storefronts vacant for long periods of time in neighborhoods because they are looking for some top-dollar rent but they blight neighborhoods by doing it."

Anyway, by my count, there are currently six corner storefronts sitting vacant on Avenue A between Houston and 14th Street. (This doesn't count the new retail space for lease in Steiner East Village at 11th Street ... or the incoming Target at 14th Street.)

• Southeast corner of A and Second Street. The Chase branch closed here in November 2015. The space has had six or seven brokers since then. Last October, EastVille Comedy Club looked at taking part of the storefront. However, CB3 denied the application, citing, among other reasons, that this address was never licensed before and that it exists in a saturated zone.

• Northwest corner of A and Third Street. Landmark Bicycles closed here back in October.

• Northwest corner of A and Fourth Street. The Santander bank branch closed here on Friday.

• Southeast corner of A and Fifth Street. This space shouldn't be empty for too much longer: Mast Books is relocating here from a few storefronts away.

• Southwest corner of A and Sixth Street. Benny's shut down in November 2014. The owners of the bar the Black Rose were going to apply for a liquor license for this corner, but those plans never materialized.



• Southeast corner of A and 13th Street. I don't know exactly when Percy's Tavern closed. Back in August they started opening later in the day, foregoing weekend afternoons. In September, a reader told me they were done. I walked by to see — and they were open. My guess is they closed for good at the end of September, about the time applicants for the the Honey Fitz made an unsuccessful attempt for a new liquor license here.

Cherche Midi space on the market for new retail development on the Bowery at East Houston

There's a new retail listing for 280-282 Bowery at East Houston.

The corner space is currently home to Keith McNally's bistro Cherche Midi while No. 282 houses Yasakart Restaurant Supply.

Here are details via RKF:

• At the nexus of SoHo, NoLIta, NoHo, The East Village and Lower East Side
• Steps from four major hotels: Bowery Hotel, Public Hotel, The Ace Hotel and CitizenM
• Across from Whole Foods Market, The New Museum and the International Center for Photography
• Second Floor space can be made available
• Lower Level can be converted to selling
• An additional 1,500 SF of Lower Level space can be made available in Space B

The rent is available upon request.

Rumors surfaced last month that McNally would be closing his four-year-old bistro. (A rep for McNally, who also runs the Odeon, Balthazar, Minetta Tavern and Augustine in the Beekman Hotel, confirmed to Grub Street that Cherche Midi will close in early June.)

This marks the second high-profile restaurant to close on the Bowery and East Houston since last August. Daniel Boulud shut down DBGB Kitchen and Bar after eight years in the Avalon Bowery complex between First Street and Houston.

If success restaurateurs like McNally and Boulud can't make these corners work... then what? An EVG reader left this comment on the previous Cherche Midi post:

My prediction for the gentrified Bowery, chain restaurants (as in Chipotle and Shake Shack, some run of the mall shops which most New Yorkers have never heard of, and all this surrounded by high end luxury condos. This is what the lack of urban planning and unleashed developer money brings.
