137 Avenue C getting its extra floor
We've been meaning to check in on the building-wide gut renovation underway at 137 Avenue C near East Ninth Street. Workers pretty much gutted the place, leaving, as far as we can tell, just the north wall and some joists from the old place.
Anyway, the city-approved extra floor is well on its way...
Probably eventually the address will look like the rendering via architect Ramy Isaac …
Approved DOB permits show one residential unit (condo?) on each floor… with a ground-floor retail tenant.

I am baffled by this one, why save one of four walls unless it is the facade of a beautiful historic building. Maybe there was a tax break for retain part of the old building.
I think we should start a contest calling for architects with vision, imagination and a hatred for the bland and the boring to design in the EV.

This way it's an Alt 1 instead of an NB new building. Big tax savings.
Arch's are professionally trained. Much of the code has to do with your safety and the safety of the community. They have to know the code to get their plans approved.
The renderings are so damn beautiful.
To be fair, I was in the old building a couple of times; it was a pre-pre-law tenement. The public stairway was about two feet wide, and the bathroom [water closet] was unheated.
The amount of work that would be required in retrofitting the space probably led the developer to shrug and decide to wipe the slate clean. Also, because the adjoining buildings had been demolished or arsoned, 137 was vulnerable to collapsing right into La Plaza one day.
